About this bed and breakfast
Enter through one of two iron gates that will take you to our beautiful water fountain courtyard or up into the beautiful parlor adorned with an antique chandelier and hard wood floors. You'll be saturated by the feeling of old New Orleans with the high ceilings and large windows in each room. Relax on one of our balconies and enjoy the sights and sounds of the city from the large courtyard! The main Bed & Breakfast features 4 private bedrooms, each with private ensuite bathroom, a shared full kitchen, dining room, large living area, and large balcony. In addition to the main Bed & Breakfast, there are 3 more large private suites, each with private bedrooms, bathrooms, kitchenettes, and living rooms. Access to those is through another shared balcony and large courtyard with a beautiful fountain.
In total there are 9 queen-beds and 4 queen sofa-sleepers. Its designed to sleep 26 people.
Besides location...a block from the French Quarter and the new street-car line. You can sit on the swing in the beautiful courtyard and take in all this great city has to offer.
Esplanade Mansion is a block or two from the French Quarter & Street-Car line, Buffa's, Port of Call, Frenchmen Street & Armstrong Park.. You’ll love the location, the people, the views, the high ceilings, and the coziness. It is great for couples, solo adventurers, business travelers, families (with kids), and large groups.
The lovely large living room is furnished with 6 lounging chairs and dining table with 6 chairs. The full-kitchen is perfect for dining as it is equipped with all appliances, and dinnerware, etc. Situated next to the world renowned French Quarter, guests can enjoy an afternoon of wining, dining, sight-seeing, city tours, and later watch the sunset from the balcony off the parlor-room. Spend the day away, enjoying nearby attractions such as French Quarter, Café du Monde, Frenchmen Street, Healing Center, Saint Roch Market, Spotted Cat, 3 Muses or just walking the centuries old Oak trees in front of the guest bed & Breakfast. Don't forget to take a ride on the new or oldest Street-Car line to see the rest of Big Easy!

A group of 13 of us rented this place as a home base for a mini-high school reunion. Absolutely loved the set up, where we could all gather together but still have our own private spaces. 100% would rent again!

We booked the whole place for a birthday party weekend, and loved it. The rooms are comfortable and varied, and the bathrooms were clean and everything worked fine. We loved the courtyard area. Easy walk to the Quarter. We had several cars and parking was not an issue. Would definitely stay again!

We had a great time here! The individual rooms with en-suite bathrooms were perfect for our multigenerational group of adults, giving everyone enough privacy while still providing central spaces in the main house and courtyard for group gathering (*a caveat about the courtyard below). The hosts kindly allowed us to drop off our luggage in the main house before our check-in time.
We made limited use of the kitchen, and it had most of what we needed, but for a group of 12 we did sometimes come up short on dinnerware. A larger (or second) table and set of chairs in the dining/living area would've been nice, but we were able to make it work.
The location was good and put us in close proximity (i.e. walking distance) to the French Quarter and the Marigny. Rideshares were also plentiful and affordable.
The exterior light didn't work for us (either it was burned out or we were doing something wrong) and it made the uneven front steps and low clearance a bit hazardous, especially with the rain we had.
*One thing to note is that the property seems to be shared with tenants, so there there were several unknown people coming back and forth to another unit onsite. It did cause a brief moment of concern early on (about a stranger smoking and hanging out in the courtyard while one of our group was there alone on the first day) before we figured out the situation. We would've appreciated this being communicated either in the listing or directly by the hosts in advance of our stay.

I rented the Esplanade Guesthouse for a week with friends. It was a major investment yet did not live up to my expectations.
Positives: The property afforded bringing a dozen friends together with communal spaces. It was 1/2 mile walking distance from the French Quarter and Frenchman St. When we were tired, a ride cost less than $20.
Negatives: The property is run down with deteriorating exterior, burned out bulbs, and handles falling off doors and furniture. The amenities – number of towels, no access to laundry, no additional garbage bags, haphazard dishes, old cookware – were inadequate for a week-long stay. Upon arrival the exterior garbage was overflowing with 3 times the trash that could fit. The management said, “Housekeeping forgot to take it out on Monday. We apologize.” So we lived with a heap of trash for most of our stay. This was unacceptable and the management should have removed it immediately.
Lastly I feel the property violates Vrbo’s policy of “private experiences” without “shared spaces.” When I booked 1 year in advance, I asked, “This reservation gives me exclusive access to the property?” They replied, “Correct! The whole place is for just you and your guests!” However, that was an exaggeration; Room 21 is a separate rental from a buyout so we had changing groups of strangers sharing the balconies and courtyard; I even had to ask them not to smoke directly outside our room.
I will not rent the Esplanade Guesthouse again.

The property is great for a large group to have separate sleeping space and bathrooms and small individual kitchenettes. Not so great for gathering for communal meals or games. Dining table only seats 6, and needs more glassware and silverware.

Unfortunately, we were only able to stay 2 of the 4 nights I had booked with four of 13 planned guests. Southwest Airlines cancelled the flights for most of us. The second afternoon I had a fall from the stairs into the courtyard and spent much of the second night at the ER where I was told to see my local doctor the next day. The cleaners were just finishing when I arrived. Had all 13 of us been there the kitchen plates, glasses and utensils would have probably been inadequate but not as sparse as I first thought when I found the dishwasher full of unwashed dishes. The bedrooms were all nice but the heat was not working properly in one not on the main floor making the temp 60 in it when set at 85. One bathroom had no mirror and the kitchen had a gash in the wall where something had happened previously. The refrigerator and dishwasher needed replacing.. They both suffered from misuse by previous renters but did work. We didn't use the stove so I don't know its condition. The dining room was the only indoor gathering space and would have been crowded with 13 but was more than adequate for 4-6. The courtyard was lovely, especially at night with the lighting but it wasn't warm enough to use but would have been had we not needed to leave early.

Our week stay at this lovely house was a total joy. We had 16 people in our group and occupied the entire mansion. The fruit tree in the courtyard was full of fresh fruit (loquats) as we relaxed in the evening after a day of local tourism. Not sure this property is still listed on VRBO, because they owners dropped the VRBO listing between the time of the reservation and our stay. But that had no impact on our stay only the ease of accessing the reservation online. Would highly reccommend this property and gladly stay again ourselves.

Units were clean. Having a bathroom in each bedroom added to greater privacy for all. Air conditioning worked amazing well in 80+ degree days. Walking distance to French Quarters was great. There were also small neighborhood restaurants and small grocery stores nearby. Our trip was enjoyed by all.

The place easily accommodated all of our 18 family members and yet each family had privacy with every room en suite. Kitchen could have been a bit more stocked with cutlery, cups and glasses. The common/dining area was ideal for family fun nights. All major attractions are within walking distance. With such a large group, only was it fun and easy to walk everywhere, but we also saved a ton on Uber/Lyft.

FESTIVAL Oasis
Our large multigenerational family rented all seven bedrooms for a little over two weeks. We could not have had a better house for our group. It worked out perfectly for us.
The Layout: we loved the layout that allowed the older and younger family members, ranging in age from 6 to 76, to be located together in the main house while all of the teenagers and 20 somethings were able to have their separate areas in the downstairs suites, with their own entrances so they could come and go as they please without disturbing the grandparents and grandkids. We were even able to use half of the bridal suite as the “work from home” office for a number of people in the group who had to take care of business.
The courtyard: on the days between French Quarter Fest and the first weekend of JazzFest we hosted several gatherings for our family and our local friends in the courtyard. It is a residential neighborhood so you should definitely make sure that all of your events end on the early side in order to keep the peace and be respectful. With that said the space accommodated 30 people and the band quite easily.
The staff: One of the nice surprises in renting the place was the support, guidance and advice we were able to get from both the property manager, Kit and the housekeeping manager, Kevin. Kevin and his team came by daily to make sure that everything was neat and clean and all of our bedding and linen were handled. It was fantastic how unobtrusive and yet efficient the housekeeping staff was. In addition to that any question we had about the house, the area or anything else, Kevin and his crew were able to help. My hats off to them.
If you are planning a get together with a good sized group and looking for a place for everyone to stay together I highly recommend the Esplanade Mansion guest house. Not only is it a building of historical significance in the neighborhood but the location is unbelievably convenient to anything you would want to do in the quarter, the CBD or Treme.

Great location, walked in and out of the quarter with ease. Frenchmen street close by, transportation and hop on/off stop as well. Property is a little run down, but it is also an older home. Staff was super accommodating!!

Our extended family of 14 people (ranging in age from 12-86) stayed at The Esplanade) for four nights, and it was absolutely perfect. The house was spacious, clean, and full of New Orleans charm, the beds were comfortable, and the location was within walking distance to all of the French Quarter activities that we had planned. Would absolutely recommend!

We had a group of friends travel with us to spend a long weekend in Nola as the pandemic restrictions were being listed. The house was beautiful - a few palmetto bugs the only negative. Close walk to French Quarter and Frenchman Street. Great size with ample bathrooms. We had a few "spooky" circumstances but that might have been overactive imaginations late at night. Would travel there again!

Our group of 12 had a great time in New Orleans , with the highlight of the trip being able to all stay in one place. Zak & Naz are great hosts , not intrusive at all , but there if you need them. The property is awesome , each bedroom with private bathroom , the common area where we could all be together at the same time , the balcony where we could sit and visit while people watching , everything worked out perfect. The location is great , an easy walk to Frenchmen St. , or an easy spot for Uber to pick a group up.Not easy to please a group of 12 , but this place did it! Thanks , Zak & Naz!

Zak and Naz are wonderful hosts and so easy to work with ... they were very accommodating!Hot water never ran out in the house with all 18 of us there and many showering at once, we were all amazed! Linens were lovely and beds were very comfortable. We did not use the kitchen, but it seemed to have everything one could want.The house could not be in a better location ... we walked everywhere, but there is also a bluebike stand just around the corner and the streetcar is a block away. Local bars and restaurants were a favorite as was sitting on the porch and watching New Orleans go by.

Beautiful house, amazing location, would recommend staying here! The owners are great host and very accommodating. It was also a much shorter walk to Bourbon street then originally anticipated.
