Safe, on-site parking. Location is 1 minute from the ferry terminal.
Dirty rooms. Some appalling DIY with the electrics. There were 2 places in the bathroom where a thick metal(?) wire sticks up a few millimetres out of the floor - I only found out when I trod on them in bare feet.

We were flooded out when the ceiling broke open in an area and water came pouring in , it also smelt bad when that happened . It was not clean Very thick dust on And around skirtings and radiator Windows so dirty we could not see out of them . The manager said he would speak to the owner to refund our money for the 4 days but have yet to hear anything back .Had to move to another place of course although he did offer us another room . By that time I had booked elsewhere!

The location is as fantastic.
We never ended up staying the night due to how unsafe it felt there and how uncomfortable it was. We stayed 1 hour before phoning and staying at travel lodge

Great location
Very run down property, no main bedroom light, plumbing barely taking wastewater away. Definitely wouldn’t recommend. On the plus side the woman that greeted me (Harata) was very pleasant and we enjoyed a lengthy chat.

Do not book into this hotel if you can call it that!
The room above started leaking water in my room at midnight and was told to leave the hotel as there was no more rooms left.the manager didn't help me to find an other hotel.2 weeks has passed and I still haven't received my refund and they won't answer the phone to me.
The hotel was also dirty,the toilet had been used and not flushed before I arrived.the pat test's on the electric items in the room was over 6 months out of date. I was scubadiving the next day but had to go home that night as I couldn't find an other hotel that late so I missed the dive.the owners do not care at all.

No answer, no help, not room, had to find another hotel. left waiting outside on my own for 3 hours and still no call back. have opened a complaint with Booking.com DO NOT BOOK THIS LOCATION!!!!!!!!!!!!

As we never actually got to stay in the property, I cannot really review it fairly. We rang up 30 mins before arrival as instructed to discover they had no trace of our booking. Fortunately we managed to book into the Travelodge in Dover instead. Bill, who I spoke to said he could possibly offer a cash refund immediately, but I said to do it via Booking.com and he said it should take 24 - 48 hours to be back in my account. However, 2 weeks and several e-mails later, I have only now got the money back.
It is a shame it didn't work out as it looked exactly what we wanted, location and accommodation-wise, but I don't think I would risk booking it again sadly.

Nothing, there was no one on reception and we couldn't get access to the property. Waited over an hour, phoned owner repeatedly but it just went to voicemail. With no prospect of getting access to the room we had paid for in advance we eventually had to leave and booked into their Premier Inn just across the road.
Not having a room we had paid for. What we did see of the building looked terrible - dirty, full bin bags in the corridors, filthy, wash basin removed from wall and on the bathroom floor, junk left around, health and safety concerns. The property is described on the site as 'new property ', it is not. It would appear to be the same property as two others on booking.com, marketed under different names, both with awful reviews. It seems to be a shared building of privately rented bedsits, housing families long term.
