This charming Frys Spring neighborhood home underwent a FULL renovation completed in the Fall of 2022. EVERYTHING is new!
The home features 5 beds (4 Kings, 1 Queen) and two full-sized living rooms. EVERYTHING in the home is brand new, from the appliances to the tile floors and the refinished original hardwood!
The home is perfect for bachelorette parties, wedding accommodations, UVA reunions, family get-togethers, and more. Less than 2 miles from UVA, i64, Wegman's, AND The Downtown Mall.

NO PARTIES: As a home in a quiet, residential neighborhood, we ask that only you and the listed guests spend time in our home during your stay. If you want visitors beyond that, please ask before booking. We also ask that noise levels be kept to a minimum after 10:00 pm. We have a great relationship with our neighbors, and want to keep it that way! You and your guests are more than welcome to celebrate as you see fit in the home, as long as it doesn't disrupt our neighbors or involve inviting lots of additional friends over.
BACHELORETTE PARTY RULES: While our above house policy states that there are no "parties" allowed, we're happy to welcome guests for a fun bachelorette weekend on a few simple conditions. Please do not invite additional guests beyond those who are staying in the house. We ask that you be respectful of the family-oriented neighborhood, being aware of your noise level, especially outdoors and especially at night. We ask that you respect the space and treat our home like your own. Also, see our "Decorations" rules below. Beyond that, we're happy to accommodate bachelorette parties on request!
In other words, if you're looking for a fun girls' weekend visiting wineries and spas, and your group will be spending time together in our home laughing, sipping champagne and opening presents, we hope you'll consider our home! But if you're planning on a large event with many outside guests, or a wild party late into the evening, please look elsewhere.
DECORATIONS: While we know that guests celebrating Birthdays, Graduations, and Bachelorette Parties will want to decorate the space with banners, balloons, etc., we do have a few rules. 1) Absolutely NO glitter or confetti in the home. Please help our cleaning staff (and the environment) and leave it at home. 2) If you hang things on the walls, command strips ONLY. Do NOT tape, nail, or thumbtack posters or banners into our walls. 3) Do not move artwork. If any of the artwork is damaged during your stay, you will be responsible for replacing it. 4) By renting our home, you agree to these rules, and whatever reasonable monetary damages we seek for breaking these rules.
CHECK-IN & CHECK OUT: We try to be flexible with check-in and check-out time on a case-by-case basis. Please message us, and we MAY be able to accommodate an earlier arrival or a later departure, depending on other bookings around your stay. We can't confirm an early check-in or late check-out until 48 hours before your stay, so we recommend reaching out then.
SECURITY DEPOSIT: The security deposit is not authorized unless a claim is made for damage from a guest within a 48 hour period after check-out. This serves as peace of mind for us, so we do not continually have to replace things between guests.
PETS: We're happy to accomodate pets, so long as they're well-behaved and house-trained. Any "accidents" inside the house on the newly-refinished floors or new rugs will incur an additional $250 cleaning fee. If you're unsure about your dog's ability to handle a new space, we ask you to consider leaving them home.
HOSTS NEARBY: We are NOT a large AirBnB rental conglomerate, but Charlottesville locals who stay a few houses up from the property while it's rented :) If you need anything from us, we're just a block away. However, we don't typically interact with guests in-person during their stay.

This was the perfect property for our vacation. We were visiting family in Charlottesville and this property was located in a great location for us. We had two families staying together. The house worked great for us as one family stayed in the upstairs area and the other one stayed in the basement area. We would stay again.

5 of us high school friends from different states have gathered the past 30 years for a reunion. This house was perfect for us . The beds were so comfortable and it was great to have our own space. The location was convenient and close to stores and the Pedestrian Mall. Thanks to our hosts!

Hunter and Sarah's house was perfect in every way. The house fit the family well, including two dogs, and in a perfect location to get to Charlottesville and the surrounding area. The basement area was a bonus, providing privacy and space to work. Hunter was super communicative and helpful. Would definitely recommend and stay there again.

This property was perfect for a girl's weekend. The rooms were spacious and bedding was comfortable. The kitchen was well-equipped. Everything was updated and clean. The property is close to downtown Charlottesville and the Mall. The property owner was very quick to respond to emails. We will definitely rent this property again when we come back.

This was the perfect place for us! I stayed at the house with members of the bridal party and it was excellent. Clean, close to downtown, spacious, great neighborhood. Highly recommend!

We enjoyed our stay! We loved how guests staying in the basement had their own kitchen and entrance. It's also convenient to Wegmans, Starbucks, and surrounding stores.

Nice house. We were just a small group - 2 adults and 2 toddlers (plus 1 dog). House would be great for even larger parties due to the multi floor/multi kitchen situation. It more than met our needs

On short notice, I needed a place to stay when the air conditioning in my house stopped working right in the middle of summer. The hosts were very responsive and helpful. The house was in a great location and very comfortable. It has a great setup for larger groups that may be in towns for weddings or graduations. Would stay here again in a heartbeat!

This house is gorgeous and is the perfect place to stay for a group of friends visiting Charlottesville! The two story home (ground floor and basement) has two living rooms and two kitchen areas with plenty of bedrooms. The beds are large, so you can either share and fit a good number of friends, or you can book this place if you want to make sure everyone has their own comfy space. My friends and I stayed for my bachelorette trip, which included a wine tour of three wineries in the area. We had a blast! Sarah and Hunter are super responsive if you have questions, which is great! Just a heads up: the kitchens do lack some supplies you would expect them to have like wine glasses. So if you plan to hang out at the house at all and want to enjoy some wine, you'll want to make sure you bring some disposable ones. Thankfully, there is a Wegmans close by should you need to pick up anything that the hosts aren't able to provide!

Small but mighty! You would never think there is 5 bedrooms and still very roomy living spaces. The house was wonderful!

Each bedroom was clean and location was central to many things. We did drive to each activity but the reviews and description were all on point. Communication was easy and very responsive. Quiet neighborhood in a great location. Will recommend to anyone headed to Charlottesville!

Our group of 8 friends stayed the weekend at Hunter’s place to celebrate my husband’s 30th birthday. We couldn’t have asked for a more perfect place to stay. It was clean and spacious, the beds were super comfortable, parking was free and easy for everyone, and the rooms had thoughtful touches. Neighborhood was quiet and location was safe. Easy and quick drive to downtown Charlottesville, not far at all. Exactly as listed and so much more.. it exceeded our expectations! Also the check in process was super easy and Hunter was very quick to communicate with us and answer our questions. He is a very friendly and communicative host. Thanks for a great stay, Hunter!

Had a great time staying at the house. Wonderful neighborhood with many various dog breeds, as dog owners we were really enjoying sitting outside watching them all walk by. Positive community and great experience at the house. Thanks!!
