This is a gem of a place! Visiting Aberdeen to see friends (and also needed to work too) this guest house was simply perfect for me.
Great points for a fantastic stay:
Very easy to understand self check in - This is by video and detailed instructions so you can't go wrong and can check in to suit your travel arrangements.
Very clean everywhere - room and bed super comfy, tea making facilities in the room.
Parking available at the back of the building and also plenty on street too. This was perfect for me, I was given the back door key and was able to come and go that way when I parked up and take my dog in and out that way for walks.
Make your own breakfast - is perfect. There is no waste this way, there's plenty of cereals, toast, pancakes and condiments. If you are wanting to have some of your own things or something cooked you can do that as there is a fully fitted and functioning kitchen. Just bring / buy your items and keep them in the fridge and cook as needed.
You can have a takeaway delivered to the guest house (or bring it back) and are welcomed to eat in the kitchen and dining room using the crockery and facilities.
They have a large lounge which has comfy chairs and music to delight too in the guise of LOADS of CD's - I sat in here during a couple of evenings and enjoyed playing some CD's while I was there.
The guest house is within easy walking distance of the town and also the beach. There are also buses just along the road. The beach is really lovely and one day I walked from the guest house, through the interesting cemetery across the road, through the back streets into the town. Then around the docks areas, seeing the boats and ferries that take you to the Islands. Coming back we went via Fit Dee which is a fabulous time warped experience and came back along the coast to the guest house - couldn't be better for an urban walk !
Nothing Really apart from perhaps being able to stay a few days longer :)
I did try to change my plans and stay a few days longer, but Jay's is very popular so it didn't work out for me this time !

Easy to park, easy access, clear instructions, very clean
The room was a bit cold and took some time to warm up

Also kein Problem.

Eigentlich nichts.

The guest house is tidy and the households are helpful and considerable.

Location was ideal, Level of communication and clarification on arrival and booking in was exceptional. Establishment was very clean and extremely happy with the stay. Would recommend and stay again at the establishment
No Biscuits in the room, ( that's being picky and light hearted comment ). Car park was a little tight for a larger vehicle, but managed to drive in and reverse out of the car park.

Very clean and comfortable, detailed information provided for self check-in, fully equipped communal kitchen.
Very convenient location for the university and Old Aberdeen. Parking.
A bit pricey for a guesthouse, but very good value for money.

Lovely room, comfy bed, warm shower & good wifi. Both Gaurav and Anna were so kind. Easy check in instructions. The location was perfect, the parking was great and generally the place was very homely with a nice lounge and eating area. Breakfast was enough too. Hosts were considerate and approachable throughout. 10/10 for sure.
Nothing.

The room was cosy and well equipped with tea, coffee, biscuits, hair dryer plenty of towels and soap etc. also local information folder. Self service breakfast with no time limits suited us very well. Communication excellent.
Not much to dislike, however, in our room the en-suite shower was quite small okay for us but would not suit a large person! Would have liked orange juice at breakfast!

Home-like atmosphere, with great hosts and cleanliness.

Price Room s comfortable.
Too fat from TECA
Aberdeen maps still confuse old and new conference centre.

Breakfast. U had access to the kitchen and breakfast food. Lounge was excellent with Netflix tv available. On a bus route to town centre (10 minutes away).
The only thing missing was a tv in our room but didn’t prevent us enjoying the guest house. Usually have it on before going to bed re film etc but not a big deal

Great communication and location. Very clean
A little dated interior would be my only minor gripe.

We chose not to have breakfast.
Booking.com's site detail on parking was incorrect.

Breakfast was ideal and what was available was what I usually have each morning. Location is ideal for city centre.
Everything was fine for our short stay. No complaint

Someone to be in attendance? I didn't see a soul except for one other bloke in the breakfast room in the morning. A hot breakfast? A bowl of cereal and a pain au chocalat to warm up in the microwave was miserable. It was not really what I was expecting. A bath (I requested one but there was none available - and I was told this). They kept in touch satisfactorily regarding my late check in. The room was clean enough but a bit tired. The bathroom was adequate but... a bit tired. The lighting in the dining room must have been 40W at most. The covid pandemic is over - it was like being back in 2020. I should have read the description more thoroughly but was still recoiling from the £168 quote from the Travelodge...
I have edited this review at the request of the proprietor so it is no more negative than is justified. As I said to him, I have stated here that I did not read the accommodation details sufficiently well in advance. He pointed out that nowhere in them is it claimed that the property provides a hot breakfast. This is true - I simply put Scotland and breakfast together and came up with ... cooked. Regarding value, he pointed out that accommodation in Aberdeen was particularly expensive that night. Quite honestly, I didn't have time to research the market very deeply and after drawing a blank at the budget end of chain hotels, there being no availability at the Premier Inn and the said Travelodge quote obviously being a misprint, I simply went with the reviews and a reasonable price. I opted for the double for some extra comfort. On an absolute scale of simply what was provided and how much money I paid, I still consider it overpriced.

Sehr nette aufmerksame Gastgeber
Das Frühstück hätte etwas umfangreicher sein können. Nur Marmelade, kein Aufschnitt oder Käse.

Great comms from owner including video of how to get in. Checked after that all was well with my visit. Ended up needing a second night due to bad weather and they were brilliant in helping me out with this. The place is really welcoming including the "help yourself" kitchen space.

The location was good and had parking as we required.
There was no lighting from the rear car park to the main door, no lighting at the entrance hall until we reached the second top stair to the rooms, then the lights were automatic. The walls were paper thin, we heard an entire conversation from the next room. People using the separate bathrooms through the night were banging the doors with inconsideration to other guests. I personally never slept very well due to a hard mattress along with the banging of doors.

It was a convenient location to visit the city center. On a main bus route, but easy 20 minute walk. The availability of fresh milk for tea and coffee rather than the small sachets
Breakfast was plain and simple but met expectations considering cost

We arrived late and was a bit lost because we had no phone but was able to connect via the WhatsApp. They actually made a short video to help us get to Our room and they were so very helpful with information during the stay…If you come to Aberdeen you’ll want to stay at Jays Guest House
