About this house rental
This large secluded Victorian house has breathtaking views of the surrounding countryside towards Rye. Inside rooms are light and airy. The property has just undergone a total restoration and refurbishment. Period features have been lovingly restored and the ambiance of the family home maintained. The house is surrounded by three quarters of an acre of enclosed gardens and in addition there is a fenced, hard tennis court. The south facing brick paved terrace is a gorgeous suntrap with lots of flexible seating. The driveway provides parking for at least four cars.

We booked The Highlands for a family birthday trip and really enjoyed our stay. The house was comfortably large enough for our 4 person group but also really cosy with a great kitchen and dining room for preparing meals. We didn't get a chance to use the tennis courts but maybe next time!

Our stay in Highlands was as lovely as last year! It is very well equipped, warm, comfortable, spacious and in a beautiful location.
We love that we can all sit around in the living room knitting, and we can walk to Rye, walk on the beaches, walk in the bird sanctuary.
We have already booked for next year!

We had such a great time at this house. Plenty room although lounge could be a bit bigger for larger groups. Everything you need here. Croquet and tennis was fab. Totally secure garden for dogs. Beds very comfortable. Q0 mins drive to camber sandals and 6 mins to lovely Rye. Would highly recommend this property.

We are a group of friends of many years standing who go away together for a few days every year. This house fitted our needs exactly - enough space inside and out, well equipped, good location, comfortable beds in good sized rooms. Couldn't have been better.

Fantastic house in a beautiful location
We stayed at Highlands as a group of friends. The house is well set up for friends with lots of single beds. The kitchen is very well equipped and the essentials like toilet roll, soap, washing up liquid, tea towels are provided. The garden is large with plenty of space for a game of croquet (also provided) and the tennis courts were great too. Communication with the owner was great; always quick to respond and helpful. The area is beautiful with a small village about half a mile away and the lovely Rye a 5-10 min drive away, plus stunning beaches not much further. Would definitely recommend and would love to come back.

Delightful property in a gorgeous setting
We had a fantastic stay at Highlands, the house is so comfortable and well equipped, and the setting is beautiful. Really enjoyed using the tennis court as well, such a bonus!

Truly home from home!
We had a most enjoyable weekend at the house. It was clean and comfortable with everything you could want or need, from well stocked cupboards of books and toys, to tennis racquets for the tennis court and plenty of the essentials. Thank you for a lovely stay.

We spend a delightful weekend knitting, catching up, eating and resting in this lovely property. Warm, well stocked, well equipped with comfortable beds and an open fire, the house is perfect. We loved the area and walked every day into Rye and on the beach.
Highly recommended for a large family group or group of friends.

Wonderful family weekend away
Relaxing family break in a beautiful house with a gorgeous garden. Tennis court was a fav with the teenagers and adults, even the dog!! Would highly recommend to any family looking for some quality time together in beautiful surroundings xx

Great location & very comfortable
4 of us stayed at the house for 2 nights, to explore the local area and have some sociable time. The accommodation is really comfortable and homely, we had a room each and shared the 2 bathrooms. We cooked in on one night and found everything we needed in the kitchen. We even made use of the tennis court. The only problem we had was with the patio door from the sitting room which seemed to be jammed, so we couldn’t access the terrace direct, but had to walk around the side of the house. Apart from that, it was all good. And there are fabulous views all round- a bonus!

8th New Year at The Highlands 9th Booked
Our 12th visit to The Highlands & still the exceptional standards throughout. A great place to relax or celebrate a family occasion. Fantastic location in a small village with a traditional pub at the end of the lane Good food, Pet & child friendly. Next visit planned would highly recommend.

Fabulous house in a lovely place.
We had an amazing holiday. The gardens and tennis court were great for us all to relax, play games and generally enjoy being together. The house was everything we could hope for...and we fell in love with it. Hopefully we will return at some point in the future.

Spacious house in super location
This holiday home has a great location for getting out and about to visit places of interest, including the beautiful (National Trust) Scotney Castle. The bedrooms are large and airy, the garden is wonderful for evening BBQs al fresco, and the kitchen is well equipped. The grandchildren loved the tennis court, it was well used over our week's stay. We would highly recommend this property.

Tranquil surroundings, relaxing holiday house
A lovely house, with plenty of space for the 10 people staying, ranging from grandparents to 4 year olds.
So peaceful and quiet, with a gorgeous garden wrapping all the way around the house. We were so lucky with the weather and used it a lot. The owner sorted out the problem we had with a missing shed key, meaning we couldn't access garden furniture cushions and parasol.
The house was lovely and tidy, great toys, books and games for the kids too. Perhaps would have been good to have a TV in the lounge with a DVD player?
We will be booking again next year and would recommend this house to anyone.

Enjoyable location, lovely stay
We really enjoyed staying in this lovely house for a family get together and celebration. The kitchen was well appointed and we loved playing tennis and football in the large garden, spotting rabbits in the mornings in the lawn was great! We explored the local area and enjoyed pony riding at the near by stables, the bell served delicious Sunday roast. Also explored Rye and went for a day trip to camber sands, all highly recommended!

Ideal space and tranquillity for a family gathering
We enjoyed a wonderful long weekend at The Highlands to celebrate my husband's 70th birthday, with 6 adults, 4 children and dog. The space to relax. play tennis, explore the garden or simply chill out round the log fire was idyllic. At the same time, the location was close enough to visit nearby Rye and Hastings and we enjoyed a fabulous Sunday lunch at the King's Head in Playden. I think a fire guard would be a sensible addition to the open fire though. Would definitely book again.

We were two families ranging in age from 6 months to 93 years, here for a week over Xmas 2017.
The condition of the metal entrance gate gave a dreadful first impression
on arrival and the two industrial waste bins were equally unattractive.
It was not helped by the very poor condition of the external paintwork and
the outside light not working, making it very difficult at night.
The kitchen was well equipped, but three out of six ceiling lights were blown and lighting under the cabinets was not working. The fridge was certainly not big enough for the claimed maximum of 11 people.
A loud noise like a fog horn in the water pipes occurred after flushing the downstairs bathroom toilet, which was heard throughout the house and woke people up when it was used at night. The bathroom was cold all of the time as the radiator never worked, nor did the flat heating panel above it. (The owner did try to find a plumber to come and fix things, but unfortunately no one was available)
The downstairs bedroom was also cold most of the time. The single radiator in the bedroom was covered by the headboard of a bed so the heat couldn’t radiate properly, and it’s a large room.
The fire in the sitting room had no fire guard, which was a serious safety
hazard with an open fire, or for young children. There was also a lack of
comfortable seating even for 9 in the sitting room.
Paint was flaking paint off the wall near the shower in the upstairs bathroom. The blind was badly stained and a ceiling lamp bulb was blown over the mirror making it difficult to see to shave or apply make-up etc.
On the positive side we found the house very clean when we arrived and the beds and pillows were comfortable. Apart from the items above, everything else worked.
I am sure the house is better for a large group during the summer months when the heating and inside seating issues would not be such a concern, but we really felt quite disappointed with our stay and had been so looking forward to it for a long time. Perhaps things will be put right in the future....just be aware if you are considering this house.

Beautiful house for a big group
This house was perfect for a surprise 50th weekend away. It was in great condition, really clean and a very well stocked kitchen. Wish we had have been there in the summer to utilise the gorgeous garden, bbq and tennis court! Thanks for having us :)

Great property in a quiet but convenient location
This is the second time we have stayed there. The house is v well laid out with 5 good size bedrooms and good size sitting and dining rooms. The kitchen is very well equipped so great for those who like to cook. The tennis court is well maintained and the garden is spacious and good for croquet and other games.

Lovely Property but....
We had a lovely time at the property and particularly enjoyed the garden and tennis courts as we spent a family weekend celebrating a diamond wedding anniversary. The bedrooms were comfortable and the kitchen and bathroom facilities were perfectly adequate for our needs. However, some of the furniture in both the house and garden is now a little tired and in need of upgrade in terms of both comfort and safety.
