The condo was amazing. Very nice. The staff was great - Enrique was always helpful and looked after us well. The area is quiet and filled with natural beauty. My son and I enjoyed the kayaks and snorkelling the reef. Case Cenote is within walking distance and it is just remarkable. If you don't mind being away from the Tulum party scene, this is a great option.
My wife thought the mattress was too firm - honestly, I didn't mind it and slept like a baby.

Amazing turquise ocean view from your private pool in the middle of the jungle, priceless. We felt like in a hidden paradise. So peaceful, quiet and private. The apartment itself is big enough as well, we love spacious flats (not a 15 nm hotel room), we could imagine to even live here for a couple of months. If you want to feel yourself like people in a luxury travel magazine cover, this is definitely your place. much better than staying in Tulum, here were NO seaweed, compared to Tulums beaches where the smell was horrible.
The road from the motorway till the apartment is horrible, we were “praying” each time not to get a breakdown in the huuuuuge potholes. Also the dishes were not properly washed when we arrived.

the location being not close to restaurants and the fun part of Tulum. taxis for a 20minute drive was $60+ EACH way!!! we spent the most money on Taxis!

it was a perfect choice. everything was perfect and the penthouse had all the amenities you could wish for. the staff is delightful and overall we had a perfect stay far from the awful Tulum

The view from the penthouse was amazing. The whole complex was really nice and the caretakers are taking great care of the place. It was private and peaceful (except for some construction going on a few doors down).
The road to get to the property is full of small potholes and bumps making the journey fastidious. There is no restaurant close to the complex and it's impossible to get food delivered in the evening. One of the toilets wasn't flushing properly and kept getting blocked.

The staff Enrique and Carmen were wonderful and very helpful! Amazing views from the top penthouse rental looking into the ocean with a private small pool was a plus! Very spacious and open with a nice patio to relax. It also has a nice large shared pool on the property. Very secluded and private we had a wonderful stay enjoyed the sunsets and bird watching!

Loves the location on the water.
I would not come back until I knew that the road was better and I would rent a car next time. Taxi fees were very high and unpredictable, they ranged anywhere from $40 to $60 with a tip.

it was paradisiac, not too big as a property so the pool was never crowded, lots of bathroom and separate toilets, good for group of friends

Beautiful garden with hamlocks and wounderful pool sheltered from strong winds, spacious apartment greatly ventilated, Very confortable bed, living room and balcony. Nice kitchen devices. Great showers. Only part of Tulum without too much sargassum. Great Beach with white sand and beautiful rocks. They have kaiaks if you are Lucky to have a windless day. Very attentious staff. Away from the crazyness of tulum.
The road to get there is not paved and has a lot of dirt (minor issue). A lot of constructions so it has a bit of noise of trucks. The electricity is not very stable so sometimes they have to turn on the noisy generator (good and bad). Nothing really serious.

Outside of the property is nice. The property itself looks great with a view of the ocean
The unit is not as luxurious as it seems. Bathroom is small, the water pressure is not good. You might have hot water. Wifi signal is weak. The location is far from the tulum hotel zone area and downtown. The drive in on the dirt road is long and bumpy. 10 to 15m just to get to the main road, it's not paved and have to drive slow. Overall pictures look great but once you are in the unit you notice the little things. They are very strict with the rules

excellent location, friendly staff, room was clean, pool was an infinity pool, sand is raked daily. private beach, access to paddle boards and kayak, restaurants in walking distance, calm bay.

I would have given this location a rave review but it had power issues the entire 6 nights we stayed there. We spent our days out on excursions and when we returned in the evenings to rest and relax the electricity would go out. A back up generator would turn on but it wasn't strong enough to run the air-conditioning or the wifi. It was late March but really hot so sleeping in that heat was difficult. When the power would jump back on an overhead light would turn on so we would be woken up by that as well. This happened 2-3x per night. I understand there was not much they could do about the situation, but given how much we paid to stay in this "luxury" location, you would think they would provide a small partial refund. They did not. In fact they ignored my request but responded to every other question or request I sent. That was disappointing. Aside from this Enrique and his family who reside on the residence were very sweet and as helpful as possible. It was a gorgeous location and Tankah Bay is fairly private and pristine. I hope they can get the electricity situation figured out for future guests.

The Penthouse suite was smaller than the other suites. The roof top pool was never cleaned and was not even a pool. Two people could not even sit in it. Only one tv which was in the living room. You could not even sit in living room one hard chair made out of wood and a futon was the furniture. Ants where everywhere. No elevator so you had to carry your bags to the top level. Generator going out several time or all day. They kept saying power outage in the area which was not correct cause other hotels had power right on the same street.

The views over the Caribbean sea were spectacular. We had a penthouse room with a large balcony with amazing views. There were paddleboards & kayaks for us to use at no additional charge, also the sunbeds around the pool were reserved for you! There was reserved packing out the complex.
The room was lovely but a little dated, also you are quite a distance from Tulum, so you will defiantly need transport or the use of taxi's.

This property is beautiful - inside and out. The pictures don’t do it justice. If you are looking for a quiet, very private beach and pool among nature - this is it! I stayed in the first floor/ two bedroom/ two bath and it was very spacious.
Cons: low lighting in bathroom, no full length mirrors, ants
Pros: EVERYTHING else. It was really hard leaving that little piece of paradise this morning.

This location is a little far away but at least is really calm compared to the “zona hotelera” in Tulum. This development should offer service to deliver food since the nearest store is about 25 minutes drive.

The resort was all that we hoped - and more! The location was perfect as there were so many options for us including the kayak and paddle board right out front. Cooking in our cute kitchen and dining on the giant lanai overlooking the bay and sunset was a highlight on the nights that we stayed in. Fish and shellfish are plentiful at nearby grocery store and all the lovely fresh produce made our meals exceptional. After a very cold New England winter, it was a pleasure to sleep with our windows open, enjoying pleasant ocean breezes and the full moon and gorgeous star-lit sky. Also Luca is a terrific manager and answered all of our questions well in advance of our trip. The staff on site were helpful and kind. We can't wait to return!
