Absolutely wonderful place to stay. Boswell Farm is in a magnificent setting and gave us the perfect opportunity to have a rural experience as well as enjoy the seaside town of Sidmouth. The walk into Sidmouth along the river Sid was beautiful (and easy) and we are grateful our hosts set out details of it in the book.

property was spacious and in a good location

water pressure for showers was appalling, we found dirty cutlery and pans which the owners changed for us, but not a great first impression. wifi was advertised but non existent. the lake was in a state and fishing was impossible although advertised as being available. the removal of all items from the property such as DVDs etc should have been advertised as we’d have bought our own.

Keys were left in the front door so easy to collect. My son and I liked the location. Spacious accommodation and clean.

Noisy hot water pipes. They made me jump on the first occasion. Kitchen and lounge were very dark as facing east and overgrown front garden. 4 out of the 5 nights I was kept awake until past midnight by the guests of a cottage opposite talking and socialising outside in their front patio area. As the bedrooms in Lindhay have windows in the roof, I was disturbed by this. This is a downside to consider when booking a farm cottage on a site with several other nearby cottages. Night 5 the guests had checked out so a peaceful last night's sleep. Entrance to the parking area was quite tight and over a bridge over the brook.

The property was clean and quiet. Our kids really enjoyed the tennis court and newly refurbished play area. It is a quiet, pleasant, place for a restful break and near many lovely and interesting places to visit.

There was a problem with the water pipes while we were there, but the owners said they would address that before the next people came. The cost per night was high, but as the cottage could sleep more people, that might ordinarily be spread across more than just our family of 5.

Fantastic location, great base for exploring the coast, and some lovely pubs and restaurants within walking distance.

The view was that of a car park, and not the car park people were expected to park in. The appliances were a little dated.

So much room and all very clean. My only grumble is the tiny towels. One per person for a week and they should be bath sheets. I am a size 12 and they hardly wrapped round me. Everything else was great.

Lovely location just outside Sidmouth to enjoy a weekend stay. Spacious holiday cottage/barn. Loved the play area for our toddler.

The location was fantastic. Really tucked away but only a few minutes from Sidmouth.

The showers could do with a bit more umph!

Lovely cottage, good facilities, great host. The photos of the linhay didn't do it justice it was a lot bigger than we thought it would be. The lounge is a little dated but perfect for bringing in my girlfriends 30th birthday as plenty of space to have a little dance. The host was very friendly and was more than happy for us to play music at a reasonable level. They left us to our own devices after we said hello. A short £10 taxi drive into sidmouth, but far enough out for our own space and lots of it so ideal location really.
