Impeccable Cleanliness and Maintenance: "Rooms were spotless, and the facilities were well-maintained

I really liked the cleaning of the room, everything was comfortable, it was a little cold at the beginning but we soon understood how to make the heating work and it was great. The room was big and with every comfort inside, the TV, different ways of lighting it up, big and comfortable bed.

I stayed here while attending an academic conference at the Pollock estate (the hotel is well situated for this!). I stayed in room 5 and have some feedback about it. In general the room was good, and I enjoyed not having to faff with check-in & check-out etc. The autonomy is cool and the room and furniture were generally as I expected given the photos on the website and the price-point of the hotel.

We had a very warm and helpful welcome. Easy to get into the City and great we could safely park our car It was reasonably quiet.

We booked a small double and were surprised not to be in the hotel but outside in the lodge. Our room was extremely small for two people and lacked any personal thought and touch. It needs a mirror in the bedroom and at least a shelf. Impossible to dry hair as no powerpoint anywhere nr bathroom and no mirrow anywhere in the bedroom. Shelves need in the bathroom, everything was on the floor including towels (there is room for shelves) Nowhere to hang wet coats, would be easy to have coat hooks opposite bathroom. Very plain sparse room, overpriced.

Location fabulous, friendly helpful staff, super comfortable bed and great shower, proximity to buses.

Location not far from main centre (3tram stops). Staff where very helpful and friendly. Place was nice and warm. Room was basic but had everything you need. Clean, bed clean, room spacious and reasonable size led tv with freeview channels.

Staff were super helpful and friendly. Nothing was too much trouble for them Room was clean to a high standard, every day. Location was good.

Liked · Very large room and bathroom, tastefully decorated and it definitely feels like a treat to stay there. We got a good deal on our room where it was similarly priced as a standard hotel, even though we were downstairs

the view from the room but they were clear on the get go that the view wasn’t nice from the classic suite so it’s fine with me

The room is very huge with a stunning view. The room has a nice setting area, bathroom is very big with a beautiful victorian bathtub. The bed is huge and comfortable.

Would be great to have an indoor hangout / smoking area;

Wir mussten Zimmer wechseln, was grundsätzlich kein Problem ist, nur gab es im zweiten Zimmer ein Feuchtigkeitsproblem und am Vorhang war schon Schimmel zu sehen. Leider waren sie unflexible beim Frühstück. Die Sauberkeit im Bad, insbesondere der Badewanne und des Duschkopfes war fragwürdig.

Filthy room, mould on wall and windows in room 5, heavily stained curtains, dirty carpets, bathroom door which did not close, thick dust on door frames/skirting boards/light fittings/carpets/bed headboard. Sticky and smelly bathrooms floor. Generally a serious health hazard. Previous guests hair clips on floor beside the bed. Following a sleepless night and politely complaining, we were moved to a slightly better room in the "lodge"(room 2) however, this was also dirty (stained curtains, sticky and worn furniture, ceiling light hanging loose and missing 2 bulbs, obviously not properly cleaned between guests). The furniture and carpets are very dated, which is in itself okay, however, they had not been cleaned for a very long time and were stained. Breakfast was mediocre, but again - tables were sticky and furnishings dated. Having been told that breakfast was served until 10am, we were informed that the chef was packing up at 9.15am as he was due at another job by 9.30am - to be fair we were provided with breakfast but felt awkward knowing that he was staying behind to do so. The day staff were polite and tried hard to engage with the guests - however this did not make up for the abysmal state of the rooms. The demand to pay in full on arrival prior to having seen the room or being given a door key is unusual but perhaps given the state of the rooms not surprising as we would have left the hotel after the first night and made alternative arrangements otherwise.

Staff very helpful and friendly , relatively handy to get in to Edinburgh, free parking at property.

Cleanliness. Room tired, needs a deep clean, shower in Room 8 didn’t drain away quickly. Dusty furnishings , grubby carpet. Coffee machine in dining room needed a good clean.

Right on the bus route and the b staff were very pleasant and helpful.

It was one floor up from ground floor and no elevator. We had to leave our heavy suitcases in the car.

Ideal location and convenient to hop on a bus to the city centre.

Very comfortable room, good location. Staff were very helpful and pleasant. The hotel has many outstanding decorative features. We would stay again.

Cooked breakfast was good, but there could be more choice for guests who don't want a cooked breakfast and this choice of breakfast was rather overpriced.

I liked the fact there was plenty of room to park. I liked that it was close to a bus stop for transport into Edinburgh. The room was lovely, particularly the four-poster bed. I thought the complimentary sherry was a nice touch. Finally, the breakfast was delicious.

I didn't like the fact that I was only able to stay one night.

Information given about buses and getting round the city was extremely helpful. Breakfast was pre ordered and therefore promptly delivered to the table by very friendly and helpful staff. A comfortable lounge was much appreciated.

Slightly disappointed with bathroom toiletries particularly for showering.
