Un belle surprise à deux pas du centre, un petit oasis de tranquillité avec hamac et jardin ombragé, petit déjeuner très bon et la gentillesse des hôtes !! Notre chambre pour 4 était très bien !

Eau chaude dans la salle de bain ne fonctionnait pas bien mais pas un problème du fait de la chaleur extérieure

Bon accueil de Miguel avec une présentation de la ville, situation excellente à la fois au calme et à 2 pas du centre-ville et de la joie rue piétonne 41 La literie confortable Le cadre, très joli jardin et patio Le 1er petit dej n’a pas pu être pris car nous partions tôt pour Chitzen Itza mais Miguel a eu la gentillesse de nous servir un café et des fruits

La salle de bain un peu vieillotte Les biscottes du pdj pourraient être remplacées par du pain oú toast frais

Els anfitrions han sigut molt molt amables. Ens van cuidar com si foren de la familia. Estem molt agraïts . Serveixen um almorzar de.menjar típic molt bo. Els llits son comodes i les habitacions amplies. Sense dubte tornariem a quedarse ací.

Sehr schöne Unterkunft, toller Garten, schöner Pool, sehr nettes Personal. Ruhige Lage, aber sehr nahe zum Convent de San Bernardino und kurzer Spaziergang ins Zentrum.

The wifi was good, it had a secure parking for the car, the breakfast was excellent. These were the main points we wanted to tick when searching for th*e property and Casa Xu Unan delivered brillinalty on these. Also, the owner gave us a good "induction" at our arrival about the facility and what we could see in Valladolid, which was very useful, plus tips on where we could go for dinner The location is excellent, as you can walk to the city centre on a very secure and vibrant road full of shops and restaurants

Our room (room 3 I believe) was on the ground floor with a view on the internal courtyard, so we had to keep the courtains always on to preserve a little privacy. For this reason, although the room itself was spacious and had all the facilities including the air conditioning, it felt a bit clustrofobic if you had to spend too much time in it. I do not think there is anything that can be done about it, it is what it is, and for a couple of days it was perfetly fine and, to be fair, I believe the price compared to the nearby property was reflective of this (i.e it was a bit cheper). However, I thought to mentioned it just to make everyone aware that if they intend to spend a little longer on the property, perhaps they might consider enquire for a room on the upper levels. The other comment is in relation to the breakfast time. The main reason why most travellers, like us, are staying in Valladolid is because of its vicinity to Chichen Itza. It takes, by car, about 40 minutes to get there and the acheological site opens at 8:00am. So, to be there by the opeining time and avoid the crowds you would have to leave the property by no later than 7:20am. Unfortunately Casa Xu Unan offers breakfast from 7:30am owards only, which is a bit late if you would like to be in Chichen Itza by 8:00am. We asked if breakfast could be anticipated to 6:30am or at least 7:00am but we got a very firm "no, it is not possible". Not sure why, maybe they have very good reasons for it, but it is a pity from the travellers point of view and perhaps this is an improvement that the management could consider for the future. In our case, we gave up breakfast on our first day because of this, which was a little disappointing, even more so because we discovered on our second day (when we did have breakfast at the property) that it was absolutly excellent

We loved the breakfasts - fresh fruits, fresh juices, lovely Yucatan breakfasts. We really enjoyed trying new foods. The staff are all friendly and helpful.

It would have been great to have clean towels every couple of days.
