We stayed in the Annex building. It was comfortable and quiet with good air con and a great bed. Close to everything although a little tricky to find at first. Great communication and helpful information from our host.

Ideal location - very close to Rialto Bridge. Very clear communication from the staff both prior and during the stay (made it so easy to navigate through Venice). The room was amazing, really liked the decor. Had tea/coffee making facilities which is always a plus. Clean and well-maintained
The room was on the second floor and the staircase is quite steep and narrow which made it challenging to carry our luggage. Would have also been easier if luggage storage facilities were found in the same building rather than carrying it to the main house through the multitudes of stairs around Venice but I suppose having luggage storage facilities is a plus in itself.

Umberto was exceptional, and all the information he provided us with before, during and after our stay was invaluable! The location was absolutely superb, within a few minutes walk from Rialto Bridge (key point for commuting to and from the airport). Overall, very good value for money.
We weren’t completely taken aback by the room, and although it matched comfort and cleanliness standards, it was a lot more outdated than what it looked like in the pictures.

The room was very clean. The small space was very well set up, and contained everything you could need. I like how they set up a nice little breakfast. The air conditioner worked When the window was closed it kept out the noise

The guest house was a little quirky - a sort of converted family home in the heart of old Venice. Umberto was lovely, and very helpful; the room was spacious, but bathroom a little tight. But no complaints, and a relief from the usual sterile formula of most hotels.
No complaints! The front door was rather "Harry Potter". You search around the neighbourhood, using google maps, not quite getting there; then suddenly there is a plaque on an unassuming door telling you that you have reached San Lio.

I'd like to have Sun-blocking curtains for both privacy and keeping the room dark so I can sleep in the morning.

Excellent location. 3minute walk from Rialto Bridge, 5min walk to St Marc's Square.
On a road with lots of restuarants, a convenience store (coop) and a bakery right next door for fresh (and delicious) pastries for breaking..ice-cream shop the other side if you fancy a treat.
Great communication from the owner Umberto prior to arrival. He whastapped with a map on how to get there, ideas for food, trips etc and suggestions on how to get from the airport to the guesthouse. We chose by boat from airport. Was €15 euros each and took just under 1hr. Took us to a stop by Rialto bridge and from there it really was a shirt walk to the guesthouse.
Room was on the small size but very clean and adequate for us. We were hardly ever in it so perfect value for money. I asked Umberto for an extra pillow on the 2nd night, this was no problem at all and was sorted straight away.
The TV in the room had netflix and amazonprime on it so was great to be able to put some English tele on whilst getting ready to head out.
No negatives really only a recommendation and that is to maybe bring some earplugs. Nothing to do with noise from inside the guesthouse just the streets can be a little noisy in the evening (as can any street in Venice as they are so narrow and Venice is so busy - mainly before midnight so if you like an early night then this is a good suggestion). We purchased some on the second night and slept much better. First night was a little noisy but that may have been because it St Patrick's Day and there were quite a few groups celebrating it.

The Host was fantastic! Mr Umberto set up a WhatsApp communication regarding Venice and the Guest House. He patiently answered all our queries.worries and concerns.
The center of Venice- San Marco is approximately an hour by taxi boat (the Alilaguna Water Bus) Mr Umberto provided information on which Taxi boat to arrive at and the cost of the ticket 15 euros one way or 28 euros return. There is a Alilaguna Water Boat ticket office upstairs at the airport with good speaking English staff who will help you,if like me you get confused. Do not buy your ticket downstairs at the airport from the machine like I did as there are different water buses going to different locations.
Along the corridor of the hotel a table is set up with complimentary Tea delicious Coffee and biscuits along with a selection of fruit/herbal teas,milk,brown and white sugar and honey is provided too.
The room and bathroom was cleaned daily.
Our room did not come with an electric kettle. We were given the Standard basic Red Room. However upon request Mr Umberto provided a kettle for us which came in use every night after touring around Venice all day, a hot drink was very welcomed!
There are many many pizzerias,cafes,bars,restaurants and gelato places within walking distance of San Lio Guest House as well as the Coop Supermarket.
Best of all was how close the Guest House is to the center of San Marco,Venice and many tourist attractions.
We were two senior women who walked and walked (you will need very good walking shoes)in Venice discovering hidden gems,Museums,Art Galleries,Churches,Basilicas,quaint little shops.
We did get lost on many occasions which is all part of being in Venice,we would stop at a shop or asked a local for directions as Google Maps isn't very reliable. I must say the local Italians were very friendly and helpful.
Venice is magical and totally incredible! We fell in love....<3
I plan to return with my daughter. Preferably at San Lio Guest House.
The room was very small also the bathroom/shower was tiny. Fortunately we were two very petite women!
A lot of noise from the public is heard during late night early hours of the morning as they pass by either drunk,jolly or by tourists dragging their suitcases along the street on which the Guest House is situated.
We found ants in the bathroom by the bin and on two occasions there was a mosquito in our room.

Great location and friendly staff. The room is clean and comfortable. If you arrive earlier than the check-in time, you can leave your luggage at the reception for free. Next to the hotel is a chic bakery - Farini

Everything! Starting from forgetting to text me my room no till the terrible attitude of the reception guy! Not going the extra mile in almost anything and very rude in texting… towels not changed and some even left dirty in the shower, extremely small room!
