The owner is very friendly and hospitable. The room was lovely and spacious. The other guests were generally friendly but quiet. The breakfast was superb on both days we stayed and the hotel was in a perfect location for us to meet my friends.

Everything was good 10 out of 10 from me, Franco was very welcoming, and also informative as well, nice manners, also his wife was very nice and pleasant when i went for breakfast, my room was very bright and clean, breakfast was excellent and filling.

To many stairs to my room, thats the only fault, but my knees are not good and it was hard for me going up and down the stairs three or four times a day. Everything else was great.

The breakfast was amazing. Great choice and served well with good timing even if it was only one hour. Franco is a brilliant host/manager. The room was a great size, the location is great as well as a five minute walk from the coastline and team station.

The Wi-Fi password was not offered and was not on the information sheet provided. The room's wall paper needs updating but that's minor issue.

Franco the owner and his son was lovely hosts and so helpfull,It was not far from train station ,and not far for my parents to pick me up to take me to the caravan park where they were staying ,lovely warm and comfy,bed was so comfortable breakfast was lovely kept me on till teatime

Friendly and professional run establishment, Franco and Thomas his young son are a great team.

Street and road noise, not sure if the bedroom windows need checking out as they are double glazed so should have been quieter, also work was being carried out on the room above which seemed to go on in to the early evening so a lot of shuffling about.

Comfortable bed, I had a great sleep both nights Parking on site, so you don't have to drive around looking for a space which is great

Room and bathroom very outdated I had breakfast included for 2 days, on Sunday decided to leave early before traffic starts just after 8:00 breakfast doesn't start until 9:00, owner asked if I wanted breakfast but I said I'm leaving early and I asked if I can have a toast to go and he said we are still preparing breakfast, joke really considering I paid for breakfast, just couldn't be bothered but hey not many b&bs in Blackpool so far have normal breakfasts, most of the ones I stayed in want to know what you want as soon as you get there, really stupid

Not happy as window did not open. Room was roasting hot. Furniture at the bedside had melamine facing peeling off resulting in cutting hand. Toilet had duct tape around plumbing. Coffee in room was out of date. Breakfast coffee first day was weak with little colour and no taste, 2nd day asked for stronger coffee and was served with same as previous day. Paid for family room then wife was talked into a much smaller double room with no refund of difference in room costs. Requested dairy free milk but, not given. Made to buy own gluten free bread and given a guilt trip that gluten free is much more expensive. Asked for wifi password as was not given, WIFI would not connect even though using a Samsung S23 ultra so definitely not the phone. No outside furniture as advised so as a vaper could not sit out in sun and vape had to stand and go back in. All together a shocking stay and nothing like listing on booking.com
