The situation in front of the beach.
The room smelt badly, a lot of humidity; we were three people, we had two towels. In all hotels in Sri Lanka there was complementary soap, shampoo and water for all people; we found only one soap.

rooms not clean and we have to ask them several times. lots of boys to work in the restaurant but only one who serves breakfast work properly and well ( guy with spectacles) it’s lovely location they can do really well.

I never stayed this hotel before..So I can't say anything about the facilities.But the last moment they cancel my booking without saying anything to me...We are travelling 4 friends from France.I booked this hotel for them.. Just one hour before I arrive I call them to confirm my booking. but hottel say the last moment they remove my booking.How is possible??
If someone is booking this hotel through the Booking.com or other applications please make confirmation one day before they are Ok to receive us or not..
It was a very bad experience..
The phone number is not works.
I call them.At least a 10 time there is no one answered the mainline.
I found a contempt number through the Facebook. Finally one person answer my call and he said he cancel my booking at the last moment.I didn't receive any mails any phone calls about the cancellation.

the location was top, staff super friendly, food good and the dog was the cutest thing ever! the overall property has a good family energy and is worth the money.

the staff were wonderful! always happy, couldn’t do enough for me. my last day I had to wait around 5 hours for my laundry before I travelled to unawatuna. everyone made sure I had everything I needed, kept my bags safe and I relaxed on the beach until I was ready. they also helped me get a taxi. they offered to clean my room daily (sheets, towels, swept the sand etc) I had to ask for soap when I arrived but everything else was there. sri Lanka currently has daily powercuts and the only thing I could have used was wifi / power during this time as I’m working online and they didn’t have a generator so I had to tether my 4G or there’s a few hotels close by that did so it wasn’t a problem. the sea was choppy so you can’t really swim this time of year but so beautiful. couldn’t have been a better location. i miss waking up a few steps away from the beach and hearing the ocean from my room. breakfast was simple but fresh and good. overall great value for money. if you are on a budget but still need a clean, lovely, beautiful environment this is a great choice!
the netting on the door was old/ a bit mouldy I think and the room smelt of mildew I guess when I walked in. to be honest I got used to it (this would usually be a big thing for me!) and was tolerable for the price and all the other positives!

The location is great as the main beach is just to the left when you enter the beach.
The staff is very friendly. Nice beach front property to have a drink and swim.
You can hear the waves from your room, nice and quiet at night to have a read on the balcony.
The cleaning staff was very friendly, however, cleaning the room only consisted of making the bed and sweeping away excess sand. They can improve by taking away dirty dishes everyday.
Even though the rooms are quite new, it already looks and feels warn. The building finishes are not up to standard.
Regarding the airport transfer it is better to book one directly through booking.com for around $70 or Steffi's Mandala for cheaper.

The breakfast was ok but as vegans we were limited to what we could eat.
At first we liked the Blue Note as the previous hotel we had stayed in at Hikkaduwa had cockroaches in the bathroom. The room we stayed in on the ground floor looked nice but was not strictly the sea view we had booked. When we opened the doors, we could see the sea, but the restaurant and guests were in the way of it.
On the second night we had cockroaches in our room which upset my wife as she has a phobia of them. The TV did not work at all, and when I asked a member of staff I was told that none of the TVs in the hotel were working. Not what you'd expect from a 4 star hotel.
On the day we were leaving I went to pay my bill when I noticed that I had been overcharged for my stay, which I had to question as it was not what was confirmed when I made the booking with Booking.com.
Then when I was walking through the lobby to phone for a taxi, I heard a dog barking aggressively to my right, with a staff member trying to control it. I jumped as I was not expecting it and with that, the owners dog ran towards me in an aggressive manner. I turned to get away from it and it jumped and bit me on my back. Someone then grabbed the dog and I stood there in a state of shock. I went back to my room for my wife to check if I needed medical attention, but luckily the skin wasn't broken. However after a few days a nasty bruise developed. I went to complain to a member of staff but she just said that it was nothing and there was no apology. I was stunned by this response and told her that it was completely unacceptable for dogs to attack guests. She just stood there and said nothing.
If this was the UK I would be employing a solicitor to recover damages - do not stay at this hotel, they do not care about the welfare of their guests!

New property freshly painted and a friendly and flexible host . We had some initial issues with booking when we arrived . But the owner Felix made up by working out a room we liked . A tad bit on the expensive side but overall worth it including the breakfast

Location was fantastic . The place was right on the beach and balconies of our rooms has a view of the ocean even . The staff was friendly but not accommodative.
Too many hotel rules. they refused to serve us food any where other than the main restaurant. we wanted our breakfast on the beach. whilst they had tables set on the beach , we were informed that they only serve at the restaurant. When we asked for some snacks to be served in our room balcony, they refused saying no food will be served in the rooms. So our holiday experience was restrictive.
