This 3 bedroom, 2 bathroom house is located in the heart of Miramar. Lots of space, high ceilings, tropical decor, air conditioning units, family-friendly. We have everything you need to relax and enjoy island life. Excellent location! Within walking distance to cafes, restaurants, theaters, the lagoon, beaches, TMobil/Convention district and Old San Juan.

Accommodation
This is the ground floor of a large house. There is also a separate unit upstairs and a small rear house. The living room has 2 queen sleeper sofas, TV, and dining table for 6 people. The orange room has a queen bed and a desk. The master bedroom has 2 queen beds and an en-suite bathroom with a large closet. There is a small room with bunk beds. The house has 2 full bathrooms with tub/shower combinations.

Guest access
We do not include parking with the unit, we only offer street parking, however, if you are willing to *share* the driveway with guests in the unit above you are welcome to use it. Please note that this may mean you are blocked or other guests are blocked and you will need to be considerate in resolving this. Thank you.

👥 Additional Guests: Please note that exceeding the permitted number of guests may incur an additional fee imposed by the management.

🌙 Quiet Hours: To be considerate of our neighbors, we kindly request that you keep noise levels to a minimum after 11 pm.

🧻 Supplies: We provide a starter set of paper towels, toilet paper, and clean towels, but please note that we do not provide additional supplies during your stay.

⏰ Check-Out: Our check-out time is at 11 am to prepare for our next guest. A $150 charge per hour applies for late check-out beyond 11 am, which helps offset additional housekeeping costs. (Of course, if we've made arrangements for late check-out, disregard these times).

🚭 No Smoking: Smoking is not allowed inside the unit. A minimum $200 cleaning fee will apply for any odors or stains caused by smoking, including cigarettes and marijuana.

🐾 Pet-Friendly: We welcome your furry friends with a $50 pet fee per pet per stay.

🚽 Toilet Use: Please do not flush any items in the toilet except toilet paper and human waste. There's a trash can available in the bathroom for other items.

🛏️ Linens and Towels: We take great care of our linens. Please remove all makeup to avoid staining towels and linens.

🏖️ Beach Towels: While enjoying our beautiful beaches, please use the provided beach towels, leaving white towels inside the apartment. Additional charges may apply for stains or damage to any items described.

💡 Utilities: Power and water outages can occur, and we cannot provide refunds for utility outages beyond our control.

🪑 Furniture Arrangement: Please refrain from rearranging the furniture.

🎉 Parties: Without host permission, hosting a party is not allowed. Any extra cleaning charges or neighbor disturbances may result in an immediate request to vacate the property.

🚫 Violation of Rules: Any violation of these house rules may result in the immediate termination of your stay without a refund.

🔑 Replacement Fees: Lost keys: $75
