Very cute place; great location. My two kids loved their lofted beds, and watching gondolas pass by beneath our window all day was fantastic.

This property is in the perfect location for a holdiay in Venice. Staying here gives you a glimpse into life of a Venezian on the canals of this famous town. Luciana is a fantastic host and great communicator with many wonderful tips and suggestions for a full and enjoyable experience.

This is a perfect location for tourists. Close to the center of everything. Our hostess was wonderful and the accommodations were very good. One word of warning, there are 50 stairs to climb and no elevator to get to the apartment which is a bit difficult with 2 large suitcases. Otherwise, it was great!

Beautiful venetian experience! Close to restaurants and shopping, especially Piazza San Marco. Luciana is a wonderful host she takes the time to explain the sites and the history. It was so wonderful to meet her, I would definitely reserve this place again.

A welcome relief from the heat and bustle of Venice, cool (AC), quiet, and everything we needed. Very central but quiet.

Great location in Venice. Luciana was very welcoming. Apartment was clean. We would have preferred air conditioning for sleeping, due to mosquitoes, but otherwise had an enjoyable stay.

We had a fantastic family time in Venice! The apartments where we stay is super critical as we have two boys and want to make sure we have great memories with them in a warm and welcoming environment. The apartment has a great soul, you are in a boutique/antique place. Luciana is a person with great humanity. She met us at Rialto bridge. With a strong sense of empathy and integrity quickly helped with my kids/taking care of luggage. It felt as if I met a member of a family that we hadn’t seen for a long time. She gave us all the great tips about Venice. Venice is an amazing city but if your host is also part of the history of Venice, the whole trip takes an unforgettable turn. What a noble yet so humble beautiful Venitian lady. We will come again. The apartment is equipped with everything you need! Location is not debatable: walk in less than a min to San Marco plazza, less than 5 min to Rialto bridge, to Bovolo palazzo, etc... we will come again!

We really enjoyed our short stay at Luciana's. She was kind enough to meet us at the alilaguna stop and guide as down the narrow streets to the aparment. She took time to show us some places to visit and told us about some of the town's history. The apartment was very clean with more than enough space for my wife and I. We really enjoyed the location. It was very central to all the attractions of San Marco yet was located on a very quiet canal.

We had a lovely stay at Luciana’s apartment. Luciana met us as planned at the water taxi and walked with us the short distance to the apartment. As we walked she got us oriented to the area. The apartment was perfect for us, right off of Piazza St Marco. It was lovely to listen to the gondolas through the open windows and be close enough to the Piazza to see the orchestras in the evening. The cafe downstairs was convenient and grocery shopping not far at all. Would advise those with heavy luggage to ask Luciana to book a porter. It is a wonderful apartment and we hope to return!

We had a lovely stay at this great apartment.. The location was great, the owner Luciana was lovely and helpful and the apartment was comfortable.. Bonus was that there was a washing machine.

We had a great time in Venice! This apartment was quaint, loved that after a busy day of exploring we could come back to the apartment where most afternoons we heard the singing from the gondola that passed by. Coffee shop near the entrance to the apartment was nice. Less than 5 min walk to San Marco Square. Lots to do nearby. It is a 3rd story apartment, we didn't mind the walk up too much though. Our host Luciana met us at the Rialto bridge, gave us a map of the area as well. We had a nice stay here. Thank you.

Terrific location -- close to everything, but not noisy or congested at all. Yes, you walk up about 3 flights of stairs -- but that gives you more sunlight and better views. Kids loved the loft beds. I loved hanging clothes out to dry -- call me strange. Awesome bathroom set-up -- two separate bathrooms with a shared shower -- and shower is a bit bigger than simple stand-up shower. Didn't use kitchen bc there are many dining options very close. Would definitely stay again if we return to Venice.

The apartment was a beautiful combination of classic and modern. It was well appointed and did not lack for necessities. Luciana met us as the vaporetto stop Rialto, as promised, and led us to the apartment, pointing out the names of the calle to be sure we knew the way. She was very helpful in explaining the apartment and giving us information about local bars and restaurants. She also made it clear that she was always available, if we needed anything. She returned to the apartment when we left as a final walk through and to wish us well on the rest of our travels.

As photographers, we wanted to be near St Mark's Square to be able to go out early in the morning and stay out late at night without having to walk miles. The apartment was perfectly located, about a 2-minute walk from the Square. It is a light and bright apartment with every amenity you would need if you wanted to cook at home (we didn't), tastefully furnished, with plenty of comfortable sitting room. Luciana was terrific -- she met us when we arrived, briefed us about the various things in the apartment and made a number of great suggestions for places to shop and eat. Because it is located in an inner courtyard off a small square, there is no noise. We particularly enjoyed watching the gondoliers on the small canal outside our window; there is a great coffee bar downstairs for your morning cappuccino and evening nightcap. Thank you, Luciana. We will return.

Great location. Close to San Marco Plaza, 50 meters. Spacious apartment. There is a cafe downstairs where you can purchase food. Weather was great! Definitely would stay here again! Enjoyed our stay tremendously! Luciana was superb. She showed us places to go on the map so we were very well oriented to the area.

Luciana was very gracious and helpful. She met us near Rialto Bridge and escorted us to the apartment. She gave us great suggestions and helped us navigate Venice recommending restaurants and shops. Luciana was so instrumental helping us track down out lost luggage. It took three days to find it and get it delivered to the apartment. She checked on it daily and was communicating and coordinating with the delivery service to ensure we got it. Don't know what we would have done without her!! Grazie Luciana!!' Apartment was very clean and comfortable. Apartment is located on the second floor (which really means three flights of stairs )so remember you have to carry your luggage up all those steps, so don't overpack! Full kitchen although we never used it. TV but we never used it. The washing machine came in handy especially due to lost luggage. Standing shower was nice and plenty of hot water! Hair dryer also a plus. Beds were comfortable. The location was great. Maybe a three minute walk to St Mark's and 5-10 minutes to Rialto Bridge depending on how many stores you stopped to look in. Free WiFi in the apartment was a plus. We were right along a canal often used by the gondoliers so loved listening to the singing and watching the gondolas go by. Slept with the windows open but forgot about mosquitos. Not too bad though. There is an AC unit but it is located in the kitchen for the main room and not the bedroom. We didn't really need it. We would definitely recommend and would stay here again if our travels take us to Venice. Ciao!

The apartment was excellent and located very close to San Marco Piazza. My wife and I had a great time watching the boats in the canal from the window and Luciana was a great help with the area. Highly recommend.

This "little palace," is on a mini-campo inside one of Venice's smaller campos for extra privacy. On the other side of the building, is a canal frequented by gondolas, which provides an ongoing source of private entertainment. It is very close to Piazza San Marco, but the small back streets of Venice provide an almost equally quick access to the Rialto Bridge, which places the traveler in a most enviable location (right in the middle of all the action). If this apartment is available, you must stay here or you will miss out on a truly unique opportunity. Luciana is sweet, helpful and makes herself and her vast knowledge of Venice available. We loved staying here and consider this a real find for any future trip to Venice.

This is perfect place to start and end your day, Everywhere you want to go is in easy reach. The property is actually more beautiful than described and it's fun to watch boat activity right out the window. Luciana was great. We had plenty communication before our visit and everything went smooth. She met us at Rialto Station, took us to the apt, and then spent a considerable amount of time explaining the ins and outs of Venice. All in all we had a memorable vacation and hope to return. We could not have been happier. The location was perfect, the apartment was just as advertised, and our host was very responsive and helpful. If you want a place in the heart of Venice you will be please with this choice.
