Charming and spotless condo, with a beautiful outdoor space and parking. Joe and Jim provide everything you need, from kitchen equipment to beach chairs. The neighborhood is very quiet, yet it's a short walk to all Provincetown has to offer. Check-in and out were seamless, and the hosts were kind and communicative. We look forward to returning!

Everything about this charming property was spot on, it's close to things, it had plenty of space, the directions/communciation was fantastic but the highlight for me was the porch, we spent so much time here talking, drinking coffee, and there was this lovely breeze that kept us cool even when the weather was not, would definitely stay again.

We had a wonderful visit to PTown and this house was in the perfect location. We were within walking distance of everything we wanted to see and do. Our mornings were spent on the covered front porch drinking our coffee in the Adirondack chairs and catching up and planning our day. Jim and Joe have a lovely home. Best toaster ever!!!

Jim and Joe are wonderful hosts. The house is beautiful inside and out. We had plenty of room for four adults. The kitchen exceeded our expectations; ample upscale cookware, spices, cleaning supplies…list goes on Jim and Joe thought of everything. Highly recommended renting from such a nice couple. Look forward to staying in the future.

Joe & Jim were wonderful hosts! They were proactive communicators, suggesting restaurants to make reservations at (well in advance), checking in to see how our visit was going, etc. Their plane was very clean, comfortable and great for families -- with more space than other properties we've rented in P-Town. We loved the covered porch and Adirondack chairs, which allowed us to be outside even during rainy mornings. We hope to rent again!

Wonderful experience. Property was as described. Owners are excellent communicators and went out of their way to ensure our experience was excellent. The property is ideally located to balance access to Commercial street and beaches while providing a quiet place to relax. We will rent this property again if available the next time we visit Ptown.

Perfect spot if you want to park your car and forget about it. You can walk almost everywhere and the scooters and bikes you can rent will replace any longer distance. The porch was a perfect place in the morning for a book and coffee before the day begins. Wonderful neighbors if you want to catch up on local info and yet the complex is quiet and a nice place to relax.

Beautiful, spacious hidden gem
We loved our stay here. Having spent many vacations in different places in Ptown, I was amazed by the amount of space in this house. It was comfortable and had everything we needed. The hosts were amazing. We will definitely stay here again!

"Happy Place"
Our family had an amazing time staying at this quaint townhouse which was located in a perfect location. It was a quick walk into town yet far enough away to enjoy a quiet evening sitting on the front porch.
The townhouse had a warm welcoming feeling as you walked in, was very clean and had everything available that you could possibly imagine for a perfect stay.

Amazing place to stay, convenient location
This townhome has all the amenities and creature comforts that make you feel like you're not missing things because you are in a rental. It is pristinely clean. The open concept first floor is super comfortable and has modern design. The kitchen is well-stocked (you can actually cook a meal here...even bake). The lovely bedrooms are bright and airy. Easy parking (two spaces) and a five minute walk to Commercial Street. The hosts are extremely helpful and easygoing. They made it clear that if anything came up, they're there as a resource along with a local property manager. Highly recommend this stay to anyone!

Immaculate place & everything we were looking for
This property is even better than the pics!
We normally vacation in Truro, and are so happy we found this P-town gem. The kitchen had everything we needed, the basement was super clean, washer/dryer was such a convenience, plenty of sheet and extra towels, beach chairs, cooler, and large ice slabs were a nice surprise, plus a super short and charming walk to Commercial St, and restaurants/cafes. The central a/c kept us nice and cool, and the patio was a perfect place to end the day in. Jim & Joe were super accessible and responsive when our daughter accidentally turned the furnace off! This place is truly beautiful and was just right for our group of 3 adults and 2 toddlers.

Provincetown Perfection
We had an excellent stay at Jim & Joe's P-Town condo. Mid-week my family asked if we could book the condo for next year to secure availability! The house is classically Cape Cod charming & quaint with beautiful curb appeal, well maintained, impeccably clean, well stocked, quiet yet with walkable accessibility to all attractions including beach/restaurants/bars, comfortable beds & pillows, plush & abundant bath towels, top of the line appliances, amazing communication w. Jim & Joe, super easy check in, friendly neighbors, high quality beach amenities on-site including beach chairs/beach towels/cooler & umbrella, friendly neighbors.... the list goes on and on. Stop looking and book this place. Just don't book it for my week :)

Great space for a week on the cape
Don’t be fooled, Harry Kemp is a very easy walk into the center of Ptown activities, and when you’re done for the night, you’ll be so glad you’re returning to a clean, comfortable, quiet home like this one. We appreciated the high-end appliances, the ample dining space, and quiet central air, as well as the 2.5 bathrooms and two parking spaces. Add in attentive, responsive owners and everything added up to a great visit to the cape. Thanks!

We loved this condo!
I've been condo-renting in Ptown for decades and this was my favorite place. Wonderfully quiet, in a 'townies not tourists' neighborhood. Spotless, spacious, and elegant. Loved the louvered windows, the super quiet A.C., the comfortable layout. Jim and Joe went above and beyond arranging for linens washed without scents/dryer sheets for both beds. My only recommendation would be to make up a little info card for the induction cooktop: we had to download the manual to figure some of it out!

Paradise in Ptown
Beautiful house, tastefully decorated and equipped with every possible thing we might need. Confortable beds and sofas. Lovely front porch to lounge on while grilling. Set in a quiet neighborhood. Everything we could have wanted and more. And Jim and Joe were very responsive. We will definitely recommend this place to our friends.

A perfect place to stay
I can't say enough good things about this property. The owners were a pleasure to deal with, and their house is clean, beautifully decorated, and well-provisioned. It's a short walk to downtown, to restaurants, and to lovely shops selling coffee, food, etc. And despite the house's proximity to so much, it is also in a quiet and secluded location. One of the best features for us was the large front porch, which seemed to constantly receive a cooling breeze. It was such a pleasure to spend time there. Highly recommend!

This unit was superbly outfitted and delightfully clean. We had a great time walking to the local beaches and restaurants (for takeout).

There's no place like Ptown
Wonderful clean spacious quiet townhouse just close enough to walk to Commercial St but far enough to sit on the secluded porch and sip your coffee while watching the monarch butterflies in the beautiful gardens. Joe and Jim are lovely and very responsive to any questions. Everything was perfect.

Great place but beware...
Jim and Joe
A year in advance we booked 10 days at Jim and Joes house from 08/22-8/31 for a family vacation with our 8 year old daughter. We booked early because we wanted to secure a place on busy Cape Cod.
First and foremost the place is immaculate and very comfortable. The layout of the house is great for a family of three or four, and it’s tastefully decorated. We loved lounging in the living room, the generous sized bedrooms and the lovely front porch. The hosts supplied us with all the necessities, though the pillows were quite dense and not to our liking. Perhaps bring your own if you can.
We planned to ride our bikes a lot and discovered the roads were not as bike-friendly as we hoped. Lots of auto, bike and foot traffic makes for an anxious ride with a kid in the mix. But we managed and found routes and shortcuts. In the description Herring Cove beach is a “...10 minute ride” but we found that ride is a harrowing route across busy roads and very challenging bike trail with steep hills and warnings of serious injuries, etc., and the route via Bradford is a busy road not great for groups with kids under 10.
In spite of these issues we would wholeheartedly have recommended this accommodation, but we must add an experience that impacted us: 7 months after we’d booked and the hosts cut our stay by 2 days without any warning or remedy. After we explained that we had no flexibility with our vacation dates, Joe responded that we could simply cancel the whole booking if we didn’t want to accept the reduction of time at their place. We made several calls to try to remedy this situation. Joe seemed unsympathetic and curt to us, even annoyed which was bewildering.
We were told there was no alternative and the lost days would be refunded (of course).
So in order to keep our 9 day vacation we had to find additional lodging or cut short our hard-won time away. Thankfully my resourceful and resilient wife found an excellent stop-gap place (The Braemar Condos in N.Truro) so we had our full beach vacation time-wise. But it was a hassle to move from one lodging to another, taking precious “relaxing” vacation time away in the process.
Besides the hassle and lost time, it was the WAY the cancellation occurred and the tone they took with us that was why we relate this incident to you here. We feel Joe and Jim were not mindful of our comfort or our experience in this regard. No attempt was made to rectify .

Wow! Loved our stay!
What a beautiful home and so comfortable! I can’t say enough good things about our stay here! The home is immaculate and full of high quality amenities! From bedding (more comfy than mine at home) to dishes and a nice grill! This place has it all! Joe and Jim are a pleasure to deal with and what you see online is what you get! We were close enough to downtown to walk and very close to Racepoint beaches! The area is very private and quiet! Great neighbors too! Thank you for sharing your home with us Jim & Joe!
