Had a group of 14 guys for a bachelor party. The house was plenty big and spacious for all of us. The chef and food was excellent! The pool was huge and a great gathering spot for the group. All the rooms were big and had nice views of the bay. Would highly recommend this house.

I recently stayed here with my family (18 people) & our experience was far from satisfactory. Despite paying a large amount, the property failed to meet the expectations set by its online description. Key issues:
-Sewage Smell: Entire 2nd floor emitted a persistent sewage smell making the stay on the second floor unbearable. Management acknowledged this, but could not fix.
-Water Leak: There was a sizable hole in the ceiling caused dirty water to leak into the living room.
-Lack of Cleanliness: Housekeeping service was subpar, with towels/sheets not changed & when changed were still dirty. The kitchen, outdoor pool area, and rooms were consistently untidy. Staff delayed clearing plates and dishes, leaving us to clean up each night. Fridge and freezer, did not function properly.
-Run-Down Property: Significant wear & tear -outdated floors and bathrooms. Showers leaked water into the entire bathroom, and when we requested additional towels, the staff was uncooperative.
-Misrepresentation on Description: The property falsely advertised on-site laundry facilities. Contrary to the confirmation, we had to pay an outside vendor for laundry services.
-Invasion of Privacy: Cameras on all floors outside the bedrooms invaded our privacy, creating an uncomfortable atmosphere.
Additionally, it's worth noting that the owner initially agreed to compensate us for our troubles but later reneged on the offer, resorting to threats & intimidation to dissuade us from writing this review.

We are a binational family of 23 guests from Mexico and the U.S., ranging in age from 2 to 88 years old, who stayed in Villa Bellamar in January 2024. We had a great time. The house is beautiful. The staff are incredible (housekeepers, groundskeepers, and cooks). The location is safe and secure. The grounds are well maintained with pool, jacuzzi, and beach. While the ocean floor is rocky, they provide water shoes, and the bay is shallow and protected by a reef. As noted by others, be sure to bring several thousand dollars in cash for the food, drinks and tips, depending on how much your group eats and drinks. We had an incredible stay at this beautiful vacation villa right on the beach in the heart of the Riviera Maya.

Accomodations were excellent and as presented.
The reef off the coast really is great for snorkling. We had paddleboards delivered for some additional fun, but kayaks and life vests were available at the house.
Felipe was excellent to work with and easy to communicate with.

We came here with 15 people for a combined bachelor/bachelorette party. We hired a bartender and had the chef staff the whole time. Everyone was amazing! Highly recommend having a bartender if you have a large group. The snorkeling off the beach was great (we regularly dive in the Caribbean and Mexico). Would definitely go back here! You have to pay everyone in cash so bring $6k-8k if you’ve got a big group. Went to Tulum one night and that was a fun time.

We had an amazing time on our family vacation. The accommodations were gorgeous. Our group ranged from 2 years old up to 90 and everyone had an amazing time. Felipe was great and answered all of our questions and made everything smooth. The staff were great as well. We can’t say enough about the chefs Alfredo and Elmer they were amazing and took very good care of us. The food was also great and they made the best churros. We wanted them to come home with us. I would definitely love to come back and would recommend anyone looking to stay this is the place! Thank you again for your care and great service!!!!

We had a great time at the property and would certainly recommend to others. We travelled with a group of five families, with six kids ranging from 1-6. The house and grounds were perfect for our needs. Chefs were extremely talented and accommodated numerous dietary restrictions without any issue.
Security was a non-issue. There is a National Guard station around the corner and a dedicated security guard that walked around the property every night. We felt extremely safe.
We were a little worried about pool temperature in February, as we have found some Cancun-area resorts to have freezing cold pools, but we were pleasantly surprised. The pool was maybe a little chilly when you first entered in the morning, but not unpleasantly so, and it warmed up quite a bit as the day went on.
Our only minor complaint was that security deposit and all groceries have to be paid in cash, which worked out to be around $5000 total for our stay. I don't love carrying around that much cash on an international trip, and ATMs are super inconvenient in that area. We would have much preferred paying via Venmo or PayPal etc., but that was not an option.
Overall, highly recommend. It felt like an oasis of awesome in the middle of an already great area.

We just returned from a fabulous week in Akumal at Villa Bellamar! The property was perfect for our 22 guests with its spacious and comfortable 13 king room suites. The pool, beach, hot tub and outside lounging areas were perfect. The staff kept the property spotless and provided us with all the comforts we needed during our stay. I cannot say enough about Chef Antonio and his staff - the food was world class. The house manager Filipe was attentive and always available to help with extras. If on doubt rent this property - you will not be disapponted!

We booked Villa Bellamar for a family reunion that consisted of 28 people (adults, teens, kids, and babies). The house was spacious and there was plenty of room for all of us. It never felt crowded at any point. Tons of seating for all of us to eat together and space for the kids to play and enjoy the pool and beach. The staff was attentive and very helpful. The chef was the biggest highlight of the trip as the food was amazing! The chefs were overly accommodating and were able to prepare delicious meals for both adults and kids. We did run into many maintenance issues with the house. The biggest were sewage/plumbing issues and the lack of hot water. We had bathrooms that smelled terribly of sewage and drains that were also overflowing. The staff was unable to help during our stay and we had to shift guests around and consolidate into less rooms to work around the issue. We checked out on Sept 5th and I emailed Fernando on Sept 7th explaining the issues we experienced. I did not hear back until Sept 13 with the response being "it's been sent to the ownership for review and we will get back to you." I've followed up asking for a timeframe for a response only to be told "it will take some time." I've asked on Sept 15th if there is an estimate timeframe from a response so we can manage expectations but have not heard from Fernando since then. I even followed up again on Sept 21st and as of today (Sept 24th) I still have yet to receive any communication. The last I heard from Fernando was on Sept 15th. The lack of communication to resolve this issue is troublesome. We've asked for a partial refund due to the issues and inconvenience we experienced but the handling of the experience after check out has been dismal. I do hope they take this matter seriously and respond to us but I want to inform other travelers of our experience.
Overall, the property is nice but we ran into maintenance issues that provided a negative experience. We managed through it during our stay but the lack of communication afterwards is the most upsetting part.

This place was perfect for a bachelor party of 23 guys. Felipe & Rocio (covering for Fernando) were very helpful and courteous. The chef staff (Jorge and Ernesto) were incredibly accommodating and every meal was delicious and plentiful. The property itself is amazing in all aspects and the location was perfect. I would highly recommend this place to other groups looking for their own slice of paradise catered personally to them!

Perfect Vacation
Everything about the property was precisely as advertised. Fernando, Felipe, Rosario, Chef Antonio and his fantastic staff, the security and maintenance as well as housekeeping staff were all very accommodating. They made us feel like royalty. The grounds are beautiful and there was plenty of room for our large group to enjoy the property. If I had to say something negative, my only comment is that the kitchen faucet leaked terribly. My solution was to stay out of the kitchen! We would definitely return to Villa Bellamar.

Perfect in every way!
We stayed here with 20 adults and 3 kids. The property is perfect for a family gathering. It was much nicer than the pictures show. The house staff and the Chefs were incredible. They did everything they could to make sure that our stay was an enjoyable and memorable experience. My family, which flew in from all over the US, and who all travel extensively, commented that this was the best vacation ever! Fernando, Felipe and all of the staff were responsive, accommodating, friendly and did whatever they could to ensure a great time!!! Do yourself a favor and book this place.

Best vacay ever!
This was a trip long overdue based on the global shutdown in 2020. The property manager was so accommodating and allowed us to reschedule for the same time in 2022. Our trip was well worth the wait and the entire stay was simply phenomenal for our group of 16 sorority sisters celebrating 27 years of sisterhood! With everything in place we were able to fully unplug and enjoy great fellowship and spirits amidst the beautiful villa and surroundings and the delightful cuisine prepared by their amazing chef! Don’t hesitate to book Villa Bellamar - we are still talking about our trip weeks later! Thank you for these memories of a lifetime:-)!

Amazing house and property. Can we get the chefs to come home with us
We had the most amazing birthday celebration with 16 friends. Fernando was very accommodating as we had been scheduled for the same week that COVID hit the world in 2020 and 3 reschedules and 18 months later we finally made it there.
The bedrooms are all the same with en suites. There was plenty of room for the large group to eat together, inside or out depending on the mosquito situation. We loved that the house was big enough that we could be together as 1 group, or a few could wander off and hang separately. So many entertaining places. The chefs were outstanding. We are group that lives like a local when we travel and we are really loved that the chef didn't try to cook us American food. TexMex isn't the reason we come to Mexico. Octopus ceviche, paella, mole, chilaquiles, picante with every meal. Yes please. We hired a chef for several days and were so glad we did with 16 people.
Rocio checked in on us several times to make sure we all had our covid testing done to go home and if we needed anything during our stay.
We can't wait to stay again.
Two tips if you are staying at Villa Bellamar: some of the showers have backwards handles so if you can't get hot water, turn the faucet all the way to the other side; the WiFi works really well on the first floor but in the bedrooms/on the upper floors it is spotty--but leave your devices on the table anyways, there is so much to take in and do at the house who needs work emails pinging at you.

I think I could have booked better. Knowing the amount of people to have all of the rooms bedded properly would have been better for us.
There may need to be better water heaters as we had 29 people in our party but it was very hot weather so it was not bad. Loved the vIEws and the housekeeping and the chefs. No complaints and the experIEnce lived up to what I expected from the listing!!

I will say the negatives I read must have been fixed as I did not experience any of them. The rooms were all clean and made up each day by the staff. The chef and staff made amazing food each day and Fernado recommended a very reliable transportation company. Depending on were you want to go I will say transportation does get a little costly. My group used almost every luxury the property offered from the kayaks and snorkel equipment to the water shoes they provided (a big plus as the water is rocky for the first 100 feet or so ) to the hammock and pool and Jacuzzi to the roof top terrace and the ping pong table. We all felt very safe on the property and rented a golf cart for $40 per day to get to the market at the front of the neighborhood. Their is a nice sound system on the main floor that we played pretty loud through out the day and night with no noise complaints. All and all I would recommended the property to family and friends.

6 Rooms Heavily Impacted by Sewer Smell
The sewer smell at the Villa at Bellamar, Akumal materially impacted our stay. It made half the rooms and the hall baths unbearable for better than half of our six-night stay. The plugged drains in the kitchen create an unsanitary condition. Fernando pointed to a maintenance paragraph in the contract to indicate that they would not refund part of our money to compensate for the condition of the villa. Think twice about renting the Villa at Bellamar, Akumal and paying top dollar for it.

Overall the trip was a success, but we had some frustrations along the way. At the top of that list is the lack of hot water. Every single morning I told the property manager we needed hot water and it was luke warm at best. Most of our guests took cold showers throughout the trip and the property manager told me on the last day we would have to wait until we get back to the U.S. Unacceptable for a luxury home in our opinion. Second, the pool is not heated and was too cold to enjoy throughout our stay. The sheets all had sand in them on the first day and one of the rooms was very musty smelling, but the property manager didn't seem to care as they just sprayed febreeze and called it a day. The beach area is very small, but beautiful. We thoroughly enjoyed swimming, snorkeling and kayaking daily. However, we were not warned that it was full of coral and sea urchins, which could have been very dangerous had we not been cautious. The chef was excellent and was the best part of the trip. Make sure to try the chile rellenos! The bartender was very disappointing. Every drink was completely different than the last and not in a good way. He was very slow and not very attentive. The hot tub was great to enjoy on the roof, however there was an uncovered vacuum/pump in the tub that was extremely dangerous. My wife got her hand caught in it and it ripped off a nail and skin. Another friend got her leg sucked into it and left with a serious mark. The safety of the rooftop is unacceptable. A friend leaned up against the railing and the railing came apart, luckily he was able to catch himself before falling to his death (not exaggerating). Transportation and taxi costs were outrageous and the house staff never assisted with negotiating a fair rate. $200 USD to Tulum and back is outrageous. We requested specific welcome drinks and that never happened. The property manager, chef and transportation group were extremely slow to communicate prior to our visit as well. Oh and as a bonus you cannot put toilet paper down the toilet, so it will stink with a large group. They didn't remove dirty toilet paper daily either making it worse. We gave it a 2.5 star rating, because it was a good trip in the end in a beautiful location. However, we will not be visiting again due to the reasons above not bringing this property up to par with it's cost.P.S. seat cushions on roof in pic, not there and super uncomfortable and no foosball.

The common indoor area is spacious and could be used for almost any purpose.The staff is wonderful, helpful, and kind. Cooks are excellent and will slice as many mangoes for you as you would like to eat. You plan your meals with the head chef, Antonio Chin Sosa, and let the cooks create lovely, attractive meals for you. They are very careful about cleanliness. None of us got sick from their meals.The sandy beach is small and getting into the ocean is rocky, but there's pretty good snorkeling right there. The house keeps a basket of water shoes you can wear to help you get in and out over the rocks. As the pictures show, there are lots of lounge chairs around the pool and under shelter, so everyone can relax.We held a large family reunion there, and the kids spent every spare minute playing in the pool. They have an assortment of life vests, so you can be more relaxed about their safety. No one yelled at them for taking in an occasional plastic table or chair into the water.To Tulum, Coba, and many cenotes is a half day trip. To Chichen Itza it's a full day event. Driving in this part of Mexico is not too difficult, so you can explore and find your way home.I would highly recommend this place.

The property is pretty well represented in the pictures. It's a three story house with thirteen bedrooms, all pretty much the same. Everything is in good working order, clean, and attractive. The common indoor area is spacious and could be used for almost any purpose.
The staff is wonderful, helpful, and kind. Cooks are excellent and will slice as many mangoes for you as you would like to eat. You plan your meals with the head chef, Antonio Chin Sosa, and let the cooks create lovely, attractive meals for you. They are very careful about cleanliness. None of us got sick from their meals.
The sandy beach is small and getting into the ocean is rocky, but there's pretty good snorkeling right there. The house keeps a basket of water shoes you can wear to help you get in and out over the rocks. As the pictures show, there are lots of lounge chairs around the pool and under shelter, so everyone can relax.
We held a large family reunion there, and the kids spent every spare minute playing in the pool. They have an assortment of life vests, so you can be more relaxed about their safety. No one yelled at them for taking in an occasional plastic table or chair into the water.
To Tulum, Coba, and many cenotes is a half day trip. To Chichen Itza it's a full day event. Driving in this part of Mexico is not too difficult, so you can explore and find your way home.
I would highly recommend this place.

amazing stay
Went with 30 people (22 adults and 8 kids) for a family reunion. Our stay was fantastic. I know it sounds crazy-but we were never cramped or on top of each other. Very livable space even when you're trapped with family for 5 days!!!! Food was great, but above all- the service was fantastic. During the day we had Juan, Bartolo and Raphaelo who were always at our disposal. At night, Jose kept us safe and Elmer our bartender kept us toasty!!! Renting golf carts is a must for quick runs to the store or to slip away for a drink at the vida buena bar. Water shoes a must for walking around at the beach ( not a typical beach you imagine) it's more for exploring and snorkeling than it is for swimming.
All in all a fantastic experience. Communication was excellent. We will be having our future reunions at the same spot!!!

Everything was amazing!
We couldn't have asked for a better location for our time in Mexico. From the staff, to the house itself, our trip was incredible. Fernando was very accommodating and responsive to our requests and communication, which helped prepare us for our stay. The property was clean, spacious, and beautiful. Great time in Akumal
Overall, a great experience. Very nice accommodations. Not luxurious, but very nice. Would recommend to other large groups looking for a relaxing stay. Spent a lot of time at the pool and the private beach.
The cooks were amazing and helped us plan some excellent meals each day. Very convenient. Fernando was available and addressed all of our needs. It must be noted that the house is on a septic system, of which we were unaware. Didn't make a huge difference, but should be noted. Any other minor issues were handled very efficiently. Everyone in the group enjoyed our stay.

Perfect Family Reunion
We loved this house and location. If you like snorkeling, the location is perfect. The bay is protected, so we didn't get the high winds like the other beaches. Water was crystal clear everyday!
As for the house, the space is amazing. As party of 16 with ages ranging from 3 to 75, we all had different agendas but always had a quiet space to retreat. We rented cars and golf carts and used both. We enjoyed one of three happy hour options everyday and the golf cart made that even more fun. The street is so cute and we felt very safe. House security was top notch with Jose (although we didn't feel like we needed security) who would lock up the house every evening.
We had Antonio make breakfast and dinner everyday. Food was outstanding, healthy and creative. Would highly recommend!!
Everyone involved in the house was helpful. Fernando gave us so much info prior to trip(beach shoes were key), Ana/Fabiola kept the place top notch clean, Jose safe and Miguel perfectly clean. Antonio and staff kept us well fed!!
There is so much to do in this area (both by car and cart) and one week wasn't enough time. Would like to visit again soon!!

This is the only review you need to read....
We just returned from celebrating my 50th birthday at Bellamar and it was wonderful! There were 14 of us and not one single person could think of anything to complain about. From the moment you walk in the front door you know that this is something special. The house is amazing every bit as good (probably better) than the pictures. The house is huge, we could have had 30 more people and still not feel cramped. There are so many areas to use if you want to "get away" and have alone time. On the other hand this house is set up for a good time. The pool and jacuzzi area is where we spent the majority of our time. We hired a bartender (highly recommended) Elmer and he was truly amazing and fun. Chef Antonio and his staff are equally amazing. Every single meal was delicious. These guys know what they are doing. We had first class meals and services throughout our stay. This was everyone's first time to Akumal and to say the least we will all be back. We rented golf carts (highly recommended) to shuttle ourselves back and forth to the nearby restaurants, shops and bars. It is a slower paced town and your are not being accosted by everyone you pass to buy something. Our days usually started off at the private beach watching the sun come up and by 10:30am everyone was in the pool and at the swim-up bar. By late afternoon we were all up in the jacuzzi area and then back down to the bar after dinners. Fernando and his staff have this thing figured out. There was no request we made that went unfulfilled. We brought in a masseuse one day and we all agreed it was one of the best massage we ever had. I can usually find something to complain about, but in all honesty I cant think of one thing from our trip. The house, staff and Akumal all exceeded our hopes and expectations. While there, others who will be turning 40 or 50 soon started making their plans to have it at Bellamar because they were so impressed. We all felt like we were Rock Stars living the luxury life while there. I cant brag enough about Bellamar. BEST.VACATION.EVER

Relaxing, Beautiful, and Convenient
Villa Bellamar was exactly what we needed, and more!
The entire building is beautiful, the rooms are spacious, and the common areas have everything you would need. Between the pool, the jacuzzi, and the beach, we were outside for most of our stay, and it couldn't have been better! The staff was helpful, friendly, and great at what they do!
This is a perfect spot for a trip to Akumal or Tulum. Highly recommend!

Absolutely AMAZING!
I group of 12 stayed for my wife’s birthday! We travel together as a group all the time and this is the first review I have left for a property, this place deserves 100% in my entire groups opinion. With out making this review overly long the place is great, staff is the best always going above and beyond, the chefs Were amazing not a single disappointment (food is so great and chefs really take pride in there food and presentation). Perfect celebration!
Bellamar met ALL our expectations for a celebration with friends. The house was appointed perfectly with each bedroom facing the sea. Fernando kindly met us to give us a tour, the staff was friendly and kind, and Jose didn't miss a beat! Chef Antonio made the menu easy and we barely had to lift a finger! Great restaurants around and we found ourselves walking down to La Buena Vida for Happy Hour many times to enjoy the fun bar. There were 12 adults and 16 kids, ages 19-13, so every bedroom was accounted for...absolutely loved the layout. This house is highly recommended!!

From the minute you walk into Bellamar, you are overcome with calmness and tranquility. The decorations and the layout are so welcoming. Akumal is such a cute town where everyone is riding bikes or golf carts to the market or to Yal Kul Lagoon. My (now) husband and I booked Villa Bellamar for our closest family and friends to have our destination wedding! We had our ceremony on the beach and it was perfect!! We spent 7 nights at the villa and the staff was so helpful and doting. Jose made sure we were good thru the evenings, and our Chef Roger was part of the family by the time we had to check out. The food was amazing every meal and beyond what we expected. It was hard to come home! Roger pours his heart and soul into his food, and it shows! Every meal made with care and love. They had staff to help the upkeep of the grounds/pool and rooms during our stay so we didn't have to lift a finger. They will even recommend a babysitting staff for you if you have small children. We utilized the kayaks and went snorkeling in the bay. They accommodated us in every way possible. There was coffee made every morning for us when we woke up. They even put up a volleyball net for my family and I. that was a hit!They helped and gave us recommendations for our transportation. We went to La Buena Vida for dinner one night, the food was great, drinks were cheap! It was like a mile down the road- nice walking & very safe. The day of my wedding, the staff were all hands on deck and made everything look perfect & flawless. We will never forget Bellamar and the memories made there with the family + the staff. There is perfect views from each room and the roof top has 360 views of the bay. The hot tub was hot and the pool was heated and the outside bar made it easy to get drinks! Make sure if you have excursions planned that it either includes transportation, or you rent a car. You can also rent a golf cart for $40/day at Del Sol.( recommended). Plan all your dives with the Akumal Dive shop! We were there everday and they even give you wrist bands to waive the entrance fee to the Akumal Caribe ( where the sea turtles are). We have nothing bad to say about the staff, location, cleanliness, accessibility or our stay with Villa Bellamar. Book it and when you get home, you really feel like you had a vacation!

An amazing experience
Our stay at Villa Bellamar exceeded all our expectations. The entire experience was seamless and almost like a dream. My wife and I had our wedding there, right on the beach, and our guests were all able to stay on site and have the time of our lives. The chef made world-class cuisine which was a highlight for many of our guests. There is also a very good energy there which the owners have clearly taken pride in. We would consider another visit with family, friends or group retreat without hesitation. The staff was all very friendly and courteous and we felt safe and relaxed in every way.

Beautiful villa on the beach
We had a fantastic time. From arrival and meeting the staff to the meals. The villa was amazing. The pool was cool, the hot tub was hot. The staff were helpful. Victor and Javier were excellent cooks. Restaurant quality food! Fridge was always filled with ice cold drinks that we requested. They even made fun drinks for adults and alcohol free drinks for the kids!
The beach was a little rocky and the water shallow. Great snorkeling right off the beach. I tried to get in some open water swimming, but it's depth is variable. Lots of reefs/coral.
The area was amazing. A small resort town. The streets felt safe. 1.6mile in length so the runners in our group did intervals and had a great time in the mornings! There are 3 restaurants/bars within walking distance. (we rented a golf cart which made it much more pleasant!) La Lunita was easily reached by walking along the beach. La Buena Vida had a bigger bar with an amazing assortment of tequilas. Que Onda is really close as well but we never made it there. The akumal dive shop is about 1.2 miles on that same road. We went on fishing, diving and snorkeling trips through them and they were excellent. The Yal-Ku Lagoon is less than a 1/4 mile from the villa. Fantastic snorkeling there!
Worth every penny.
