The property was perfect for our family break, with everything you needed to hand. Loved the location and will definitely be booking again.

Easy to book and lots of communication with the hosts. The property is spacious but dated. We had the maximum number of people to stay, (16), it requires more storage, worktops and additional recycling bins

A lovely period four storey house and the only property in Barmouth town that we could find to accommodate 10+ of us very easily. Very well sited at one end of a lovely town with very easy access to all that the busy town has to offer. Tall ceilings which keep the house cool at nights in hot weather. The owners, Nick and Sarah, are very nice and very helpful.

Lovely, large property in prime location close to all amenities in Barmouth. Needs a little TLC on the sun deck, stairs throughout could be an issue to small children and elderly but would defiantly recommend this property.

The size of the house was perfect for the 11of us with plenty of room, location was perfect for shop's bars and restaurants. Would definitely recommend this place.

The house was spacious , an older property so quirky. We just used as a base for the weekend as we were attending a family wedding. Plenty of bathrooms as some ensuites Lovely welcome hamper. Nick was quick to respond to any questions we had. Thank you for having us.

Basically a good place to stay. Very close to shops and beach. It’s 7 bedrooms not 8 as advertised. Bathrooms very clean and modern.

If the hosts would have us, would absolutely stay here again! This house is extremely spacious, in a great location, and has all the amenities you could need. Best of all - the value was amazing, i'm sure the hosts should be charging more for the property. Only slight niggle (and that's probably because we're a fussy family) is it felt like the house could do with a deep clean - there were some sticky marks in cutlery draws, marks behind toilets etc. But was a small niggle :)

Very good location, five minutes walk from the beach. Large house ideal for groups or large families. Small kitchen for such a large house. Furniture in the entire house need upgrading as they are really cheap quality sometimes not fit for purpose. Other than that, great host, good communication etc. Ps. Not suitable for disabled ♿

Good on the whole

We've found the location ideal, as the property is close to the shops, beach and train station. The kitchen was smaller than anticipated, but perfectly fine for cooking meals for large groups. Nick has been so helpful, with any queries being answered in minutes, including those unrelated to the house and about the local area. The area around Barmouth was incredible, we would recommend the Barmouth heritage trail (quite a trek!) and Barmouth Bridge walks. Portmeirion and Harlech were very easy to get to by train and made excellent day trips. We have all loved the area and the house and would love to come back in the future. It's been the perfect house for our group, and an excellent holiday.

Lot's of room for our youngsters to stretch their legs, with bedrooms and bathrooms a-plenty (and clean and bright). The house was conveniently positioned for the town and the beach. Wi-fi was excellent. Down-sides were the distance away to car parking and the fact that the central heating boiler was erratic - would not fire up and reluctant to stay on. However, if we were to repeat our Barmouth adventure, we would seriously consider returning to this property.

We checked in on Friday afternoon for a long weekend celebrating my mums 70th birthday. We had ample room for us all, with lots of bathrooms, bedrooms and a large dining room separate to the kitchen. The living room on the first floor was also spacious. My son brought his xbox to keep his cousins entertained, although we were blessed with sunshine all day Saturday and had a great time on the beach both days. Ideally situated for the towns amenities and a short walk to the beach it is a great family home to stay in. Plenty of hot water and heating, comfy double beds on top floor with a sneaky sea view, I would recommend a stay here.

The booking process was trouble free. Nick and Sarah were very helpful and communication was easy. Rose Hill was a great place for our family group to spend the weekend. The house was lovely and clean and well equipped and spacious. We would highly recommend staying here and hope to return. Andrea & Dave.

Our walking group are made up of retired people, so the accommodation was adequate for them, but those on the 3rd floor had to share a bathroom, while those on the lower floors had ensuite, but they were really understanding about it. We did quite a few walks, and cycle rides. Some walked and some cycled the Dolgellau to Barmouth Trail, walked out to Fairbourne over the Mawddych Estuary and came back via the steam train and the ferry. Others took the train to Harlech and also used the buses to take us to and from walks. Great walking area and a wonderful coastline. On the last day a group of us did the walk up to Dinas Olau and to Panorama View, really wonderful with views of the Mawddaych Estuary and bridge, well worth the climb. NIck and Sarah were extremely helpful and any queries we had were dealt with immediately and efficiently.

Clean beds and overall very nice place. The dishwasher could do with a service as it doesn't clean the dishes.

We visited Rose House for my dads 60th Birthday, what a gem! For a family of 16 ranging in ages from 8 months-60 is was absolutely perfect. The property was large enough that we weren't living 'on top of each other' but also felt very homely. The outdoor area was perfect for the nice weather although tricky for those unsteady on their feet. The house in general was clean and tidy, all the bedrooms and bathrooms equipped with the essentials and furnished appropriately. The location couldn't have been better. Walking distance to both the beach, shops and bars which meant we didn't need a car all weekend. We had an absolute ball and are looking at booking this again in the future! Thank you very much!x

What a lovely, spacious, well equipped house with owners who can't do enough for you! Not for the immobile as there are lots of stairs and the decking area gets rather slippy when it's been raining but otherwise cannot fault it in any way. The bedrooms are all large, clean, well decorated and comfortable plus there is plenty of space in the lounge, dining and kitchen areas for large parties to congregate. All the little touches made our special weekend even more enjoyable-thank you Nick and Sarah.

We were a family of 16 (8 adults, 8 children) & stayed for 2 nights. House was ideally situated for the beach & seafront which is what we planned to do. Younger kids loved the buckets & spades available for use. Amazing hole digging equipment. Huge quirky property & decorated simply but effectively. No nonsense clutter. Loved the decking!! Kitchen was well equipped with utensils & a large fridge freezer & cooker. Only down thing however was the Oven & extractor hood was dirty with grease. Hood also did not extract smells but not a problem as we just opened the large window & the smell of bacon got the teenagers out of bed. We did have one shower that we couldn't get hot water from (middle floor on the right) & one that had previously leaked (top floor) leaving a stained patch in the ceiling below. All in all though a great house in a good location. Perhaps could have been a tad cleaner i.e. Skirting boards were dusty & oven as previously mentioned but the beds & bathrooms were spotless. I'd recommend this property & would stay again. Certainly not suitable if you struggle with stairs. The walk to the top of the hills behind the house were fantastic. Lots of places to eat & some lovely little shops to mooch around. Co-op just around the corner too. Parking also was fine. We used the 1 reserved spot & found plenty of on street free parking very close nearby.

We arrived to a lovely welcome pack full of wine and welsh cakes, which everybody loved. The house was a good size and the kitchen well equipped for cooking for such large numbers. The children loved the fact it was on so many floors to play nerf games! A shame that it doesn't have parking directly outside, but free parking was close enough. But the main bonus was the beach being so close - especially as the owners left buckets and spades!! Nick phoned a couple of times, once before the stay and once to check all was ok when we arrived - he was very friendly and helpful. Overall a lovely weekend with friends. Thank you :-)

Great house. It was large, clean and nicely kitted out. We had a gathering of old friends with families. There were 11 children in the house but it was spacious enough for not to feel crowded. The weather on Sat was good so Barmouth beach in the morning and walk across Barmouth bridge in the afternoon with kids was perfect. Comms with the owners were good and everything was hassle free. Due to off-peak season Barmouth was very quiet but that was what we were looking for. Highly recommended the property for a get together.
