We booked this location right after Labor Day, during the week. It was quiet, and we had the river mostly to ourselves. We chose this spot because of its proximity to Texas Tubes, our favorite place to drop in. The rooms were comfortable and well-kept. Overall, it was a very good experience, and we would stay here again.

It was a great location. However, after a long day of travel we arrived to get our check-in information and the rental company sent the wrong door code. We had to wait 45 minutes to get the correct code to even get to the property location. That was definitely frustrating.

Great location close to tube rentals. It was crowded for 6 adults. Luckily we brought a foam mattress topper for the sofa bed. It would have been very uncomfortable without it.

One futon was a tiny uncomfortable but within minutes we were brought a self inflating air mattress (which did the trick) We wo I’ll be back & I highly recommend! Thank you so much!

This condo is on a beautiful part of the Comal River, upstream from the most hectic parts. The condo had everything needed. The pull out couch was not comfy, but with 2 beds and a futon, we didn't need the couch.

The rental was old musty smelling & maybe like dog smell. It was smaller than appeared and it sleeps 4 comfortably in my opinion. They left us without any coffee. The complex allows pets, just not this unit! The shower head high enough if you are 5.3 or shorter. The rental company was nice and helpful. I don’t like to complain if that tells you anything.

Only thing about the condo is when you have a group of 8 coming two rolls of toilet paper is not enough. Also need to have more bath towels with that many people staying in one place other then that we always like coming and tubing the river every year!

Check in was easy, property was just as it claimed to be, every thing we needed for out stay ie. bath towels, kitchen linens, trash bags, blender, etc all present and ready use. The property was clean and well taken care of with friendly staff. Any time I had a question or concern, staff was just a text away. I will be staying with NBE in the future and I will be recommending them to my friends. Whether, you are floating the River, laying by the pool or just hanging out on the property, you will not be disappointed.

Location, location, location
The location of this condo is the best. It’s pretty close to the beginning of the river so you have the whole river to enjoy. Access to the river is right there and the pool was great also. It’s a 5 minute drive to Schlitterbahn which my grandsons loved.
We were a family of 5 adults and 2 kids, ages 8 and 9, and the condo was fine for us. The bedrooms are pretty large especially the master bedroom, the common areas were a little small BUT we had absolutely no problem with all of us in there at meal times. I will definitely be renting this unit again.
I’ve read reviews about people smoking pot and yes this does happen but you have to remember the river is a party place. During the week we had no issues at all with people smoking pot, Friday and Saturday were a different story but this happened on the river and has absolutely nothing to do with this condo unit. There were police walking down the river all day on these days so nothing got out of hand.
If you are looking for the best place to enjoy the river then look no further, this is the place for you.

Relaxing Spring Break Trip
The property itself was clean, matched the pictures on VRBO, but don’t let the pictures fool you. The place is tiny!! I had about 5 different spots I was picking from to stay in and this definitely should have been my last choice. Beds were hard as a rock. Balcony is tiny & the view isn’t that great from the 3rd floor. A summer choice is what it is, not a choice for a relaxing family trip. It would be great for an adult summer trip to float the river. It is located directly beside Texas Tubes. It is more like a low income apartment complex & is on the third floor. If you are looking to relax and let the kids play in the yard; this is not the place you want. If you’re going to float the river and have adult drinks & need a quick place to stay immediately beside tube drop off… this is it!! Definitely would have cancelled and booked elsewhere if we could have. Had I known the apartment was so tiny you could barely turn around in it, and it didn’t have an actual yard, the pool area wasn’t in a calm spot like we had envisioned from the pictures online. Definitely sad about our chaotic not at all relaxing trip. If you’re wanting summer fun, river floating, quick trip to Gruene for adults; this would be ok. If you’re bringing your family, want to relax, and let the kids play this is not it.

Good cable, Netflix, Prime. Poor seating, one recliner which is hard to get out of. Sofa sleeper seating really poor-sinks way down. No washer/dryer.

Bachelorette Weekend
We am had a great time with our group of 7! The condo has perfect location for tubing, right next to Texas Tubes. You can walk down to them and the shuttle brings you back. We used the grill to cook. There were plenty of dishes to utilize for our use. The beds were comfy and the ac worked great. Would definitely stay again for the lot and the space.

Dad/Daughter get away!
With my wife having in-service training, my daughters and I came up for the for some river floating. Everything at river run was operational and seemed to be in order, we used the pool and hot tub which is along the river’s edge which my daughters really enjoyed.

Rental is in the perfect location between two tubing companies that are with in walking distance. Being able to be on the river front was relaxing and made it super easy to float the entire week we visited. Elevator and carts to help get our belongings up to our rental were super helpful. The rental was clean and fully stocked on everything needed to cook in the kitchen with plenty of towels for all of our guests for showering. Plenty of hot water for one shower after the other as well. Beds are comfortable as well as the couch and recliner in the living room. There are extra blankets throughout the house as well. The only thing I didn’t care for was the AC cannot be turned lower than 69 degrees and it gets pretty hot on the top floor especially after being in the sun all day but we brought a couple fans to help circulate more air. Overall our stay was fantastic and very enjoyable, we will certainly be back again.

Family River Trip
Overall, we had a great time. Location is great. Unit is smaller than the pictures show and the shower heads are chest level……ceiling seemed lower than 8 foot. There was a lot of dust on the ceiling fans, dust bunnies hanging from the popcorn ceiling, and there was some sort of soda splatter on the bedroom closet door that hadn’t been cleaned prior to our arrival. The price per night with all of the fees attached didn’t turn out quite worth the unit we thought we would be getting.

We have stayed at this property before with friends and this time with our family, different condo, same complex. Met all needs. I didn’t like the late check in process, had to go to another address to pick up parking tags, wrist bands and paper with the access code.

The house was clean and the rooms where spacious. The kitchen was well stocked. The view from the balcony was beautiful. Parking was easy and convenient. My only issue was that we had to go up 4 flights of stairs to get to the room, but not a big deal. Other than that it was a great place

Very small and tight condo, which is suitable for 4 person only not 8. We were a party of 5 and it was extremely tight. AC not working properly, had to call and get that fixed. The fridge did not cool below 65 degrees so unfortunately our groceries were ruined. Maintenance could not fix that problem while they were there fixing the AC. AC did not go below 83 even after they fixed it. Freezer did not make ice, the elevator in parking garage worked but the AC in the elevator was broken. I’m sure it was over 90 degrees in there. River access is great for strong swimmers. The River is at least 6-8 feet deep and it was not a good fit for us. Pool is great but small and crowded. Very low ceilings in parking garage so we had to park in the open parking. We drive an SUV. Overall not satisfied and will never return to this condo.
