The location is good and the staff are very friendly.

I had a very dirty bathroom. It was not cleaned before my arrival and they do not do daily cleaning. There were several traces of spat on the mirror, some really huge and traces of other multiple liquids dried on the sink and walls. The Wifi was extremely weak, making it impossible to work. Even just opening a Google search or Facebook would take several minutes. At times the wifi did connect but there was no Internet at all. The place is vulnerable to frequent power cuts especially at night. There was a power cut on my second night from 1am to 4am, hence I could not use aircon and it was way too hot to be able to sleep. To add to that the neighbour's dog just across the wall kept barking all night long, it is so close to the bungalow I had that it was impossible to sleep anyway. I headed to reception at that moment to seek a solution, perhaps a room far from that dog but there is no one at night. The following day I had to check-out early as the trifecta of power-cut, barking dog and terribly dirty bathroom was not bearable. The staff understood I had to check-out earlier however they did require me to pay for 3 nights instead of the 2 I stayed plus a 150,000 VND (8 USD) fee to cover the Booking.com commission. I did try to call Booking.com at the check-out moment to seek support in cancelling the remaining of the booking but AS USUALLY IT IS IMPOSSIBLE TO REACH BOOKING.COM's HOTLINE EVEN WHEN STAYING ON HOLD ON THE PHONE FOR OVER 20 MINUTES! So, I had no choice than to pay what I was being asked for.

Can't say, as we haven't been able to stay there.

We booked Mayfair Valley but we're shifted in another hotel without any explanation and also the hotel was not overbooked! We tried to contact the management, but only automatic responses by email or sms from Texas! The other hotel was nice, but on a totally different location as we wanted to stay!

The staff can not speak a word of English !! Communication also not possible with Google Translate, except in Russian. Not everyone can speak russian !!! Generally rather unmotivated. After cleaning the room no toilet paper was filled. When asked we were referred to the public toilet.
