Absolutely Lovely Stay, Peaceful Comfortable Sleep and Great Hosts.

Couldn't stay Longer.

The room was clean and comfortable nice selection of tea and coffee and toiletries in the bathroom. The shower was nice after a day walking. The host was friendly and knowledgeable. Helpful advice re walks and interested I what we're up to. Great location

We arrived much earlier than the 4pm check in time due to the distance we travelled, however, Tim, was accommodating from the outset. The room had everything we needed and was freshened up each day whilst we were out. There was tea / coffee and biscuits available too (lovely biscuits!). Having read reviews before our stay, we had been a little apprehensive about how easy it would be to park each day, however, we parked right outside at all times. Breakfast was a great start to each day - Tim (and his very polite son) catered for all tastes and were happy to make changes upon request. Nothing was ever too much. Breakfast set us for our daily hikes and we found we didn’t really feel the need to eat again until around 3pm (very unusual for my partner who has to have his 3 meals a day) - even when climbing Helvellyn and Skiddaw!! We really enjoyed how sociable the breakfast set up was. It was good to hear what other guests recommended doing as well as their life experiences. Tim is a very friendly, knowledgeable host. He’s attentive to all his guests, showing interest in what they’ve been doing during their stay. It was also fascinating learning of Tim‘s many adventures. The location of this bed and breakfast is brilliant - only a few minutes from the centre of Keswick and the lake yet very quiet in the evening and during the night. This was a very straight forward stay and we will definitely be booking here again when we return to Keswick! Thank you!

The location is lovely and is easy to get to places around Keswick. It was easy to find. The room had a decent amount of space.

Thin walls and doors, could hear other people in their rooms.

Our lovely host Tim was awesome. We had a small issue in our room due to a leak (no fault of theirs) and Tim dealt with it incredibly fast and couldn't do enough to make sure we are catered for. The location was also great and room was lovely. In a B and B, a great host will make or break it and Tim certainly delivered!

Parking was free - but a little tricky to find as Keswick was so busy for Half term, and we had more than 1 car! This isn't Elm Tree Lodge's fault though..!

Great location very close to the town centre. Breakfast provided went down well and facilities were clean and well maintained.

I liked the closeness to the town, the breakfast was delicious , the room was comfortable and the host knowledgable .

only downside was on street parking was very busy but still managed to park a short walk from the property

Such a welcoming host with plenty of advice on where to go and what to do in and around Keswick. Great central location with easy access to shops and restaurants. Lovely room and decor and all so clean. Great breakfast expertly prepared by the host with good quality tea and coffee.

The property makes good use of quality local ingredients. We enjoyed the Farrer coffee and Border biscuits in the bedroom, and the local toiletries. The facilities for safely storing bikes were very good. Breakfast was very good. Location is excellent, a very short walk into town.

We'd have liked de-caff coffee in the bedroom as well as caffeinated.

We just had a stopover in Keswick, do did not spend much time at the B&B. However, the our bedroom and bathroom were lovely and clean, and all we needed. Tim was a fantastic host with great local knowledge. The cooked breakfast was superb!
