The warm welcome and lovely breakfast. We were offered a parking permit as soon as we arrived which was a nice addition.

Bathroom was a little small, with quite a step up into the shower. The sea view was marred by the Beech trees in front. Couldn't see the sea at all, although a nice seating area in the bay window to watch the world go by.

Breakfasts were good, hot and plenty of choice. Our room was beautiful and the location was great too. I am a disabled woman and was allowed to keep my mobility scooter right outside for convenience. Hosts (Julia & Paul) could not do enough for us, very friendly & helpful.

Nothing was too much trouble for the hosts, who went above and beyond to accommodate our party of 4. Breakfasts were lovely, plenty of choice, hot and well presented. The rooms were fantastic very comfortable and nicely decorated.

Absolutely no fault of the owners but the parking was very difficult - although the owners went to enormous lengths to help us overcome the problem.

The owners were very helpful and friendly, our room was clean and comfortable and the breakfast was descent and they catered especially for me being vegetarian and made veggie sausages. I liked the fact the rooms had blackout blind and it was very clean.

I would prefer if they replaced single use plastic sachets for sauce with a more sustainable option (glass bottles?). Also the sauces were not very nice. I tried the ketchup and it was very sour.

Perfect location for our visiting relatives from Australia, we all loved the location everything about the property suited our needs

Excellent location right opposite the pier and sightseeing buses and just round the corner from the shops/cafes/restaurants. The owners, Julia and Paul, the new chef and the cleaning staff were all extremely friendly. The rooms were spacious and clean. The breakfast was lovely and catered for all options/allergies. Nothing was too much trouble! My mum has difficulty walking very far. The b&b contribute to a perfect stay

Most hotels/B&B can be better at some things but unfair to criticise as this was all it claimed to be, friendly owners/staff, great location and value for money

Room was very clean and comfortable, good selection for breakfast although it was all self service which was not really a problem, staff very friendly, hotel in great location, helped in finding us a parking space which can be a problem in Llandudno.

Love Julia and Paul! They were amazing!! Very friendly, couldn't do enough to make sure our stay was excellent! Was like we had known them for years!! All the other staff were amazing too!! Breakfast was lovely really satisfying!!

The breakfast was a buffet full English and it was fabulous. It had everything we wanted and was always topped up and hot. Our room was beautifully decorated and very clean. The bed was so comfortable and we really enjoyed sitting in the chairs at the bay window looking out at the world passing by. There was tea/coffee available in the room and it was perfect for our short stay. The hotel was 20 yards from the pier and seafront and 100 yards from the town centre which had many shops/cafes/restaurants and ice cream parlours. Julia and Paul couldnt do anymore for us as they were the perfect hosts. We really enjoyed our stay there and will deffinately be returning.

There was nothing we didnt like. The only unfortunate thing was that the council hadn't trimmed the trees over the road from the hotel which did obstruct a clear view of the beach but that was the same for many of the hotels on the front.

Stunning Hotel with beautiful high ceilings and fantastic sea views. Breakfast was incredible too. Everything was just perfect. Lovely comfortable bed with soft bedding.
