The location was the only positive.
Our stay was miserable from start to finish. We complained when we got there as our air conditioning unit was broken. It was not cold and sounded like a diesel generator. We reported this to reception who didn’t apologise once and just said, ‘we know, the man is coming’. Why they didn’t tell us about the issue when we first checked in I don’t know. Nobody came to fix it that day so we had a sleepless night the first night with our children really struggling with the heat and noise. Day 2, we reported again and were told it was being fixed that day. We came back at lunch time and it wasn’t done. Reception rudely again told us it would be done that day. Came back at night and still not fixed so we were told that a colleague would be up to our room shortly. We stayed up for an hour, nobody came. We reported again in the morning after a second night of no sleep and said we would be asking for compensation/refund. We were told this would be done at check out. It was fixed finally for the last night of our stay.
At check out we explained the situation to the person at the desk who was extremely rude and confrontational, refusing to give us any refund because it was ‘fixed’. Even though we suffered for 2 nights that we had paid for prior to fixing. We stood our ground and refused to leave until it was sorted. He was again, rude and demanded we must only do this through booking.com and it was not possible. He then walked off from the reception desk and sat in the room behind ignoring us. I cannot begin to express the stress of this stay with 2 children under 4 years old, one an infant. It was awful and ruined our stay in Venice. We have contacting booking customer service twice to discuss this, who state they will be in contact by 24hrs and heard nothing. We are hugely disappointed with not only the hotel experience but also booking.com and their lack of handling.

Location is very central 5 min to Rialto and 5 min to San Marco Square.
Bathroom ceiling had mold, AC barely worked. Bathroom mirror was loosing reflection in most of the areas. When I requested for another room, guest services were rude and mentioned only had one room available which they gave me, but after me there were 6-7 checkins and could have easily switched my room since I was there before those 7 other guest.
Never again staying at this place, it may sound like bargain but will definely fail any health inspection if conducted.

L'emplacement proche de la place San Marco
La chambre au rez-de-chaussée dans le couloir où tout le monde passe. L'odeur nauséabonde (un mélange entre une odeur de renfermé et d'égouts) en ouvrant la porte de la chambre. En voulant ouvrir la fenêtre pour aérer nous nous sommes rendu compte qu'elle donnait sur la remise/décharge du restaurant d'à côté. Pour couronner le tout, la salle de bain ressemblait plus à une salle de bain d'hôpital qu'à celle d'un hôtel. Moisissure sur le rideau de douche, trou dans le mur... Dans la chambre pouvions aussi trouver des moustiques morts sur les murs et des toiles d'araignée au plafond.
Et tout ça pour le prix de 153€ la nuit!! Vraiment un rapport qualité/prix catastrophique.

Emplacement idéal pour visiter Venise !
La fraîcheur des chambres : l'absence de chauffage dans les chambres et la salle de bains. Même si l'hotel nous a fourni des couvertures supplémentaires, cela a été très très juste. Nous avons dormis quasiment tout habillé tellement nous avons eu froid....

Zeer kleine kamer, bed paste net erin. Badkamer ook klein, op wc zitten is tussen de douche en muur klem zitten. En wc bril zat ook nog los :(

La colazione era l'unico aspetto veramente triste, la posizione della struttura ottimo, che permette anche di tornarci in camera per un breve riposo, la posizione della camera all'interno della struttura era al pian terreno e andava direttamente su una strada piuttosto affolata, ma soprattutto di notte era lo stesso tranquilla....
La colazione, non c'è Buffet e le cose che ti portano sono veramente triste o inmangiabili

Brilliant location. Beautiful little hotel with friendly and helpful staff, especially Mate who helped us out loads and Frederico too. Lovely breakfast and the air conditioning was a bonus.

The location is great, very central.
Bed bugs! I still have visible bites everywhere on my face and body after almost a week. I got a new room after I complained. In that room the shower cabin was missing a half of the door, so after showering water was everywhere on the bathroom floor. Breakfast was very limited and coffee was not freshly made.

Location was very good for seeing Venice sights. Breakfast was ample. Value was okay.
Room was on the 3rd floor, the elevator indicates 3, but it stops at 2 and you had to walk upstairs to the 3rd floor rooms. Not much fun with luggage. Weather turned warm and the room was hot at night

Location was perfect and staff was friendly.
Room maintenance could be kept more up to date. Toilet flush was loose and kept coming off the wall and shower door didn’t shut properly.

The location was excellent, on the direct route from Rialto to San Marco.
We switched to a better room on the day of arrival, though it was still somewhat disappointing. We suffered from mosquitoes in the room and asked the chambermaid to spray the room, but don't think it happened. Lighting was poor.
Breakfast was particularly disappointing with no fresh fruit, no choice of juice, same cold ham, salami, sliced cheese, croissant and yogurt. Coffee and tea were adequate.
The adjoining bar and dining room had an extensive menu, but all rather disappointing.

the location is very nice.
The room was dirty, the sheets and comforter had old spots. the floor was dirty, the bathroom did not have a fan and we could not lock our room as the lock did not work. We asked the concierge to see if she could help with the lock and she responded “don’t worry, nobody will steal your property”. The amount of money spend for this hotel did not justify the quality. A little attention to detail would have gone a long way. The staff often complained they were short staffed and it showed in the breakfast area, in the room and in the stairs. It is a beautiful hotel that needs a tender touch from a skilled management team.

The hotel is located near the piazza st. Marco and the staff was friendly (at least most of them).
The room wasn't clean. There were everywhere killed mosquitoes on the walls with blood and never been cleaned. Also there were holes at the walls and dust on the floor and the hairdryer.
The smell was awful but ok due to the center of the city.
They offer breakfast but is nothing more than 2 croissants with a coffee and some packed cacaos. The breakfast was very poor and you paid for it?
Really overvalued for 92€ per day..
That is a shame..

The room was nice, cosy (old-style decorations) and clean and had its own bathroom and a mini fridge. It was a quiet area even if it was by a busy little walking path to San Marcus Square, just a few minutes away. Having breakfast was the only real contact we had with the actual hotel apart from the friendly staff at breakfast and reception. It was a basic breakfast with some bread, yoghurt, juice and a hot drink, just as advertised on the website.
The only downside was that the room was located a 2 min walk from the actual hotel - so getting breakfast required going there. The Wi-Fi was a bit unstable but worked well most of the time.

We stayed for 3 nights, the bedroom was nice and very clean, towels were changed every day, good stay.
Breakfast - for people who like a good breakfast in the morning not a good idea. One croissant and one very small bread roll per person that’s all.

Room was beautiful -Venetian style. Too bad we could not enjoy it.
We simply could not sleep as they were always constructing something very loudly and the breakfast was just coffee and croissant.
