The room was fine, the guy on reception (although new and not very experienced) was fine - my only issue was that the pub was closed the night we stayed - and I wasn't expecting that.... it would appear the pub is only open certain nights of the week and that is not made clear on their site... also parking is a bit of an issue as everywhere around is permit parking only. However it is a great location to walk into the city, and Canterbury is really lovely.

We stayed while attending a conference at the university. The location was excellent (close to the town center, easy to reach the university, close to the train station) and the hosts were very hospitable and easygoing! We stayed in the garden suite and really enjoyed the access to the garden from our room, which was also very comfortable. Breakfast was fantastic!

No wardrobe or even hanging rails available in the bedroom ??. Staff looked somewhat overwhelmed at breakfast, food hygiene was pretty much non existent. No apology from the staff either after a fire alarm went off at silly o'clock in the morning. Fully aware that sometimes these things can happen accidentally but an acknowledgement of interrupted sleep would've been welcomed Overall would have to say this was the least pleasant experience I've ever had whilst on a break either at home or abroad.
Don't be surprised if your expectations based on a half decent website don't marry up with the reality of staying there.

Very nice B&B! The staff is very service-oriented and kind!
The breakfast is delicious and made from scratch with fresh ingredients.
The hotel is located within a quick walk (5 mins or less) to the west train station and the city center.
I confidently recommend this place!

Very welcoming and helpful friendly staff . Expedia said there was parking ,which is a stretch of the imagination . There is a road with cars parked on it. Haha!!

Overall very good, location was excellent for getting into town. Spotlessly clean and service was very friendly. They are very accomodating when it comes to breakfast. Only negatives was a small issue with the wifi and the lack if parking, but there was a very reasonable multistory around the corner.

Our room was very disappointing, The toilet basin was loose from the wall & leaking. The radiator we wasn't able to turn off & the weather was lovely and hot 17th & 18th Sept. We were banking, This was mention to the manager first thing in the morning.They did try & get there handy man in but no answer to his phone. second night even hotter didnt get much sleep both night, woke up in morning feeling very sick, The window was open & there was so much rubbish just outside the window that could have been cleared away. We didn't stay for breakfast due to us feeling unwell. I telephoned the manager later that day (Kirsty) & complained I said it wasn't expectable to let that Room 10 & I believe we needed so sort of a refund. Kirsty agreed & said that she would have to speak to the owner & would call me back, Guess what Kirsty didn't return my call so I call again - Kirsty said that The Black Horse wasn't letting out the Room on the 18th. She agreed that we should have a refund, But still hadn't seen the owner, Ha still wanting for that call its gone TWO WEEKS - And no call .

The room I was finally allocated wasn’t cleaned dirty bathroom,bed not changed,bins not emptied etc telephoned the number on the desk and complained a very angry woman who was very rude arrived to clean the room thoroughly eventually got to bed after midnight!!
The third night I was awakened by a stranger opening my door via a digital key code and entering turning on all the lights telling me I was in her room and I had to leave because she had booked and been allocated it!!!
Was promised a refund and receipt and so far nothing
My advice is DO NOT STAY HERE !!!!!

Unfortunately there seem to be lots of constant noises going on at night, the fridge, the heating, noises from other rooms using hot water...it has all been very disruptive.
lt’s a shame because it’s a nice pretty B&B and the shower is very good.

A friendly welcome, and great room which was ready early for us. The property is in a great location, close to the station and town centre, but in a quiet street. There was a good selection for breakfast .

Great for one night. Beds were super comfy (we had a room with 2 twins), we slept well. Tea provided in room, and breakfast was an unexpected plus. We expected a pretty basic continental, we got fresh toast and juice. SMALL bathroom - can't stand up in the shower (We're both 5 ft 5"). Not sure if all the rooms have the small shower, it might just be the one we had because we were on the top floor of the house.

Room was fine, check in was and breakfast was good too.Only annoying things were an email telling me checking in after 8 o'clock in the evening would incur an additional charge when the listing says Check-in time 2 PM-10PM. Also the staff in morning seemed very reluctant to cook an egg which the owner said was an option the previous evening.Despite this I would stay here again

The Black Horse is'nt a Hotel or Pub - it used to be a pub - I had assumed that it still was, but it is just rooms. I found the owner in the garden and she said that I had a free upgrade. She showed me to my room, told me where breakfast was, but I never did find out what my free upgrade was...
The room was quite small. I had to move one of the seats to access the built-in small wardrobe and it was awkward to hang things due to the hangars not being removable from the rail. The bed was a double, so ok for just one person, it was very comfy and the linen was good quality.
There was tea and coffeee making facilities in the room and even a coffee jug with some real coffee. Unfortunately both mugs were in need of a good clean/de-staining and this ruined that nice touch.
The stairs to the 2 upstairs room are very steep and the actual steps are very short, descending was unnerving.
Breakfast was a DIY affair and no English Cooked Breakfast be served here. There is a guest kitchen where you make yourself coffee or tea, some toast, cereal etc. There is a girl hovering who will cook you an egg and there was some Sainsburys Ham in the guest fridge and some cheese portions, which you help yourself too. I found this experience rather awkward.
I avoid B&B in peoples houses and I certainly would not have booked this if I had known about the DIY breakfast with no full English on offer. Expedia should make this clearer and either put Continental Breakfast or NO Full Cooked Breakfast
