Very clean and neat, incredibly affordable and close to downtown.

Wife and I booked a 2-night stay for our first ever trip to San Luis Obispo. Arriving by Amtrak, we walked the one mile through a mix of residential and commercial neighborhoods. Our room wasn't available for early check-in so Jerry, Owner-Manager, held our luggage and delivered them to our room. Our queen bed room was spacious and included a desk/chair and small table with 2 chairs. We appreciated the original hard wood flooring, and the wood furniture. The TV and bathroom was on the small side. Towels were replaced daily to our pleasant surprise. The water pressure and hot water temp were decent. The property is being renovated so there is a mix of old with new (like SLO). No frills though there's free parking. It's an easy walk to the fun downtown area, and for those needing more steps, we also walked up to the Cal-Poly campus. Given the high prices for SLO lodging, the Sunbeam offered an incredibly value. The owner grew up in SLO, attended Cal-Poly, and had a corporate career before returning home to run the family business. It's a good feeling to support a locally owned business.

Room was older (liked the real wooden floors!) but clean and adequate. Room was small and set up nicely with table, chairs and desk. Staff is friendly and helpful. Bathroom was tiny but clean with everything we needed.

Everyone was very nice. I enjoyed my stay. My one suggestion would be to update there beds, a little hard for my liking. Staff was friendly and helpful.

Room was nicely furnished, bed was comfortable, looks like they are upgrading the property as they have a lovely new office. Quiet, safe, owner was very friendly and when I left some of my jewelry he immediately texted me to let me know! Smaller, unique hotel, bathroom was rather small but had a wonderful showerhead and nice shampoo and bodywash dispensers. Larger refrigerator, nice microwave and coffee maker as well. Great price for what can be a very expensive area to find a hotel room in. Great place to stay when you are in SLO!!!

The room was clean, comfortable, and well equipped. The management was kind and efficient. I will definitely stay here again.

The front desk person was great! He let us check in an hour early, text us when the room was ready. And even moved our bags up to our room prior to our return. He went above and beyond. The room was clean and comfortable. It’s quiet. Great place to stay for the night. I’d definitely stay here again!

Great stay! The manager was amazing and super helpful and responsive. The room was very clean and comfortable. I would have loved a few more tv channels. It was a yucky rainy weekend and I was stuck inside for a while and the channel selection is very minimal. But the location is great and this is a perfect little motel!

This is a nice and conviently located property. Everything in the room functioned properly. The bed and pillows are quality and comfortable. The room has nice and thoughtful extra touches. The staff is accommodating and welcoming.

Very welcoming and accommodating property. Clean, eco-friendly and quiet rooms. Highly recommended especially for those on a budget (though be sure to drop by soon -- renovation is underway and this hidden gem could become more lucrative an attraction).

I liked this small hotel. It doesn't look like much from the outside, but the rooms are nicely kept. Its very quiet and easily walkable to downtown, and beyond. The innkeeper, Jerry is friendly and helpful. Thanks. Will be staying again!

Construction and/or remodeling of the facility meant that amenities were few and there was no one around to answer questions.

I had a good stay. The property is under construction so that’s why I gave it 3 stars for ‘condition’. I would stay here again.

Very well designed efficient room, small but everything was there (coffee maker, mini fridge, microwave, enough and well placed electrical outlets). Staff very nice and well organized despite ongoing construction (they sent email with very clear check in and parking instructions. it is near the university so it's a very safe and lively area! Definitely recommend!

Even though I had to check in quite late, Jerry’s communication ensured that I was able to retrieve my room key and get into my room safely. The room itself was nice and quiet, and I was able to settle in comfortably.

The cleanest hotel I have ever stayed for such a cheap price. Easy check in instructions. Overall the best option if you are on the budget

Very nice location, furnishings- super nice staff, walkable to restaurants, easy check out. Would have been perfect if the stomping people upstairs and the loud talkers next door had let us sleep, but guess that's Saturday night in a college town ;)

Incredibly friendly and helpful staff

Warm welcome, very clean and comfortable accommodation with good facilities. Thank you. Easy walk to good restaurants. We had v good meal at Flour, nice coffee in trendy Kreuzberg and burger at Big Sky cafe.

Property manager Jerry is on top of it. Confirmed my reservation, asked for my arrival time, had my paperwork ready - easy breezy.

The bedding is well used and the pillow cases start to have pilling, and the pillow is not comfortable. The room is on the noisy side, but it is clean.

This property was perfect for a quick work related trip. Jerry was extremely helpful and kind and even assisted with carrying my luggage upstairs after he learned I have bad knees. Check in was so easy and the location is convenient and close to downtown. I like that they offer Netflix. The cons are there are no elevators (bad knees) and the bed was softer than I prefer but the pillows were good. This is a quaint small property. I had no issues or concerns and would stay here again.
