Lovely property and staff , wouldn't advise staying here though after a night out. It’s a residential road and the noises of people banging car doors etc woke us up ridiculously early. Other than that lovely. Also on arrival there was kitchen stuff everywhere on the landing as I arrived not very good and definitely over priced was what we get I think.

I really enjoyed my stay here. The rooms are very basic digs, bed, tea making stuff, and a nice modern rain shower. There's no fridge or AC as expected in a pub room, I did find though that the room was unusually warm all the time. I kept the window open for my entire stay, had a fan in the room (supplied by the pub) and it was still pretty warm. Not sure where the heat is coming from, it was cool and overcast all the time I was there and the pub downstairs is cool. Who knows, but if you're from USA staying here and are use to AC then this may be a little out your comfort zone.
Staff were amazing, nice friendly clean pub, great selection of food and drinks, and it's tucked away nicely away from the main roads.
Beach is a 5 minute walk, bus into Brighton is even closer, all in all it's a solid 9/10. And if you don't mind a slightly warm room at night, then this will be a 10/10 place for you.

Disappointed.! Price ok. Useful in that it was near our son who we were visiting. It was hot and the room was very hot. There was a fan. The window was fixed so that it would not open beyond 6 inches. The bed was big and comfortable. The tv was good . The bathroom was ok but the loo seat was yucky and wobbly. No excuse for that. I cleaned it up with loo paper and water. Think the room was cleaned with a lick and a promise. The entrance key lock was nearly jammed until they oiled it. Management a tad lacking I think. Price ok. Need to park on street - Pay by Phone App required.

Do not stay at this hotel. Dangerous slippery shower. I fell and got stitches from their shower. No compensation at all and do not respond at all.

Great location and the pub downstairs is very nice. Room was comfortable. Parking is a bit of a headache though - best to not drive if you can avoid it.

The accommodation was clean, friendly and comfortable. Meals in pub very good and great location. We are just used to parking in car parks in pubs so this is entirely different to us but overall great time.

The location of the hotel was great, staff were friendly, and the room itself had just about everything I needed. The only things making me mark my review down is the internet was not able to connect in my room, only in the bar/restaurant downstairs. Also it was a hot day and the room only had a fan and a window that did not open directly so it was a bit hot and stuffy. For these two reasons I'm not sure I would stay there again (I work remote when I travel so reliable wifi is very important to me).

I’ve been looking for a Brighton/Hove hotel that’s convenient, reasonable and has accessible parking, and finally this fits the bill. Nice area, the car park is only a half-mile walk (and cheap), and the room was clean and comfortable. I will definitely book again. Many thanks.

This is a truly funky and vibrant pub which serves great food, has great accommodation and nice staff. We would go here again.

We booked this hotel mainly fue to the price. It is a recently renovated property with very comfortable rooms and lovely ensuites. Rooms are a tad small but its all you need for sleeping. The bed is incredibly comfy, we both had a great night sleep. The fact they dont have breakfast on offer is not a problem at all in Brighton and Hove. There are plenty of excellent establishments across the city for breakfast and if we're honest you dont need an in hitel breakfast as you would be missing out on some real delights in the city. We did breakfast club one morning and then we went to 1up in North Laine which is a gaming cafe with retro consoles you can play while eating your brekkie. If you're worried about the distance from Brighton centre, dont be. Download the bus app for Brighton and Hove to buy your tickets and navigate yourself round. Its easy and buses are regular day and late night as well. The pub itself is friendly with a greay range of drinks and a lovely outside area woth heaters. Lots of things happening such as quizes (sadly we couldn't take part as my boyfriend wasn't feeling great the first night). Any noise from the bar (very little) stops dead on 11. Staff bent over backwards to help and we felt very safe here. We will be back!

There were nice touches such as biscuits sticks of rock and bottles of water. We have a disabled badge and their were plenty disabled dedicated spots but otherwise l think parking might be tricky. We were asked if we wanted our room cleaned or milk and tea refreshed we opted for refreshed but l think they forgot . All in all a nice place for a weekend break and the rooms are nicely decorated
