Car parking is very poor and advises room for a small/ medium cars only, however they still allow big cars to park there. You can’t even get out of your car due to room issues. Breakfast was poor with cold food and tea. No privacy in room as walls very thin and you can hear other rooms clearly. Stains on towels and shower was more of a drip, and only half a toilet roll provided for a 2 night stay. Love Brighton but over £245 for 2 nights it was very poor value.

If you’re on a budget and still want to be well located for a Brighton getaway this hotel is perfect.
As you walk in the reception desk is on your left and a very cozy bar is straight ahead. Very nice and professional staff.
I got a sea view double and the staff put me in 419 which is apparently the nicest sea view room. It’s a nice but basic double room with a flatscreen tv, coffee / tea area, wardrobe, desk etc. the floors are a bit uneven but that seems to be the theme in this old hotel. The shower was a rain shower which felt amazing after a cold walk on the beach.
All in all it was a very comfortable and pleasurable stay, on my last night we stayed up in the bare top maybe 3am, bar stays open til the last resident goes to bed.
Note - checkout is at 11am but if you like a later checkout you can delay your departure for £7.50 per hour, latest checkout is 2pm. I have Amy’s to leave at 1pm so I paid £15. You have to arrange and pay for this before or on the last night of your stay.

The Kings Hotel is facing the promanade,really pleasant reception staff welcomed us, room had high celiing, We were completely happy wirh. Mainly the lady on the bar was so welcoming, again at breakfast lovely young man ensured we had everything we needed which I think makes a difference.

Reception service was brilliant, catered to my every need with a smile. Hotel was right on the sea front with easy access to the town centre. Clean and eco friendly! Simple decor rooms with comfortable beds. Will definitely be staying again

Hotel looks amazing from the outside, a beautiful period building from the early 18th century. Unfortunately inside the period seems to be 1985. Could do with a refurb. Nothing particularly wrong with the place, it just felt a bit cheap. Although the price we paid certainly wasn't. Check in procedure made us feel like we were being seen as potential vandals rather than welcome guests. And weird things like there being a surcharge if you asked for eggs Benedict for breakfast. You could charge 50p more for everyone and say have what you want, it would have been a more friendly feeling. That said our sea view room was great for watching the sunrise and sunset and the room had a nice bath to relax in, so wasn't bad. Just feel this hotel could be much better.

My first stay in the Kings Hotel, staff were friendly, my room was clean, possibly of having a few more plug sockets, USB plug sockets would help, most hotels I stay in have them these days, room was well laid out and clean, tea/coffee table was also fully stocked, shower worked well, breakfast I booked before, I found it very convenient and easy to get a booked table, easy walk around the town, the breakfast staff were also so friendly and welcoming. Would stay again. My room was on the first floor, 107 so I did not have a sea view, I only required the room for the evening.

Hotel was ok but rooms were nothing like you see on their website paid extra for sea view but was in the top floor room sort of attic so was barely a sea view. Checking in was awful one member of staff so was waiting 30 minutes and staff at breakfast were not overly helpful we had to keep asking for certain items. Overall was ok but wouldn’t return

Room was old fashioned and extremely HOT. Holes in the curtains. Flies all around the room and in the windows. Mattress was the most uncomfortable I’ve ever slept on.

Upon arrival there was 2 ladies front of house. Blonde hair and dark hair ladies..i arrive early only to query car parking the blonde hair lady asked her colleague if there was any spaces. Abruptly she replied no..i looked at the lady we were both shock at her abruptness. The blonde haired lady felt sorry and tried her best giving me advice where to park..
If it wasnt for the kindness and empathy the blonde hair lady gave me i would have canceled my reservation. As for me 1st impressions make impact .

Hotel - Updated paint and fresh design. But with it being old, the hallway door does not fit properly and the hallway light shines thru the cracks of the door. Had to take a bed spread and place it in the floor to block it at night and trying to sleep.
Parking - They only have 11 spots for a 90+ room hotel! Bottom line you won’t get one. I wish they would just say Parking Parking, because that’s what I had to do and it’s not cheap either.

It was ok. Family room has a photo of a higher floor room with windows onto a side street, however we were in a basement with a view of a wall. Which was a disappointment.
Room was spacious for 4 people and it was good to have proper beds for the kids, rather than a sofa bed as many family rooms do. A/c was very effective, contrary to other reviews, so it must depend on which room you get.
Bathroom had a large shower rather than a bath.
Breakfast was ok. A bit chaotic, had to wait a while for a table even though they'd got us to book a time the night before. Basic cereal (bran flakes or corn flakes), toast. Watery orange juice. Choice of cooked English breakfast or pancakes/fruit.
The message we got from Expedia when we booked had out of date charges on it, eg ot said parking was £23 a night, but when we paid it was suddenly £25. Similarly it said breakfast was £10.50 but in fact it's £12.50. That doesn't give a good impression at all.
Probably won't stay again, there are better options in Brighton for us (we booked last minute this time, so we ended up here). But it's fine. Certainly a convenient location.

Staff were lovely and helpful, room was clean and comfortable. Being on the sea front was lovely. However, the toilet in the en-suite was in a strangely restricted space. Breakfast was mediocre to poor.
