On arrival we went and checked in. The lady was lovely. I had requested a ground floor room as my son has broken his leg, but we had been given a 1st floor room Which he mastered the stairs. Breakfast was good and very filling.

Excellent food with a lot of choice. Staff very friendly and helpful.

Hotel good value set in a very nice area plenty of parking very quiet at night pub right next door

Reception desk for hotel in very inconvenient location - furthest point away at the bar and not signposted. Just got rudely waved in general dire tion by person at front desk as if we were an nooyance, and then had to wait for same staff member to come serve us there. Rooms noisy, door banged every time neighbouring rooms were opened, had to listen to other guests having an argument in the hallway at 1am or shouting at their kids above at 5am. Nobody around to check out in the morning. Staff only seemed concerned about pub, nobody to desl with hotel issues on site.

Me and my family stay in Lincoln often so we thought we’d try woodcocks. Looks okay from the outside but inside is very dated and old fashioned. Rooms okay for size, and opening windows a bonus but room is tired in decor and very much the same in the bathroom. Kettle with tea and coffee was fine. Location of the place is lovely just a shame about the rooms, I wouldn’t stay again for these reasons. If the decor was updated I’d think about it. Windows outside full of webs and dead spiders on a towel in the bedroom.

Impossible to access wi-fi

Very nice hotel at a reasonable price. We enjoyed our stay and would happily return.

Stayed here while visiting Bach command memorial. Location was great for lots of places to visit and location next to the canal was a bonus. The rooms were clean and a good standard with everything we needed. The onsite pub was great, food was good and the large outside space catered for everyone. Would use again when we are in the area.

The staff were very good indeed. I had tried to book a room for four nights. That wasn't possible so I booked a room for three nights, and made another booking for the fourth night. The staff allowed me to leave my luggage in the first room when I went out and they moved it to my new room for me before I got back. In the pub (great food), my friends and I were served by a lovely guy called Corey. He was the perfect balance of friendliness and professionalism. So much so, that we asked to see his manager and told her how good he was. I liked that there is an interesting marina to walk around. I felt safe and comfortable throughout my stay.

On arrival had to wait for staff to check me in . Very slow . The room was rush cleaned as floor was dirty and toilet had what I presume was wee on the seat and pubic hairs under toilet seat . Bed was untidy and not tucked in properly so quilt hanging off . Not what I expected as the last stay before this was nice !!!!

Just a Pub with accomodation. But staff great.

Great place to stay, would recommend it

Corey, who served us in the pub, was excellent. I changed rooms for my last night (my first room was not available for the whole stay). Housekeeping staff kindly moved my bag to my new room for me while I was out. All the staff were lovely.

Nice hotel good food

Accommodation was reasonably priced and choice of breakfast was good. The shower gel container was empty when we took a shower. This was quickly remedied when brought to the attention of the housekeeping staff. Our room was on the ground floor and there was a strong smell in the bathroom presumably coming from the drains.

Very pleasent staff on arrival and good location to stop off just outside Lincoln. Good value food on an evening and again served by nice staff.

Very relaxing stay. The room was a good size and the restaurant and food was great. A lovely outside area to enjoy and stretch your legs. Will definitely stay again.

The area was good for what we needed to do for 3 days. The beds were awful the mattress was the hardest one i have ever slept on in my life. Wouldn't go back there again because of us . And the bedroom staff in the mornings would bebhave there coffee and chat outside of our window as there was a bench and chairs .so got woke up early every morning.

Nice location for Burton waters and Lincoln.

Stayed for 1 night. Rooms were comfortable and clean. Pub was nice and fairly quiet. Had a nice walk along the river

For the price, it was a good deal, however, the beds were not that great and pretty uncomfortable for all of us. We did not complain at the time as the hotel was full and there was probably not going to be an opportunity to change the beds. They look like they are probably due to be renewed

The room was modern, clean and spacious. Staff were friendly. The Wifi worked very well and connection was instant as I got out of the car. The restaurant was very “American style”.

The accommodation was clean and tidy, the staff were friendly and helpful. The dining facilities were good and parking was easy and free of charge. for people with electric cars charging points were available.

Good for 1 night stay. Room basic but clean. Nice location. Pub very busy, food adequate, staff friendly but being very rushed meant service quality affected .
