What a charming place to stay! We stayed in the Patrick House. Initially we thought the AC wasn't working well but realized by closing the bathroom door we'd closed off one of the registers. (It's an old building so that's what worked :-) The owners and staff were friendly & accommodating and the breakfast was wonderful! Very walkable to Beverly St, restaurants & shopping. Staunton is such a lovely, if hilly, city! About to book a room for our return trip!

Walking distance to Blackfriars Theatre, dining options and small shops. Breakfast was wonderful! The rooms and breakfast room are not in one house but several historic homes which are adjacent each other. We enjoyed our stay.

Ross and entire staff were friendly, helpful, well informed and accommodating. Frederick House is a delightful place to stay. Incredibly convenient for exploring Staunton on foot. Highly recommend this independent lodging opportunity.

Lovely hotel—warm and friendly staff were very welcoming and helpful. Our room was wonderful and the bed was incredibly comfortable, and the breakfast was homemade and really yummy!

What a lovely property! The room was immaculate, the staff kind and accommodating to our late arrival. The location was perfect. We were surrounded by quant shops, beautiful buildings and a plethora of great dining options. The breakfast in the morning was the cherry on top! Beautifully presented and tasty. We will definitely return to this establishment.

Enjoyed our stay. Innkeeper was very nice. We even visited the cat rescue. Was concerned my friend was going to take home another kitty!

Our room was cozy and clean. The staff was great. There are five choices for breakfast and the food was fresh and yummy.

On a Monday, our car was ticketed after parking in the only available spot for about an hour and a half. Very limited parking is not convenient.

Couldn't speak more highly of this hotel. The owners are so friendly and helpful. The home cooked breakfast every morning is substantial and delicious. The hotel is ideally situated within walking distance of all the points of interest downtown. You will not regret staying at the Frederick House.

Great experience, even our hot breakfast was good!

This place was a stopover on the way to our 'real' vacation. We just needed a place to break up a long trip to New England. We got more than we expected. The room was very comfortable and rather charming. The staff was cordial, making us feel welcome and suggesting several restaurant options for dinner. The included breakfast was delicious. We were the only folks at breakfast initially, so we got to spend time chatting with the owner; very enjoyable. At the end of our stay, we went from considering the Frederick House 'just a place to stay for the night' to somewhere we'd like to visit again (along with the charming town of Staunton).

Breakfast alone was worth making the trip. Friendly staff, delicious breakfast. Great location to visit historic Staunton and ride the train. Loved the unique feel of the room. Very comfortable

This is such a charming and unique place to stay! We loved that we could easily walk to so many excellent restaurants and we enjoyed the play at BlackFriars Playhouse just a couple of blocks from Frederick House. Our room was spacious and comfortable and we loved its character. Breakfast was a delight. Highly recommend and we will be back!

Everything was wonderful except the hill when coming back after dinner..lol..had a lovely time..thanx so much! We'll be back.

Very nice stay. Older setting, but convenient

The pictures are not an accurate reflection of this property. It was shabby and even a bit creepy. Our room (room 18) was a poorly converted garage. There were flower decals on the wall that were peeling off, the shower floor had moldy grout, the joint tape was coming off from the ceiling the TV was the size of an Ipad mini, spiders were in the corners, but the greatest insult of all, was we paid more than $600 for this miserable experience. Don't be fooled like we were.
