Was here in Nov 2023 was fine then but this year felt uncomfortable with i think immigrants in the hotel and my partner was put off by dodgy dealings in the hall way at 11pm . we asked for some assitance saturday night but no one in the hotel could speak English !!!
We couldnt find a parking space as really busy saturday night and double parking made it imposible to park.

We have stayed here a couple of times before. We have always enjoyed it (yes, it's a big building that has seen better days and is very dated).
What has always drawn us here however is the on-site swimming pool.. when we arrived after calling the number at reception we were unfortunately told that the pool was no longer in use.
Our children were gutted as that's our main reason for choosing this hotel.. there are cheaper and better options available in the area and having that pool closed indefinitely means, unfortunately, we won't be coming back from now on.

I didn't actually stay, I walked into reception which was disgustingly and smelt and found somewhere else to stay

It was discusting!! So dirty, the room was filthy. Ripped wallpaper, every plug socket and light switch was so dirty. The room smelt damp. Curtains and towels had stains all over them. The wimdows were discusting. Looked like they had never been cleaned and bird muck all over them. Complained but the man on reception didnt care at all.
This property should not be allowed on the website. Its false adverisement as other than the picture of the building inside it looks nothing like the pictures. It needs to be comdemmed for health and safety reasons!!

What an absolute dump this place is you had to leave your shoes on the carpets were that mucky. How this place has a 3 star rating is beggers belief. The place wants shutting down. AVOID even if you are desperate...

It needs a good refurbishment carpets worn and patched up in our room double bed was so uncomfortable could feel the springs single bed ok. Alright for the price but would definatly not stay again photo's of hotel on site must have been year's old think it needs updating the was nowhere to get anything to eat if you wanted to

The photos are nothing like what you get
It’s a dirty run down hotel we Wes booked in for 2 nights we left after one night
I got some kind of insect Bite in 4 places
On arrival you have to ring a number on the desk and then wait
We was taken up the stairs to the dirty room
One very small hand towel to get dried with
Only one plug in the room
No bath mat
The quilt only just covered the bed so once you got in bed the quilt didn’t cover you
The view from the bedroom window was just a dirty mess to look at
Don’t walk around the bed room with out your shoes and socks on because your feet will get dirty after your shower
Not enough parking for the amount of rooms
I’ve never stayed in such a dumb in my life and will never be going back
These booking sites should go and check what is on offer before selling it to the public
The hotel needs thousands of pounds spending on it or pull it down and make it a car park
So please don’t go to this s*** hole go somewhere else

The service was so kind every time, both during chek im and durimg check out. Just we didn't have trowels in the room butvit was sorted out ringing reception eventhough being late in the naight.

Terrible night stay. Beds are absolutely worse then sleeping on hard cement with a sideways tilt. I had to wipe my feet after leaving with a wipe. Carpets are trip hazards. Do not stay,,, sleep in your car. It would be better.

Awful, a beautiful old building that is falling to bits, the family room was dirty and basically uninhabitable, they gave us two other rooms, one of which had a lock that was really really hard to open from inside, glad there was no fire.

Beds clean, room very dated, ripped curtains, dripping ceiling onto my sons bed. Had to remove the mattress and put it on the floor. Shower was mouldy. Reception man was friendly.

The photos that we saw on Expedia were nothing like the place at all. There was NO bar,games room or terrace to sit on. The conservatory was covered in dead flies and wasps/bees. Everything in the games room was broken. Swimming pool was closed off. Couldnt sit out side it was all a car patk. Stains on towels and carpets frayed . Never again i dont know how its rated 3.3 . Also there are people that live there but we werent told. Staff were non existant had to phone them to come to reception to book in . Avoid at all costs

The room was OK. As a 3-star hotel, I was not expecting luxury for sure but I was hoping for cleaner rooms. The staff were extremely helpful and friendly and made the experience good.

Never seen anything like this place, it was an absolute sham! It's basically a very old almost derelict building with awful rooms within it. The doors on rooms were not secure, the stairs felt like they were going to collapse as you walked up them. This place was so bad we decided to go straight back home.

This property does not deserve its three star rating. While it still has many original features, it is badly in need of renovation with wallpaper in need of replacing poor, stained carpets and chipped paint.
The bed was quite uncomfortable too.
The car park at the front was very tight and the garden overgrown.
We got just two large hand towels and no bath/shower mat.
We certainly did not feel like we got value for money.

The receptionist was lovely. Unfortunately the beds was stained massively, sheets all ripped. Holes in door, pubic hair in bath. Inside of kettle mouldy. Decor very dated but i can live with that as lomg as my bed was clean, unfortunately it wasnt didnt sleep a wink

Cheap and cheerful ensuite twin room. Free parking, about 20 minute walk to seafront. Good for staying overnight for concert as we did.

Green Gables looks as though it was once a grand house. It still has a wealth of original features but unfortunately it is run down. Dirty ripped curtains at the windows, flaked paint. Lovely Minton tiles in the hall but the rest of the flooring is thin black ill fitting carpet tiles. Our room was clean but the carpet had brown stains on the floor, the hot water tap needed a vice like grip to turn on and off and to be picky the toilet seat didn't match.

Booked because it had a pool, checked the opening times by phone the day before, then when we arrived it turns out the pool has been closed for two months. I don't like being lied to.
Shower dangerously hot, could not be adjusted. Basin waste jams shut. There is no extractor in the bathroom.
One towel each, not large enough to wrap around moderate sized person. No bath mat.
General condition is poor, it appears parts of the building are derelict. Entrance has old mats over broken tiles. The floor plan has a lounge and a lift, but both are closed.
The ambience is of a poorly managed hostel, residents hanging around the entrance appear to be under influences.

It ticked all of our boxes for a one night stay. It was clean and smelled fresh and fragrant, it was comfortable and the water was nice and hot. The carpet isn’t very old but the bathroom floor although clean, needs replacing.

The room wasn't cleaned properly, including a towel left in the bathroom and a used bandaid stuck to a chair. The linens were the wrong size for one of the beds and kept coming off the mattress.

We have been here many times over the last 20yr . I belive you get what you pay for. The staff are nice but you need to ring for sevice as desk is not manned. The rooms are dated but clean beds are comfy. We got a double double there qas plenty of room maybe a few chairs would have been nice. Last time we went was a few yr ago and we had the use of the pool this is no longer available. Parking is limited and some times not the best if customers deside to block you in but it is free. They have never done food in a long time so you need to either bring it in or order. All the food brochures have been taken away so you will need to order and have delivered. We come back yr after yr so hoping to see the place more restored to it former glory over the next few yr.

Nobody on reception, had to phone.Water leaking from radiator in first room, no sink plug in second room offered.Wifi works in reception but not in rooms.Staff try to be helpful when they can be found!

AVOID AT ALL COSTS, in major need of modernisation with undesirable residents staying there. Unclean rooms which smelt, dirty mattresses, never stayed the night and refused refund.

Awful, did not stay even though room was paid for. The hotel outside was very tired and rundown. Inside was cold tired and smelt. The dining room had paper table clothes with "seasons greetings" on them and wooden cutlery. After seeing all this I did not want to even look at bedroom. I informed the man on the reception desk that I would not be staying and why, he just smiled !!!
Another family were turning and leaving at the same time we arrived because of the same reason.
