The space
This stylish and modern 3 bedroom home is ideally located just off Hills Road in a safe and quiet neighbourhood. This is the perfect place for a group of up to 6 people looking to explore, work or study, with everything needed a short walk or drive away. Cambridge station is just 15 minutes walk and the Cambridge Leisure Park is 5 minutes walk with cafes, restaurants and entertainment all a short walk away. Beautifully decorated and furnished, with well thought out pieces to create a relaxing and stylish stay here in Cambridge.

SLEEPING:
Main Bedroom: 1 x King Size Bed with built in wardrobe and work desk.
2nd Bedroom: 1 x Double Size Bed with ensuite, built in wardrobe and work desk.
3rd Bedroom: 1 x Double Size Bed with built in wardrobe and work desk.
Main bathroom with shower and a small bath.
Each bedroom has bath and hand towels for each guest, and complimentary toiletries are provided for your stay.

CHILLING:
Bright open plan living/dining and kitchen, going the length of the house with sky windows and breakfast bar. Great for a large group to relax and enjoy. There is also a large wooden patio area with seating for 4 persons and a long extended private garden. A flat screen 40 inch Smart TV is provided with streaming apps and TV stations, available to access over a super fast wifi connection.

EATING:
The modern kitchen is generously sized, and fully equipped for home dining. Use of appliances include an oven, electric hob, fridge-freezer, dishwasher. Smaller appliances include a microwave, toaster, kettle and a Krups Nespresso coffee machine. There is also a washer/dryer available for personal use.

PARKING:
Parking on the street near the house is for local residents only, but there are a number of short term and overnight car parks that are available nearby, with some a short 10 minute walk away. Using the Just Park App, you can also find parking spaces nearby.

OUT AND ABOUT:
Situated in central Cambridge it is a 5 minute walk to Cambridge Leisure Park and Hills Road, so only a short walk to local coffee shops, restaurants and numerous supermarkets, as well as family entertainment with a cinema and bowling alley. Cambridge train station is a 15-20 minute walk or 5 minute drive.
It is a short walk to local bus stops taking you into the city centre, Cambridge station, Addenbrookes hospital and the Biomedical Campus. There is a local sports field (5mins walk) with kids playground and paddling pool, soccer field, tennis and basketball courts.

I won’t be around in person during your stay, however I have help managing my Airbnb with a professional co-host of Airbnb. My home is professionally cleaned and the linen/towels are replaced with freshly laundered supplies between each stay.

There is also remote self check-in to give you flexibility if arriving late, and 24/7 guest support is on hand should you need any assistance during your stay. Please refer to our Guest manual that we send to you, for contact details.
Guest access
Guests have full, exclusive and private use of my entire home and will not be disturbed during their stay.
The property is setup to offer remote access with easy self check-in, and no direct contact with anyone is required.
We offer 24/7 guest support should you need any support or assistance during your check-in or stay.
Other things to note
- We do not allow parties, events or gatherings of any kind and have sensitive neighbours
- Smoking in the property is strictly prohibited.
- Extra guests are not allowed.
- Superfast Wifi up to 50 Mbs
- Pets are not allowed
- Travel Cot and High Chair are available for hire at a cost of £50, or £30 each on their own. Please request during your booking for delivery to property prior to your stay.
- Please remove shoes while inside the property and leave in entrance hallway.
- We provide basic toiletries for your stay. We also provide a washing-up pack, dishwasher tablets and washing pods, toilet rolls and kitchen roll. If more is needed during your stay there are nearby supermarkets minutes away.
- This is our home in Cambridge, please care for it as you would your own.


Important: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.
The online verification process requires a government-issued photo ID and a credit or debit card.

During this process, you may choose between a refundable GBP 500 deposit (plus transaction fee) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
