This was our 4th or 5th stay at Eric & Marie’s apartment. We really love the views from the wrap around balcony & its proximity to the beach, buses, train’s & supermarket. A big thank you to Anna, It was really nice seeing her again. As per usual, very friendly & helpful.

This is about the 4th time I have stayed at Eric and Marie de Valon's stunning penthouse apartment in the middle of beautiful Beaulieu sur Mer. It's a perfect gem of a place from the moment you are greeted and welcomed by very friendly Anna who looks after it. The huge terrace is amazing with wonderful views towards the Med and the Alpes Maritime tumbling down into the town set with the beautiful villas and foliage. Very pretty all lit up at night. The terrace has trellis with fragrant jasmine growing up it, there are pots of bouganvillea, lemon trees and oleander as well as beautiful terracotta troughs filled with a sweet smelling flowering bush. There is comfy outdoor furniture too to enjoy your al fresco meals and evening drinks (shame about the days of rain whilst I was there though) The apartment is very clean, light and airy with three large sliding doors leading out onto the terrace. The lounge and kitchen area are open plan and have everything you could wish for or need. The stylish bedroom is large with a wonderful view out across the town and Alpes Maritime through the sliding glass doors. The bed is probably a little too soft for me but nevertheless is comfortable The bathroom is well designed and modern with a lovely big walk in shower with the most amazing view from a window whilst you shower. Except for the very long password you need to key in when first logging on, the WiFi there was about the most efficient and fast I have ever come across.

We have stayed at this delightful apartment the second time at it was again the perfect hub for a week of tennis, cycling and relaxing. The balcony is the main attraction, with wonderful view to the sea and the hills. Close proximity to restaurants, supermarket and train station.

This is a delightful apartment, ideally located in charming Beaulieu. It is spacious, elegantly furnished (with the extra charm of the original artworks) and equipped with all a visitor might need. The wrap-around balcony provides views of both the sea and the crags and the development is very well maintained and peaceful. The apartment is a short walk away from a Super U and other provisions shops, restaurants, bars, patisseries and the excellent bus and train service, providing easy access to the length of the Côte d'Azur. The port and the beaches are just down the hill and a nearby park formed by an olive grove provides an island of tranquility. The apartment is very good value for money and the manager, Anna, was unstintingly helpful and welcoming.

This apartment must have the best view in the whole town of Beaulieu! To wake up each morning to see the cliffs in the sunshine was simply magical! Great location for walking to the U (supermarket) which is a terrific store... walking to restaurants or strolling down to the marina. The apartment is quiet and roomy. Anna, the manager, is very efficient and greeted us on arrival...she is available by text almost all the time and does everything with a smile! As others have mentioned, the new bathroom is beautiful and roomy but there is no soap, body or hair product which unfortunately seems to be the norm now. I am sorry to have to deduct one star but we felt that the primary furniture in the apartment, the beds and the sofas, were very uncomfortable, very old and in need of replacing. We probably spent more time inside than some summer visitors, but still...furniture needs to be updated from time to time and needs to provide support and comfort! It should not be something that is compromised on. The value of this apartment was excellent but if given the choice, we'd be happy to pay more if we could have comfortable, supportive beds and sofas.

This is the 2nd time I have stayed at Eric's as I affectionately call it. Everything about is superb - the lounge /kitchen, the amazingly beautiful bathroom, the comfy spacious bedroom with a fab view as you lay on bed. The huge super terrace with its views of the sea, town and the Alpes Maritime. The kitchen area is beautifully designed contains all the utensils, pots, crockery, cutlery, china and glasses you could possibly need with the exception of containers for use in the microwave. The whole place from the moment you enter the complex, you know you are somewhere very special. Anna who meets and greets you and shows you around the apartment is very welcoming and cheerful. The price of Eric's for a week is fantastic value of money especially as it is in the midst of the Golden Triangle of Cap Ferrat, Villefranche sur Mer and Beaulieu, almost halfway between Nice and Monte Carlo. Beaulieu is beautiful and has all the food shops, cafe and restaurants you could possibly need. The walk through the landscape Gardens by the Rotanda and Casino down to the sea front promenade is lovely. You can walk from there to the coastal path on the shoreline of Cap Ferat pass David Nivens old home. You can also get the bus under the railway bridge round the corner from the Beaulieu railway station to take you to the amazing fabulous Villa Euphrussi Rothchild with its musical fountains in the landscaped gardens looking out over the bays of Beaulieu on one side and Villefranche on the other. The bus will also take you to the delightful St Jacques Port Cap Ferat where the cost of a beer and nibbles or a meal are very reasonable given the fact that Cap Ferrat is a most desirable and sought location by the rich and famous. The same bus will take you to Nice via a stunning route. Trains and other buses (on the seafront) will also take you to Nice, Monte Carlo and Menston. Trains will take you Italy or in the other direction pass Nice to Antibes, Juan's le Pines and Cannes I love Eric's and Beaulieu so much, I have already rebooked to stay twice next year 2023. Sheer perfection a holiday here.

The property is just as described on the site & has all that is required for a relaxing stay. The views from the wrap around balcony are lovely over the sea and mountains. We love Beaulieu-sur-Mer and the location is good for restaurants, beaches and the train station. Anna, the manager, is so helpful and accommodating & was there to meet us when the taxi brought us from the airport. Thank you Marie & Eric

First, Beaulieu-sur-Mer is a charming town. Second, everything about the apartment is as advertised and more: there is a view of the sea and a wrap-around deck. The location is great. The apartment is open and airy with state of the art appliances. The kitchen is well-equipped for cooking and dining. The bedroom has air conditioning. All of this said, the apartment is on the 4th floor and that means that when it is hot out, it is hot inside too.

Leiligheten som vi har leid flere ganger tidligere, er romslig, godt utstyrt og har en fantastisk terrasse med flott utsikt over Middelhavet! Vi har leid bil og nytt godt av parkering i garasjen i bygget. Mer sentralt og hyggelig kan man ikke bo i Beaulieu sur Mer, denne hyggelige og sjarmerende by som også har flotte offentlige strender. The apartment was in a perfect location for our stay. The balcony provides a wonderful place to relax, eat and drink while enjoying the beautiful views.

This property is everything that the host advertises. The view is second to none with a surround of mountains and the sea. It is very close to every amenity you could possibly want; beautiful town square, cafe's, restaurants, shopping, grocery stores, train and bus connections, all within a few minutes walk. The flat inside is airy, clean, very safe feeling with the bare essentials of amenities a renter would need. Some things were lacking like hand soap & extra bath towels. An English explanation to operate the induction cook-top would have been helpful as operation can be challenging for some. All in all we were very satisfied with our entire experience. Both the hosts and the property manager were quite attentive to detail and very pleasant to deal with. I would certainly stay at this property the next time we are in the area. We loved this property. Very roomy with great terrace featuring gorgeous mountain and sea views, overlooking the port. Just around the corner from the market, the shopping street with great patisseries, and the supermarket. Close to train and bus. Building felt secure with lovely courtyard garden. Anna, the manager was welcoming, efficient and helpful. A/C in the bedroom was appreciated. Next to a school with voices of young kids on the playground - not an issue when you're out and about most of the day. Enjoyed the paintings of the owner decorating the walls. We would definitely choose this property again as it was a great experience.

Pour les amoureux de Beaulieu c'est l'idéal : un appartement superbe avec vue sur la mer et toutes les commodités à quelques pas (marché, grande surface, cafés et restaurants) , deux jolies plages pas loin, un parking.

Nous sommes arrivés le 12 mars, juste avant que les mesures de confinement soient prises. Avec la mise en place du confinement, nous n'avons pas pu profiter de la région, mais nous avons pu apprécier le confort de cet appartement, qui bénéficie d'une très belle terrasse avec vue sur la mer. Propreté irréprochable. L'immeuble est calme et très bien situé. Aucun problème de communication (mail, tél.), accueil sympathique. Nous regrettons bien sûr d'avoir dû écouter notre séjour à cause du confinement pour rentrer dans notre pays de résidence, mais nous espérons revenir !

Stayed many times in Beaulieu in both hotels and apartments. This was the first time we had stayed at this particular apartment. It exceeded our expectations in every way. Fantasyic views, light and airy rooms, everything you need. Lovely entrance hall. I highly recommend this gem and it's great value for money. Beaulieu is a wonderful town to stay, Go for it.

My husband and I recently spent two idyllic weeks at Eric and Marie's flat--it suited us perfectly! The apartment was spacious, with all the conveniences one would need for a comfortable stay. The kitchen was well equipped, and the bathroom had every modern convenience--including a two-tier rain shower. The views from the terrace are magnificent--the terrace wraps around the entire apartment, so you have views of both the sea in front, and the hills in back. Also, there are two sets of tables and chairs, as well as lounge chairs. The bedroom is quite large, and air-conditioned as well. With a sliding door to the terrace, we hardly ever used the air conditioner, even in August. The apartment is also well-located between two beaches, and a couple of minutes walk to the supermarket, train station, bus stop, restaurants, and shops. Although we rented a car, it was not necessary, as you can travel all over the region by bus or train. Marie and Eric are a lovely couple who made sure our stay was as comfortable as possible. In addition, Marie is a talented artist, and we enjoyed her works very much. Marie and Eric, thank you so much for your kindness. We will definitely be back, and hope to see you again!

She met us at the entrance and gave us a comprehensive introduction to the apartment. We found the apartment spotlessly clean, well-equipped, comfortable and quiet.

Really great location and the apartment is really super. It is exactly as it looks in pictures and we really enjoyed our stay. The only slight concern was the bed which was 2 single beds joined together not a proper double bed, but otherwise absolutely perfect apartment!

I had a wonderful week chez Eric & Marie de Valon. The apartment was beautiful- spacious with a wonderful terrace with lovely panoramic views. The apartment had everything for a comfortable stay. Just back from two weeks spent in Beaulieu sur Mer over Easter. The weather may have been variable, but the whole experience was most enjoyable. Monsieur and Madame de Valon were charming and efficient during the booking process. Ania, who met us at the apartment with keys was delightful, and explained everything in detail. The apartment was amongst the best I have stayed in: well and thoughtfully equipped, tastefully decorated ( including several of Madame de Valon's own paintings ) and very light. The terrace and the views are even better than in the photos! I have visited Beaulieu sur Mer several times before and am very much looking forward to returning, hopefully to this apartment! Très belle situation qui permet d'aller partout, à pied ou en train ou bus, de visiter Villefranche-sur-mer, Saint-Jean Cap Ferrat, les hauteurs de Beaulieu et Menton. Accueil chaleureux d'Anna.
