Patricia’s property is an amazing spot for a Mexico getaway to avoid the resort crowds. The house has everything you need to be comfortable. The house is clean and well stocked. Fresh, filtered water was an added bonus. The pool and outdoor furniture made it the best spot to enjoy the day, sun up to sunset. The grounds keep Lalo is very helpful as well. We can’t wait to come back!

We had a wonderful stay here - will definitely return! The house is open and beautiful with two private bedrooms and bathrooms. The master bedroom is a bit bigger and has a lovely view, but the downstairs bedroom is also very nice and has its own bathroom. The pool is gorgeous and there are many options for seating and lounging. We had 5 people here to start with and it was not at all crowded. The property sits up a hill so there is a bit of a walk into town (15 mins to the main part of town). If you are in any kind of decent shape this will not be a problem and you may even welcome the exercise. I would recommend comfortable shoes as the road is quite rocky and uneven in places. This will be an issue for anyone with mobility issues or an aversion to exercise, but you can rent a golf cart. There are a few nice places to stay in town, but from what I could see there was nothing comparable to the beauty and privacy of this house. Also, typical for open tropical living you will share the space with a variety of insects and lizards. The town of San Pancho is much bigger than we expected with multiple great places to eat, do yoga, walk, and explore. I would recommend a stop at a bigger grocery store in Bucerias on the way and then supplement with items from the shops in town.

Like many of the reviews have stated, this property is even better than we expected. The space is very well laid-out, easy to feel at home, yet it feels very special. there was everything we needed from towels to dishware, yoga mats, and water. There were two of us staying in the main home, and a third in the casita. We spent a lot of time around/in the pool, taking in the incredible vista and amazing sunshine. We walked into town a couple times a day, no problem. It's a gorgeous, safe walk. There is definitely a hill to climb that raises the heart rate, but even in the heat of the mid-afternoon, it's totally fine (we're all fit-ish, but def not athletes). Patricia was a dream host, we had all the privacy we wanted, yet knew she was close enough if we needed any support. I'd stay again in a second!

My husband and I were so impressed with this property and with Patricia and Donny, who went the extra mile in every way. Originally we were going to rent a golf cart based on reviews, then decided to rent a car for our trip to SP and Sayulita, but Hertz ran out of cars at the PV airport (although we had a reservation. Seinfeld much?) Turned out to be a lucky break -- we enjoyed the 20 minute walk (even the hill, although I don't recommend for people with mobility issues as the road is rough) into town/beach, which we did twice a day. Lots of chickens and dogs around San Pancho, so it can be noisy. But the villa is an oasis -- clean, airy, beautiful and great views!

I had an amazing stay at the Vrbo in San Pancho last week. The location exceeded expectations, offering breathtaking views that were even better than the pictures. The pool was just the right size and temperature, adding to the overall relaxation. The beds were comfy, the kitchen well-equipped for complete meals, and the distance from town, though fair, made a golf cart essential, especially for older guests. Highly recommend this place!

We recently had the pleasure of staying at this fantastic home, and it was an experience we'll cherish forever! From the moment we stepped in, we were captivated by the spaciousness and the authentic Mexican culture that this home exudes. The highlight for us was undoubtedly the fantastic pool and patio area. It was the perfect oasis for relaxation and family fun, with ample space to lounge and enjoy the sun. The pool itself was a refreshing retreat, and the surrounding patio provided a great spot for our family gatherings. Inside, the comfort continued with beds that felt like clouds - ensuring a restful night's sleep after our days of exploration. The second bedroom was a dream come true for the kids, thoughtfully designed and just the right size. Waking up to the spectacular view each morning was a treat. The home's location offers a sense of isolation and privacy that is truly rare, allowing us to disconnect and immerse ourselves in tranquility. The warmth and hospitality of the family greeting us added a personal touch that made our stay even more special. They made us feel welcome and were wonderful hosts. The city nearby is a gem with its fantastic food and friendly people. It perfectly complemented our stay with its vibrant culture and culinary delights. However, the home is a bit far from town, so we highly recommend using the golf cart. It added a fun and convenient way to explore the local area.

Lovely property, lovely hosts, lovely area. My wife, my 3 daughters and I thoroughly enjoyed our stay. 2 of my daughters stayed in the adjoining casita. The heated pool was gorgeous. We rented a golf cart to get into town, although I mostly walked given that the cart only had a 4-person capacity. We cooked our own breakfast but ate out often. The restaurants were quite good. Visitors should bring cash as many of the businesses only take cash. The bank machines were sometimes unreliable and the exchange rates are not the best. We took separate Ubers to San Pancho, although one should approach these with care. My driver took a wrong turn onto a toll road and I ended up getting charged the toll. Uber support was totally unresponsive on that issue. All in all, a wonderful place for a vacation.

We stayed here with our two year old while visiting friends in San Pancho. Patricia met us upon arriving and was warm and kind. There was a pack and play for us and a beautiful clean house. The second bedroom is very secluded from the first so it might have been better if our kid was a little older, and needed their own space. The house is situated on top of a hill, overlooking all of San Pancho. If you like feeling the burn you can easily walk into town and then hike back up. The pool was a little on the cold side, but it's such a lovely view you seriously can't really care that much. The rooms have black out curtains for sleeping in and then open up, allowing for all of the beautiful natural light to come in. A lovely home.

It's a really nice property with great views. Pretty much lived in the pool the week we were there, due to it being so hot. The property is at the top of a hill, so would highly recommend renting the golf cart they offer. Makes getting into town (although this is in town) a lot easier and faster. Very private, and the house is set up with one bedroom downstairs and one upstairs, so can be a good place to stay if traveling with another couple.

Beautiful property - view is stunning. We were hard pressed to leave the property to go to the beach!! House was spotless and beautiful. Patricia and Donnie were very friendly and helpful! Couldn’t ask for better. HIGHLY recommend!

I can’t say enough about this property. It was perfect for our family, and we will definitely be back! We LIVED in the amazing pool. The owners are SUPER helpful if/when needed.

We stayed at Casa Guadalupe for a week. Every day we would say how there is no reason to leave the property. It is perfect. The pool, the views, the house … everything. Patricia and Lalo were always available and never intrusive. We would definitely return. (Golf cart is an absolute must!)

We absolutely loved this home. It was stocked with everything we needed and was very comfortable. We can’t wait to visit San Pancho again and stay at this amazing home!

This was a perfect location to spend almost 2 weeks. The pool, the views, the comfy beds, the golf cart (a must, especially with a toddler), it was all as others have said - better than pictured! We were grateful to have brought our monitor as the second bedroom was on a lower floor, and that worked well for us along with our pack n play. Patricia and Lalo we’re wonderful hosts and truly were available for anything we needed, but also let us enjoy our time as a family. A lovely stay. San Pancho has everything you might need to cook at home via many great little shops and grocers, and tons of amazing options for dining out (Ikan, Chido Greens, Organik, Miscellaneous Café, Arigato, La Cerveceria we’re some favorites). Don’t forget to hit the market on Tuesday’s and yoga + massages at El Estar. And of course get to the ocean every day for a morning or sunset dip, or rent chairs for the day. Sad to go, and will be back!

We loved this place! Patricia's house is atop a steep hill overlooking the residential valley and west to spectacular sunsets. San Pancho is the perfect sized town. It has all the amenities without all the people. Renting the golf cart to get around was a for sure "yes" for us. The house was clean and well furnished. Bougainvillea lined the walkway to the front door. The pool is private and heated to just the right temp. The whole place has a very Mexican vibe which we loved. The 2 en suites worked out beautifully for 2 couples. Patricia was the perfect host: she lives on-site but never hovered. She answered her phone immediately and was available to us but other than that, we never would have known she was there. If you're looking for a rustic yet elegant experience, you found it!

This was our second time staying at Patricia’s and it was just as fabulous as the first. Hoping to make it a yearly thing and I wouldn’t stay anywhere else! The house/pool/view adds so much to the trip.

The property is fabulous with great views. the bedrooms are well separated providing quiet and privacy. The common areas are spacious, light and welcoming. The home has a fabulous layout and the infinity pool is comfortable and relaxing. We enjoyed every moment here and are planning to return next year. The owners are on site are very welcoming, accommodating and want for their guest's comfort. Wonderful people and helpful in making local recommendations. Do take their golf cart rental as it makes in town exploration and travel very convenient I highly recommend this property!

The property is very clean and well-maintained. When we had a couple of questions or needs, the owners were quick to respond. We asked for a few recommendations and they also provided them quickly. The owners are fluent in English and Spanish. This was our first time in Mexico, and it was a lovely experience. The property is up on a small hill, with a view to the town and ocean. Because of the shape of the valley that the town is in, sound from the town tends to carry up to the hills -- so you will be hearing more revelry on the weekend evenings, but that also includes the amazing wildlife from the nearby jungle. The property is large and beautiful. There's nothing like having your own pool and area to stretch out -- lots of privacy and security.

This property is utterly amazing. While it is quite a walk and/or drive along rough roads to get to the beach or town, you really don’t need to consider that much of a factor because you’ll want to relax and bask at this amazing retreat! I would recommend budgeting/planning on renting the golf cart. The walk is not too long, but we found ourselves enjoying the ability to use the golf cart to get into town greatly. The whole house is amazing and gets wonderful sun almost all day long. You can layout on the patio or in the pool and enjoy the amazing view. With the master bedroom right off the pool you get the same view when you wake up and it is amazing! Most of all, Patricia and Lalo were both so incredibly welcoming and helpful. Patricia was responsive to questions or concerns and very helpful and Lalo did an amazing job just taking care of the property. My partner and I will definitely visit again.
