My husband & I booked Dan's Homestay as it was quite close to where we needed to be the following day. Dan greeted us at the door to the property, that looked like a small office building. Dan was friendly and showed us to our room, which appeared to be clean. It was a big room with a double bed, a very large desk in one corner. The WiFi was good. The parking at the rear of the property was good, and felt safe as it was a gated car park,.

When we arrived, there were 3 people using the kitchen to cook. We were told where the shared bathroom and dining room were located. The bedroom itself wasn't too bad, looked like a student let as it had a large desk in one corner, the rest of the furniture looked old and tired. The mattress was stained, there were 2 mattress protectors, one of which was badly torn. The bed linen didn't match. We could clearly hear a phone call in the room next door. I needed to use the wc, and was horrified to find it dirty, unhygienic and stained. I needed to use antibac gel and tissue to clean both sides of the wc seat and the pan was dirty and heavily stained. I then went to look at the other areas. The kitchen was very dirty, I looked I the fridge and there was old food stuck to the shelves, the cooker, floor, sink and worktop filthy and there was no way I was going to use anything there. In the dining room, there was a vase full of dead flowers, there were bits of cereal and jam on the worktop. I told my husband what I had found and took pictures to pass onto Dan and Booking.com. We decided that we could not stay there, so we thankfully found somewhere else at 10.30pm that had a room(Arnos Manor Hotel) and was of good standard. Overall, we believe that it should be made clear that the 1 bathroom/shower and kitchen is shared with 7 others, who appear to be residents not overnight guests. The property doesn't feel like a home, looks more like an office building than a house. We did text Dan to let him know we were leaving - the shared facilities needed a deep clean before they would be of suitable standard for paying guests to stay, not a quick 5 minute wipeover.

someone was shutting & opening doors over & over again at night. In the morning someone’s alarm kept ringing but they didn’t shut it off.

the property is filthy, everything is dusty. Floors have never been cleaned, there’s spider webs everywhere. the kitchen is filthy. the bathrooms are dirty. The bedding and towels were tacky.

Dan is really a nice person helping ,as we forget our belongings at property,he kept them safe and we got it as it was.

Last minute booked this place with little expectation at just over £50 a night. Was pleasantly surprised with the facilities. The room was small but had everything I needed and was spotless and the bathroom was incredibly well done. Dan and his father were great hosts, supplying free breakfast and providing me with an iPhone charger because I left mine at home. They also had no issues with me ordering food to the property.

The owner of the place was a diamond because when there was 3 of us with only 1 set of keys, we were coming back late in the morning and waking him up but he was letting us in and was fine about it :)

Not as clean as I think it should be but other than that it was perfect:)
