The false information and advertising. They show the beach but they are located 5 to 10 minutes walk away from the beach. The pool is no longer for swimming, they are turning it into a garden area, that is under construction. This was the view from the balcony of our room. The building is in desperate need of cleaning and painting. We checked out a day early and forfeited the second day that we paid for. Owners and management are comfortable with lies and ripping off their customers. Don't go there.

I didn't like much and left after one night of the two I had booked, forfeiting the cost of the second night
I was totally deceived by this place. The name of the facility "Mactan Newtown with Sunset and Garden View" sounds every bit like a hotel, which I thought I was booking. First red flag was when the taxi driver couldn't find such a building. Looking online says it is temporarily closed. Turns out it is not a hotel at all, but a boring large residential block called "One Pacific Residence". If one reads the small print in the documentation it shows this as the address. There is no room service, no restaurant in the facility, no decent view from the room I had, not close to the beach and a small bed. I couldn't wait until the morning to check out and go to a proper hotel. I should have read the reviews more closely before booking, because one or two pointed out that this is not a hotel in the typical sense. Not even complimentary tea and coffee. It has a tiny kitchen, but the cutlery, crockery and appliances are so old, I wouldn't use them. I definitely won't stay here again, and I would like the facility to be more open and obvious that it's not a hotel, so that others don't make the mistake that I did.

The comforts of condo living is just astounding. We loved the balcony view, the amazing washer dryer, the soundbar and how the place was prepared for us before we arrived: the beach pass and wifi password were there, slippers, laundry, dish and bath soaps were ready and drinking water, too. The host was also very responsive over text.
We were disappointed that there was no heads up regarding the cable TV and internet situation. The wifi was spotty all throughout our stay which stressed me out. Also, there was no hot water at times. I’d wait and wait for it to warm up but it never did.

Good clean room with facilities, view, nice lobby etc. It's a condo apartment rather than a hotel.
Only major complaint is that when I got up at 6am to resume traveling there was no hot water for the shower.

To be fair the agent did his best to try to help (he brought us towels and bedding but it was hours later and they were still damp, he brought us a pass for the beach but it was almost sunset)
The area was ok (a few restaurants and fast food options near by) and 20 mins from the airport, but without the pool there was very little to do.
Everything! This is an air B&B - booking.com don't make this clear - so be warned! The main problem with this is that getting things sorted is very difficult if there are problems and we had a lot!
The check in took 40 minutes. The room wasn't not anything like the description (the 'terrace' was balcony 50cm deep) Then the room wasn't properly set up as a triple (there was an extra bed but not enough bedding and only 1 towel) The agent said he'd try to sort this while we took ourselves off to the pool (as featured in so many of the advertising pictures and the main reason we chose this place) the pool however was closed - as it is every Monday apparently - they had some forgetten this.
The agent did manage to find us a beach pass (but it was now 5pm) and towels (still damp from the dryer) We were still short bedding for the third bed and we reported the bathroom sink was blocked / didn't drain. The sink was never solved but the bedding appeared at 7pm, unfortunately this was also damp (and unusable). To top it all, there was a power outage in the middle of the night (so no a/c or phone charging)
