TL;DR - This hotel would have been great when it opened, it just hasnt been touched since then. We had an okay stay, no major issues, just a TON of small ones which made us not want to stay here again. More photos in my Google review posted 22.03.23
Pros: The family room is nice and large! There was a dining table, coffee table, TV, brand new full sized refrigerator with freezer at the top, electric kettle, two coffee cups and towels folded into cute little elephants on all the beds.
My cons list is long but it's mostly small things that we were able to shrug our shoulders at. We didn't ask for staff assistance at any point because on the whole, they're small issues, but seen as a collective list, we won't stay again.
Cons: Check in was a little awkward, there's no ramp or flat surface to access the hotel, just many stairs, all at different heights haha.
Staff speak little to no English, but that's fine, I downloaded Thai language on the Google Translate app haha
Cash only, you must pay the entire fee upfront plus a 500B security deposit (this was already known information, it's just worth emphasising because it's not comfortable as a tourist to walk around carrying a lot of cash, there'san ATM on the next block which we used for this).
We were given a physical key and a key card. The card never worked so we just left it in the room at all times.
A bit gross and quite dirty when we first entered the room.
Dying/dead cockroaches in the master bedroom and ensuite (we're used to insects, we just scooped them into the bin)
Someone's used bandaids stuck to the wall in the shower (didn't touch those, they're probably still there)
All the walls throughout the entire villa had dirty marks, spots, scuffs and splashes.
The wooden folding doors with glass panels were all rusted shut (found this out when I tried to open them for about 15 minutes)
On the coffee table, there was a list of charges for anything and everything in the room (such as condoms, towels, moving the furniture, spoons(?) and bottled water).
No internet, but there was a WiFi router by the TV that you could use for casting with your devices.
We placed the Do Not Disturb sign on the door but the staff called us on the room's phone two days in a row to ask about housekeeping. Glad we weren't sleeping. Asked a third time in person as we were going out for the day.

good location and presentable on the surface
I had a private pool room.
The main doors to the pool area in both the bed room and sitting room had massive gaps the room was full of mosquitos.
The pool area was full of rats not one or two their where lots running along side the pool as I was in it.
they would not accept credit or debit card had to be cash only!
I may be picky but sharing a pool with rats is not my idea of a good time!
I paid for 4 nights stayed one!
I did not even attempt to complain as the young girl had zero English.

Good for one night, being close to the Rajamangala National Stadium, meant we could walk to and from the concert.
The photos are misleading. I thought the pool was for everyone, turns out it's connected to the private villa. Quite a lot of mosquitos in the room, and shower did not drain well, a breeding area for mosquitos.

The pool... the amazing wood floors, the beds... firm and soft at the same time.
All good

The furniture and decoration are very fancy. The place is quite and somehow spiritual.
I Booked the apartment in the ground floor with the private pool, 2 bedrooms (one twin and one master), and 2 bathrooms. It is perfect for a family.
The pool is clean and big (for a private pool), with a nice terrace and a shower.
In addition to the big smart TV in the living room, each of the two bedrooms has its own smart TV.
The rooms are cozy with good amenities, bathropes, slippers, teeth brushes, condoms... etc.
Big fridge in the living room.
Nearby big supermarkets open 24 hours.
There is no kitchen or pantry.
The location is far from the metro and the city center. Nearest metro station is about 15 min away by taxi.
You may not see any tourists or foriengers in the area. It might be difficult to communicate with locals in English.

Stayed in the private pool villa. Big living space with private pool to enjoy. Check-in was fast and smooth, probably because we were the only guests around. Big fridge.
Villa was musky the moment we entered. Had to buy potpourri and room fresheners to enjoy the stay.
Pool was private for own use, but not private from surrounding neighbours.
Pool area is next to drainage system, hence, very smelly outdoors.
No water supply for bathroom/toilet use upon check in. Had to wait for 20mins for the supply to be activated.
Poor wifi connection. None in the bedrooms.
No daily water/coffee in the room; and nobody informed us that we have to collect ourselves.
Make-up room only if informed. Putting the "Make-Up Room" notice at door knob is not sufficient.
Mosquitoes. Mosquitoes. Mosquitoes. We had to purchase our own mozzie repellant for the villa.
Electricity supply got cut off before check out time that we had to user power point at lobby area to hair dry and boil water.
The bathrooms can be cleaner, found a couple of roaches hanging out.
Non-English speaking staffs.

The interior and exterior are excellent.
The private resting area , infront of the room, is great.
the noise around the hotel, but understood that it is uncontrollable.

We booked the family room with private pool. Great to spend time outside at the pool during lockdown.
Nice seating area next to the pool.
Plenty of food delivery options nearby.
-Leak in the main bedroom so there’s mould on the wall. Air conditioning doesn’t work in this room too, so left the door to the living room open.
-It’s right next to the klong, so there’s lots of mosquitos.

Excellent value for money, we were looking for a place to stay with a private pool for a couple of days to help get us through the lockdown. Really good value for money, the pool was larger thaan expected and good enough for a few laps.
The hotel is right on top of a Klong that is quite smelly, not much they can do about that! However be aware there are many mosquitoes around, and the main bedroom has shuttered doors to the terrace that are not exactly eirtight, so millions of mosquitoes in the room but no mosquito net.

Bathroom wall dirty, rat poo on the floor
