When it comes to vacation, we are Hotel snobs! This house exceeded all of our expectations! It was absolutely gorgeous with amazing views! It was right on the water and convenient to get back to the house for naptime for our Littles. We had such an amazing time and can’t wait to go back again! The first night we had an issue with the pool heater and the owner was super responsive and was able to get it fixed immediately!

I was shocked that the property was in the shape it was for only being 1 1/2years old. Tile floors in bathrooms needed attention in front of sink and shower where the tile was dark with ground in dirt. One dishwasher was plugged up, and rancid water sitting in it for God knows how long, second dishwasher slow to drain. Both had a horrible odor when the door was opened. Reported on the first day TV's in certain bedrooms not working, one missing power cord and 3 missing remotes, never corrected for the entire 7 day stay. Filter on left refrigerator in door water system in alarm for dirty filter whole stay. Outside patio furniture rusty and pieces of the wood falling off several chairs. Downstairs BBQ was full of ashes had to clean it out before we could use it. Couch and counter chair had big red stains on them. The dinning chairs padding was completely worn down and was like sitting on a box frame. The Livingroom cabinet had old molded cookies inside of it. Small bedroom on top level had black mold growing in the toilet. The morning we were leaving and stripping the bed linens we found a huge old blood stain at the head of the bed on one of the mattresses...disgusting!

This is a beautiful house. New and modern, beautiful touches all over the house. Owners/Managers were very quick to follow up on any question or information needed. Location is great, close to everything. Suggestion: bigger pots and pans for family sized cooking. Would recommend and would stay again.

My family and I really enjoyed our stay at Lil Tip Sea. The property was exactly as described-super clean, very spacious, great location, and amazing beach views. Kitchen was awesome with two refrigerators, ovens, dishwashers & washers/dryers. The living spaces were very nice with plenty of seating for everyone and the elevator was a nice addition to this 3-story beach house. We brought our own pots as previous reviews stated they were limited, however, all other items were plentiful. Property owners were very friendly and quickly responded to all requests/inquiries. We had a wonderful time and will definitely stay here again in the future.

We had an amazing family vacation at this property. It is beautifully decorated and seems essentially new. Very high ceilings on every floor and abundant windows enabled breathtaking views. From the extravagant master suite on the top floor, we could see both stunning sunrises and sunsets from the side windows. The property was spotless and smelled fresh and clean on entry. There were 9 of us: 5 adults and 4 children under the age of 15. Each kid was delighted to have their own room and the adults all had gulf-front master bedrooms with pub height chairs on the balconies for amazing views. The elevator worked perfectly was handy for moving luggage up to the top floor. Dedicated (and great working) air conditioning per floor ensured we were all comfortable. High quality ceiling fans in every room allowed for great circulation if more was desired. Property manager response was excellent for a small issue that popped up and was immediately addressed. High quality appliances in the kitchen; wall oven and micro/oven in addition to the range oven, two dishwashers, two large refrigerators with water and ice, and a separate dedicated ice maker were really appreciated. As other reviewers have mentioned, the kitchen has the basic pots and utensils, more advanced cooks might want to bring larger stock pots and perhaps some nicer non-stick skillets. Nice coffee mugs and Keurig as well as a nice toaster helped our morning rituals. We ate nearly all of our dinner meals at local restaurants - there are many good ones in the gulf shores area. The beach area in front of the property is classic Gulf Shores - tons of clean white sand and nice water frontage. The area is all homes, no condo towers on the beach nearby so it seems a little more private and less crowded. There is a condo tower across the street, but we didn’t see too many people coming through the public access down the way (perhaps due to the season). The private gated boardwalk was a nice feature that many gulf-front homes don’t have available. The spigot on the boardwalk to rinse off sandy feet is a nice touch. Given we were there in late October, we asked to have the pool heated and it was comfortable when we arrived. This is a beautiful home and we would gladly stay again.

All around great property

We really enjoyed staying at Little Tip Sea. We had a little problem with the internet service, but they helped us work through everything. We definitely would stay here again.

Rental process online was super easy. We had a few issues that they responded to quickly. Beautifully decorated. Family had a great time!!!

Overall a very nice and beautifully decorated home. The patio, pool, and walk to the beach is wonderful. Plenty of beach space for a large family.

We really enjoyed this house for our week stay. Loved the setup and spaces for all of our guests. The pool was a great feature. Had some wifi glitches but they quickly sent maintenance to assess it. Appreciated the walkway to the beach where many in the area didn’t have that. Two fridges were perfect & loved the ice maker as well. Beautiful home beautiful beach.

Beautiful home in a great location! We really enjoyed our stay!

The rental is very spacious, warm, and tastefully decorated. We had ten guests and I’ve read people discussing the pool size. It was perfect for us. We rotate throughout the day from the beach to the pool, so we were never inconvenienced by the pool size. The pool temperature was perfect, so we didn’t have it heated. The kitchen was fantastic. The two refrigerators were the best. Between those and the butler’s pantry, the island space was never crowded. It wouldn’t hurt to have additional pots to boil seafood. The elevator was great for my mother and for loading and unloaded. The two separate washer and dryers on floor two and three were a plus. The air conditioning system turns each floor into an iceberg if you so desire. The private boardwalk to the beach was wonderful. I would suggest staking your spot relatively early because guests from the condo’s across the street start filtering into your space by mid morning. It was never too crowded though. We had an incredible week and would definitely consider renting it again.

We had 7 couples total and we’re not crowded at all!! It was a great location and having a boardwalk to get right on the beach was great! We were able to enjoy many things around the area. Since we are mostly an over-60-group the elevator was a plus as some had a hard time because physical disabilities. It was a very comfortable home and we enjoyed it very much!! Would come and stay again!!

we stay in large homes from gulf shores to grayton beach twice a year. one trip for the 2 of us and then one trip with 4 kids and 2 grand kids. for just us this place was fine. there was garbage and broken glass all over the driveway and yard when we arrive and waited until tuesday for some one to clean it up. Not a huge deal. however, This is the first place we have stayed that had no toys or stuff. not even a deck of cards. all the places in florida we have stayed had pool tables , fooseball, bicycles, pool and beach stuff, etc. Maybe that is not an alabama thing. Pool too small for 8 brs of guests. so we would not bring the whole family to this place but it did work well for the two of us. wheelchair accessibility was very good for my wife. Thx!
