The location of this property is amazing! We had a great family trip here, with 14 people between the ages of 1 - 67. Everyone had plenty of space, it was a quick walk back and forth to the beach and both pools. Loved waking up to the beach views every day. Kitchen and home was overall well stocked for our groups needs. Cleanliness could be improved and while we did have one or two minor Issues, the property owners were very responsive and quick acting for resolutions. We love 30A and would consider this home to rent again!

We enjoyed the property. Kitchen is large with plenty of seating. Bunk room worked great for the smaller children. The only problem with the sleeping was there were no sheets for the sleeper sofa. Beds were very comfortable. Internet when working isn’t great but that may not be a owner issue. Would definitely stay here again. As with a lot of rental properties cleaning service could always be better. It was well stocked with paper products which we were not expecting. Bigger kids enjoyed the pool while the littles loved catching crabs.

I’ve been visiting 30a with my family for many years and this has been my favorite stay! This house has everything you need, especially if you like to cook like my group does. I recommend renting chair setups during your stay-it was so nice to just walk down to the beach with only a bag with essentials rather than lugging ten tons of beach gear every time! Tall Cotton was an overall a great property with a fantastic location. We had plenty of space to spread out and not feel cramped at all. The best thing about this property is without a doubt the location. It is literally just steps from the beach and 2 community pools. The views are also very good considering it’s on the 2nd row of houses/condos. The house seems very well built with some nice features like an enormous island in the kitchen and spacious decks to name a few. Really the only negative thing we could say would be that the WiFi was hit or miss and very slow. I realize internet shouldn’t be a necessity when going on a beach trip, but I had to do some work during the week and the wifi reliability was frustrating. Also, the ice maker in the freezer was not able to keep up with our usage. We had to buy bags of ice throughout the stay. I believe investing in an ice maker would be a great touch to the kitchen appliances. The 2 dishwashers was a nice bonus that came in handy throughout the stay. Also, additional small trash cans are needed in the laundry room and bathrooms. We would definitely stay here again and would recommend to others.

Honeymoon with my new bride and sons/girlfriends, brother and sister in law. 8 persons in all. PLENTY of room. Beautiful home, beautiful views, interior accommodations (furniture, kitchen utensils, etc) were very comfortable. Beach access directly across a quiet street. Took a cool dip in the lovely neighborhood pool. Grill on the deck makes a huge difference. Highly recommend this property.

We had a fantastic beach vacay while staying in this lovely home. House was spacious offering us plenty of room and space together. The house had everything and more from washer and dryer to beach towels and even spices for cooking! Kitchen was well equipped for family meals. We loved the decks when we weren’t at the beach! Nice water views and cool gulf breezes were great! The beach was literally steps away from the house. The umbrella and chair set up was a nice bonus! Owners provided much info on the area and even recommendations for good restaurants. Can’t beat 30A for food, gorgeous beaches and fun. Would definitely rent this home again! We had a fabulous time at Tall Cotton. House was in perfect location for the beach and restaurants. The house had everything we needed- spices, foil, Saran Wrap, toilet paper, washing detergent, etc..... EVERYTHING!!! Will definitely stay here again.

Our family had a wonderful time staying at Tall Cotton. Lots of space for everyone, you can see the gulf from the balcony, and the beach is a very short walk. We felt safe in the neighborhood and the owners are very responsive. Thank you for a wonderful vacation!

Beautiful home. 2nd row back from beach but it’s feels like you are first row. Beach access is directly in front of the house. Had a girls trip with 7 women the house was perfect! Beach chair service was easy to access. Owner responded immediately with any questions we had. We will definitely book here again!

We had a great week staying at Tall Cotton. The home was beautifully decorated, nice furniture and comfortable beds. The kitchen was well stocked and we had everything we needed for 13 people. We had 9 kids with us and there was plenty of room for everyone and areas to play. The three decks had great views of the ocean and comfortable furniture. The beach access is just steps away from the back deck! We had such a great week we added another night to our vacation!

I don't think you could get much better than this house. Plenty of room for 8 adults and a few kids. They kitchen was a dream to cook in and had everything. There were beach toys and chairs available at the house for use and it was maybe 20 steps to the boardwalk. After reading the review below, we did end up purchasing a set of chairs and umbrella and then putting all of our other stuff behind it, but there were families there who did not purchase at all. They had to set up behind the rented row. There are also no canopies or tents allowed on the beach. I can see there being very little room during busy season if you do not decide to purchase a spot for the week. We were in October and there were two rows of rental equipment. We are already looking for a week to come back to Tall Cotton.

We had a wonderful time at tall cotton with our whole family including three generations. It was perfectly close to the beach and had a great view. Santa Rosa has everything you need in a nice safe community. The house had everything our family needed including great linens, towels and tons of kitchen ware. We loved the floor plan and it was perfect for our toddlers. We will be booking again!!!

This property was PERFECT for our family. We had 7 adults and 4 kiddos under three and we couldn't have asked for a better place to call home for the week. The space of the home allowed us to feel spread out but could easily come together in the common living area, the location from the beach was a dream, we loved not being right in the middle of Seaside. It's a short 2.5 mile walk or bike ride down the road! The hosts were great and always quick to respond! If you and your family are looking for a visit to the area - this is the house you need!

Nice home with 4 bedrooms and a bunk room. Very easy access to the beach. Plenty of room for the 12 of us.

House was fantastic. Plenty of indoor and outdoor dining/entertaining space. Short walk to beach. Short walk to pools. House had plenty of towels/lines/beach toys/floats. We would definitely stay here again.

This house was perfect!! So much room for the kiddos to spread out and so close to the beach. In case of rainy days we wanted a house that offered large open living space. The young ones felt quite special having the bunk room. We were celebrating a 70th birthday and a 40th anniversary…. Tall Cotton made it even more special. Thank you.

We loved the house and the location. It had absolutely everything we needed. It was perfect for our family and we had a great week for the most part. The situation at the beach however was a deal breaker. As we went down the first day we were approached by not one, but two sets of beach chair workers who both told us we could not sit beachfront in their area because it was a private beach and the beachfront houses owned all of it. You could only sit there if you rented their chairs. We were told to go pretty far down to the public beach. I did some googling and found out an ordinance was recently passed that gave the homeowner’s the rights to the dry sand in front of their house, but the public had rights to the wet sand up to the average high tide line. So, that is where we set up. We were harassed by the chair guys for two days until they realized we knew our rights and were not budging. We heard them lie to so many people who just listened and went elsewhere. They even called the police on one guy. We asked the officers, who were great, and were told that we could stay where we were. It just caused us a lot of stress which is what we had come there to get away from. I’m not blaming the homeowners or their management, but it would have been helpful to know about this before booking.

My family and I loved Tall Cotton. The house is every bit as nice and well appointed as the listing makes it appear. The beach access is very close and convenient. The owners were extremely responsive when I had questions. Whenever my family heads back to the Gulf Coast, Tall Cotton will be our first choice for a place to stay.

We thought the layout and location of this vine were wonderful! Access to the beach was quick, the neighborhood was nice and not too crowded. The owner was very responsive to questions. If I had any recommendations at all it would have been nice to have some additional bath and beach towels in the home. Thank you for a great stay, we would rent this property again!

I have rented a lot of homes through VRBO and this was one of our favorites. We loved the design of the house and access to the beach. Porches were amazing and property manager was incredibly responsive. I feel like the cleaning crew could have been a little more thorough, but I would definitely rent this property again.

We absolutely loved this house! The location is perfect with the beach access just steps away. We enjoyed our coffee on the porches every morning with a view of the ocean! Close enough to hear the surf! Every restaurant was within biking distance! Thanks for a perfect start to our summer!

Let’s begin with the many positives. This is a great house with abundance of natural light, great porches offering spectacular views of the Gulf, spacious working kitchen, central location offering easy access to restaurants and shopping, secure covered parking (our recommendation is to back into the parking area) and is overall a very quiet setting with quick and easy access to the beach. Two swimming pools located right in “Summers Edge”, one heated, offer other relaxing sun-bathing options. However, in spite of all these attributes, we were left wanting by the lack of attention given to the overall cleanliness. Disappointment hit hard and early upon investigation of the kitchen utensils and glasses, bed linens, towels and family room couches and rugs. Sheets and bed coverings along with towels (many of which need to be retired) had to be washed by us prior to our use. Dishes including glasses and pots and pans required a thorough cleaning prior to use. The living room couch, chairs, and carpet were found with left-over food particles and required vacuuming. Our contact to Kevin, the property manager, was met with a quick and satisfactory response. Our last day, we encountered a break-down of one of the air conditioning units leaving the main floor including the kitchen and master suite warm and uncomfortable. This was not fixed before we departed our two-week stay at Tall Cotton. All in all, this is a beautiful home and a fabulous location. It is our suggestion that attention is given to keeping it this way which means greater attention to the cleaning and overall upkeep. We would consider staying here again, but will be looking at other options.

We throughly enjoyed our time at Tall Cotton. Highly recommend this house for large groups of family/friends. One note for future renters: the beach does fill up quickly so make sure to get out there early! :)
