We the hotel, the room is big comparing to other hotels we stayed in Nagoya and Tokyo. Their hotel lobby smell like cigarettes. It doesn’t bother us much because we only passing by to go to our room. The room doesn’t smell like cigarettes which is good. The staff are friendly and nice. Good location and a lot of bars and places to eat around.

Avoid! Even for a smoker, this is your worst nightmare. As soon as you walk in you are greeted by the stench of cigarette smoke, one you will become familiar with if you don’t immediately exit the hotel. The staff here are friendly and welcoming, and we checked in with them and headed to our room very quickly. We opened the door to our room, and the ever familiar smell of cigarette fumes had engulfed the room. We headed straight back downstairs to change rooms, we had inadvertently booked a smoking room so we upgraded to a non smoking room. The non smoking room was old, dirty and still had cigarette ingrained into the fabric of the building. The throw had stains, the wallpaper was peeling off and the lighting was horrific. We left and booked another hotel - there are plenty of hotels a similar price to this one which offer a much better service.

Condition of room is poor. Walls are marked and in poor condition. Slight smell in bathroom. Rooms are small even on Japan standard. Cost is high given quality of hotel. No safe which is common in most hotels. Service is okay but not great.

Very good value Hotel. Clean and convenient for the subway only 2 stops to the main Kyoto Station. Some lovely shrines in walking distance
