Unit # 1- Located just 1 block away from the boardwalk/beach and Breakwater Beach Water Park. Cozy, modern, luxurious newly renovated apartment that's perfect for family and friends. All new stainless-steel appliances, fully equipped kitchen with dishwasher. Washer and dryer. All bedrooms are equipped with c-port and usb ports and flat screen smart TV's. Free Wi-fi, dedicated workspace, all towels and linens included, 4 beach badges, 4 beach towels and 4 beach chairs included. Sleeps 6 people. Bedroom 1- twin over full bunk bed, Bedroom 2- queen bed, Bedroom 3 - queen bed. we also have a queen pull out sofa in the living room. Parking pass included with your stay. This unit is located downstairs. Unit #2 is above this unit. You will have your own outdoor dining area on your own private deck. Shared grill, shared outdoor shower (for rinsing sand off when you come off the beach) with other unit in home. Designated sitting area in back yard with hammock. Air conditioning, Smart Tv's in all bedrooms and living room (sign into your own streaming account) board games, books, Free Wi-Fi, all linens (sheets, quilts, pillows, and extra blankets) and towels included. Washer and dryer in the unit (please bring your own laundry detergent) fully stocked kitchen with dishwasher, stove, microwave and refrigerator. INCLUDED: shampoo, conditioner, body wash, hand soap, hair dryer, makeup mirror, starter supply of paper towels (1 roll), toilet paper (1 roll), dish detergent (1 pack of 4 pods) and coffee bag (1 two-ounce bag). At times, guests leave behind some extra items. You are free to use these. Please bring your own laundry detergent and extra supply of other items if you will need them. 4 beach badges (no beach badges are required after Labor Day- beach is free). 4 beach chairs and 4 beach towels included. Must be a minimum age of 27 years to rent. No large gatherings or parties. No Proms. No noise past 10pm as per town ordinance. No pets. No smoking on property inside or outside.

****HOUSE RULES

1) Check-in time is at 4pm. Check out time is at 10am (you will be charged a $150.00 late fee if not checked out at this time) Our maids must come in and clean.

2) Must be 27 years of age to book. By booking under your name, you assume responsibility for all guests on property during the reservation period. No parents booking for their kids/parents must stay on-site at all times. Booking guest must stay for the entire duration of the reservation.

3) No unsupervised children under the age of 18 at any time.

4) Maximum occupancy for this unit is strictly enforced. No additional overnight guests allowed.

5) No pets allowed. An extra cleaning fee of $750.00 will be charged if pet enters property.

6) No smoking inside or outside property. A fee of $500.00 will be charged if we detect smoking has occurred anywhere in the house or cigarette butts on property.

7) We are not responsible for any damage to your vehicles or personal belongings.

8) Be mindful of making noise in the home at all hours due to the fact this is a 2-family house and some guests may have small children. No loud noises outside past 10 pm as per town ordinance. Please be courteous to our neighbors.

9) This home is privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur when on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressively assuming the risk of any harm arising from their use of the premises others whom they invite to use the premises.

10) Tampering/cutting power from the outdoor cameras is strictly prohibited. They are there for your safety and to safeguard our property.

11) We require all guests booking reservation to have all positive reviews and no negative reviews. Guests must have an established profile with an average rating of 5 stars.

12) No adding, removing or rearranging of furniture/appliances inside or outside of property.

13) We do not permit towels, linens, or blankets to be removed from the home. Beach towels, beach badges and beach chairs are meant to be used on the beach and returned home. A fee of $100 per beach badge will be charged if they are not returned. A fee of $50 per beach chair will be charged if they are not returned.

14) Do not mail or order packages or letters to this address.

15) We take great care in maintaining our property and conduct routine maintenance during off-season and guest rotations. At times, we may require access to the premises. If such maintenance is necessary during your stay, we will inform you in advance to ensure minimal inconvenience.

16) No large gatherings or parties. Any excessive loud noises/parties will invoke early termination of lease and forfeiture of complete rental amount.

17) No subleasing.

18) Please keep windows closed if A/C is on.

19) No underage drinking.

20) No proms.

21) Do not have mail or packages delivered to this address..
