About this house rental

Surrounded by beauty, Maricopa River Resort is the perfect spot for a getaway on the Guadalupe River. This gorgeous home is 2,200 square feet and hosts up to 8 guests with 4 bedrooms and 3 bathrooms.

Upon entering the home, you'll be greeted by a quaint and cozy living room outfitted in Texas decor with comfy couches, deck access, river views, and an HDTV. The kitchen is fully equipped for home-cooked meals and features all of the cooking and dining essentials. Just off the kitchen is the dining area with a dining table that seats 8 and, should you need more space, you'll find additional seating at the kitchen bar.

The first bedroom features a queen-size bed and deck access. The second bedroom also features a queen-size bed. You'll also find the first full bathroom complete with shower/tub combo. The third and fourth bedrooms are perfect for the kids as they include two twin-size beds. There is also a second full bathroom complete with a shower/tub combo. A washer and dryer are also available for guest use.

Outside you'll find a beautiful backyard with covered seating, large shade trees, and a barbecue grill available for guest use.

Maricopa River Resort is located on a quiet area of the Guadalupe, just before the 'Horseshoe' a popular area for tubing and rafting. Jump in a tube or your raft of choice directly from the backyard and float the Horseshoe, a scenic stretch of the river which conveniently doubles back and puts you conveniently close to where you began (requiring a short walk back to the home). Whitewater Amphitheater is also at the end of this section of river, only 1/2 mile from Maricopa River Resort.

*You must be 25 years or older to rent this property. Maximum occupancy at all times is 8 guests and 3 vehicles. Please come and have a good time, but be aware that behavior that is disrespectful or disruptive will result in forfeiting the remainder of your stay. No smoking or pets are allowed on the property.

The refrigerator wasn't working. We informed rental company and they responded quickly but we had to keep our groceries in a cooler with ice for the whole trip. Most of the air vents in the house had mold. It is a good location but the river bottom has a lot of weeds that could have been cleaned up before arrival and the motel guests next door set up tents in the river right behind our house where the walk down is. Luckily, our family had rented the house next door so we were able to move dairy products to their fridge and set up in the river there.

The positives are that the rooms and house itself was sizable and relatively comfortable for groups of up to 8. The kitchen and baths were clean. The view of the river from the deck was very nice. Although there is a hotel next door we never heard any noise or saw more than a few people there (a lot of highway noise though, all day). Nice that there was a laundry room. The negatives are that there were only 3 hand towels in the whole house. Prepare to share! And the mattresses sag in the middle, especially the twin beds. Finally, the large fry pan is warped, and the surface is flaking off. Definitely does not work on the solid surface stovetop. When I asked for more towels (one per person at least) the management company said thanks for the suggestion, so they respond quickly but not the answer you want.

We had 8 people including 4 children under 10 stay for a weekend and the house was great. The kids loved the riverfront access and the backyard. Only small complaint would be there was no tv or streaming box available, but there is WiFi, so bring a device if you want any live tv. Other than that, we enjoyed our stay!

We stayed at this location for 4 nights. The home is lovely, open, spacious and clean. The property is nice, and we love being close to the Guadalupe, but the home is very close to 306, and the road noise was annoying. A couple other things we didn't care for we uncomfortable beds. Mattress toppers would be very helpful. The kitchen is nice, but the cookware is in very rough shape. The frying pans, in particular, made cooking frustrating. Lastly, the water pressure is very low, and there was no hot water in the kitchen. We tried adjusting the valves under the sink but could not get hot water to run. If these minor things could be addressed, I would recommend it to others, but for the cost of the stay, we had higher expectations of comfort.

Nice house with awesome views. Direct access to river next to bridge at the beginning of the horseshoe. Able to get rides back to house via Shanty Rides. Simple and easy check in A+++. Mattresses need to be replaced due to squeaking and worn out. Need more pillow cases and new pillows. Needs more towels. Needs more basic silverware (knives, spoons, forks). Floor was dirty and had not been mopped. If these things were done, I would have given it 5 stars.

House was decent for the price but even then there could be a few upgrades that would make it better. No hot water or water pressure in the kitchen to do dishes, the dishes themselves need to be thrown out and replaced and that goes for the minimum amount of pots and pans. The fridge didn’t keep anything cold but in certain areas would freeze other items. The stove doesn’t cook food properly, probably due to the age of it. AC thermostat was hard to work. Shower heads in all the bathrooms need to be replaced. The spot on the river was perfect and the access was great which made up for the minor things with the house. Check out was early and even check in seemed late. But we know for next time to bring our own pots, pans, and cooking utensils as well as cleaning supplies. Would definitely stay here again just feel for the money some small minor upgrades need to be done to make it perfect.

We have been renting our favorite river house since it was first built and have always enjoyed our stay. But, over the past couple of years we've noticed a few things that would be a simple fix. The cooking utensils are horrible, just thrown in the dirty drawer. The pots and pans are very minimal. A very small pot that would fit maybe 3 eggs for boiling and a fry pan that is warped. Not one bowl was found for whipping eggs for breakfast to feed 8 people! The 2 bar stools are a hazard and hope to the hood lord up above that no one gets hurt sitting in them! The A/C system never really cooled down! It needs to be set correctly to be comfortable during the day and cool at night. Just a simple update of the correct time and temperature. I realize that people take stuff and mistreat property but we don't do that. We brought our own knives this year with a cutting board! Next year we will need to bring our own pots & pans plus mixing bowls!! I was just very disappointed last year and more this year. We cook & clean plus we leave the house cleaner than when we got there!! We pay a lot of money to stay there and you would think it would be better equipped for vacations. We start looking forward to our girls trip in January and we love this house but I'm wondering if it is worth another year. Sorry for my negative vent but a quick trip to Walmart or the $ Store would help in so many ways. It's the little things! Thanks, Judy Blankenship
