Amazing view that literally pulls you outside! We did have a rough night with the banging of containers and beeping from the craziness of the container ship. But we knew that going in. We messaged the owner day two, the guest bath toilet leaked so bad we went thru two towels a day. (Clean water from tank) . A light filter in the ceiling was hanging there by the wires, an outlet in the master had no outlet plate. Ceiling paint spatter on kitchen counter. Nothing crazy, but as the property owner I thought they would want to know. We never got a reply, until after we were home and told them we were going to message Vrbo the pictures we took. We were asked to send them privately. We did so. Would we stay here again? Yes, it’s not terrible and I know they just finished a renovation. As a contractor I understand small things get forgotten. The lack of reply was shocking.

This was our 3rd trip to Saint Martin and this was the BEST VRBO experience. The home is spectacular in every way - your renovations were so wonderful! You've thought of everything when planning for your visitors! Thank you for having the wonderful AC unit too! :) The views at Point Blanche are truly magical. We enjoyed the island daily, but raced home each day to enjoy Sunset Happy Hour from our own private porch and pool. Watching the cruise ships and barges along the port was truly a treat! Thank you again!!!

Fantastic view. Love how the sliders open up all the way. The house was just remodeled, and it looks really nice. They did a great job. Place looks brand new. Very pleasant stay.

This experience with this property was unacceptable. It was not cleaned from the last guests 3 weeks prior w used face cloths in bathroom and dead bugs and dirty floors. The patio chairs, loungers, and umbrella were all broken and not usable. The hot tub was not operable and not disclosed in listing. The WIFi was out for 1st 2 days and I had to pay $140 for the week for internet from my Verizon plan. Ceiling fan broken on patio. The chairs to sit in on the patio were Drs office lobby chairs. The bed was missing sheets. The mold around the pools tiles, broken tiles inside the condo. Condo full of Ants. We spoke to property manager the 1st day about the condition; he brought the cleaners by 2nd day and told them what to clean and scheduled them for the 3rd day. They never came back to clean. There was broken beach chairs and table chairs piled up on back patio. The build in grill was dilapidated and falling apart. The outdoor shower was broken; the broken shower head and the sheets were the only thing the property manager took care of. I sent an email to the owner requesting a response on day 2 and has yet to respond over a week later. The views and location were amazing. This property was not up to par for VBRO standards. Very frustrating and not acceptable. I would like to be contacted by VBRO. I have photos of everything I shared. The property managers response after showing him everything was; the owner knows and has plans to fix everything and renovate after our stay. Unacceptable. They had no problem listing old photos and taking our money!!!

My wife and I have stayed at this property at least five times and each time it is as thrilling and beautiful as the first. The property manager was prompt with a couple small things we needed. The view over the port and city of Phillipsbirg is spectacular. We did not want to leave but leave we did. We highly recommend this venue for a relaxing time away.

We had a great time at Pointe Blanche, the condo is just as pictured and the view is incredible and entertaining as we watched the ships come and go. The neighbors were friendly and we felt very safe…I would walk each morning to the bottom of the mountain and back for exercise and to enjoy the view. The last few days the neighbors dogs even accompanied me. The owners were always accessible via email if there were any problems or questions. The only complaint I had was the noise of the shipyard below, as cargo holds were loaded and unloaded all night long every night, the banging of the crane and the “beep beep” of the reverse forklift went on all night, every night. Even above the sleep sound machine I always take when traveling. All in all we enjoyed our stay, and loved St Martin.

We have stayed at this property many times since 2002. It never disappoints. Wonderful private pool and excellent location for sunsets and access to the boardwalk in Phillipsburg. We usually Rent-A-Car and drive all over the island as we did this time. We will definitely come back!

We selected this property primarily because of the view and private pool and we were not disappointed! The view at sunset in indescribable. We were disappointed the patio umbrella was not functional but within 3 days of notification, it was repaired. Also, the phones do not work as described in the listing but the host was able to recommend an on-island alternative. The internet worked exceptionally well and provided ample opportunity for other forms of communication. Also, in spite of the description in the listing, there is no security guard at the gate or anywhere else but it really was not necessary anyway. We felt very safe the entire time we were at the house. All in all, this is a spectacular home with amazing views. We highly recommend this rental and hope to return again in the future!

My partners and I were celebrating a birthday and this was the perfect location. The view is unreal and the home was a great place to feel like I was away from it all. Our hosts were amazing, responsive and really thought of every detail when it came to the home! Including beach chairs, beach towels and all of the things for a perfect beach day! So glad we chose this home and hope to return soon!

Needed a place to stay for a few days before time share was available. This property was perfect location near town. Watched cruise ships and sunsets daily. Great spot and great value.

Such a great property. The pool and views were amazing. We enjoyed relaxing in the pool watching the sunset every night of our stay. The owners provided excellent information on arrival and suggestions of places and restaurants to visit. Very nicely decorated and newly furnished condo. Both bathrooms were large with double sinks and large showers. We visited during off-season with COVID measures in place. Only one cruise ship with passengers visited all week. So it’s a great time to go if you like to avoid crowds. Some restaurants/shops were closed for vacations or remodels, particularly on the French side, so it’s good to call ahead and check. There’s still plenty of restaurants open. All restaurants and bars are required to close before 11pm due to covid. Most stores are closed by 9pm. Masks required indoors qt most establishments. Be sure to visit the St Maarten EHAS site to understand current CV19 requirements to enter country. They were requiring travelers to upload vaccine cards and negative CV19 tests PRIOR to flying to St Maarten.

This is the most beautiful location on St Martin. The views are amazing!! Theave started unit was absolutely gorgeous and had everything one could ask for. The pool at night!!! Awseome!! This was one of the best places I have stayed in in many many years! You won't be disappointed!! It is just A+++ and the owners are fantastic! I originally booked my week in July 2022 by accident and realized it the night before I was arriving. My mistake! The owner - Debra was wonderful in changing it to the correct week, I was lucky it was available! Thank you Debra!! I rented a car which is best to do considering the location is up on the mountain overlooking Great bay and cruise port and some cabs have hard time finding but it is really easy to get to after passing cruise port. A wonderful and fantastic experience!

Amazing panoramic views and the Sunsets! Fabulous open floor plan to the outside!

First we would like to say that the owner of this property was very nice to us. We first booked this in 2020. Since the pandemic, we had to cancel our plans to travel. The owner let us postpone that travel date to 2021 with no extra charges. She even helped us rebook. WOW! The property looks like the pictures that were posted. For those who are visiting this island for the first time. The owner sent us an information package. It included how to get to the property by rental car. It also included a map of the island and general info concerning how the locals drive and needed phone numbers. The property was clean and a pleasure to stay at. On the pictures you can see that the property is on a mountain side. So you will be driving up and down some steep inclines. As for the views from the property. Bring your camera. Nice. The kitchen has everything you need to cook any meals or make drinks. It was a surprise that some drinks were left there. We left our drinks there too. If you need music. The stereo is blue tooth. There are nearby markets to buy vittles and drinks. The bedrooms were clean and spacious. The living area was nice and it gives a tropical feeling. There is a washer/dryer there and board games to play for the down time. The pool overlooks the ocean and downtown Phillipsburg. The night lights on the island are worth the views. So again bring your camera and a friend to enjoy this beautiful property.

The property is exactly as advertised. There cannot be a more beautiful view on the entire island. Sunsets are awesome and I finally got to see the "green flash" for those of you who know the "legend". So many amenities. It was a pleasure to cook in such a well equipped kitchen and you lack for nothing. A truly memorable experience.

Apt was exactly as listed. Very spacious and clean. Views and pool were spectacular. We did need property manager for very small issue and he came right away and fixed the problem. Orient beach only 15-20 min drive away. We felt very safe in gated community. I would absolutely stay here again!

The house is spectacular. Very clean, private and with great views. The kitchen is fully stocked. Very quiet, and peaceful. The bugs do get bad when the wind is not there, but bug spray takes care of that. The property manager, Chris is so friendly and responsive. We went with my in-laws who were taking a cab to the property, the cab drivers do not know how to get here. This happened 2 more times on our stay. Make sure you know the address and can find it on google maps. Chesterfields restaurant is a great landmark before you turn off the main road.

Seclusion with the ability to see everything. Enjoyed the amenities and luxury of the unit and night swim in the private pool. particularly enjoyed the cruise ships coming and going. Only a short drive to Chesterfields and the Green House for delicious dinners and cocktails. Definately will return.

Le condo est situé sur une colline donnant une vue imprenable sur la baie de Phillipsburg. Condo équipé avec tout le nécessaire et même plus. Superbe terrasse avec piscine infinie privée. Une chose à considérer. 1- Le condo est situé tout près du Port de marchandises. Lorsque des bateaux arrivent au port avec des dizaines de containers cela peu être très bruyant ( de jour comme de nuit). Nous avons passé un excellent séjour dans ce condo.

We were very happy with our stay at this property. The views are so much nicer in person (not that they are bad in pictures, it's just that amazing when you are there). The property is spacious, and well equipped. I would recommend getting a rental car though, I'm not sure getting taxi's to/from this location would be feasible unless you didn't plan on venturing out often. Our kids really enjoyed the pool each day. Also, the wifi connection is great, for those like us where a good internet connect is vital. Communication with the owners was also great, and they went above and beyond resolving a minor issue we had during our stay. We would definitely recommend staying at this property and will likely return if we go back to St. Maarten in the future.

Fully equipped with everything you need much like at home. AC in each room and the pool is nice and clean. The view is to die for. You can go out and explore during the day and come back and lounge in the pool and watch the sun go down. Watch for staircase steps going down upon entering the home. Beds are comfy and I love the big windows. You can see out and enjoy the view from inside as well. The grill works fine and the gate guards are very friendly. We had a great time. Highly recommend.

Our family of four stayed at Debra's beautiful home from April 20 to April 27, 2019. The condo was clean, well furnished and well equipped for cooking utensils, etc.. and even had some of the staples in the cupboard, such as oil, salt and pepper. It was also laid out very well allowing some privacy for each of the bedrooms. Best was the view!! Debra's property manager, Chris was great as well, very responsive to any questions we had while at the property and the security guards to the community were so friendly also. We felt very welcome and thoroughly enjoyed our stay. A great week, thanks!

Very practically thought out. The amenities (washer and dryer, pool and dual sinks in each room and bath tub in master bedroom and access to patio and pool from bedrooms) included were extremely convenient for our family. The view was spectacular! We could sit outside for the entire day. Great experience overall.

Had a great vacation, stunning reviews, great accommodations. Everything that we needed was in the residence. Will definitely stay again at vista royal on our next visit to St. Maarten!

Difficult to find a condo that has the pool and views that this has! We rented a car, kayaked to Pinel Island twice because the beach was so calm and loved picking out our own lobster at Kalamuni. Eady drive to rolling waves at Orient Bay, calm waters at Anse Marcel, easy waved at Friars Bay with easy walk from there to more private Happy Bay. Enjoyed Sunset Bar at Maho Beach watching the jets come in. Loved renting a car, shopping in the grocery stores and feeling like a “local”. Definitely the “Friendliest Island”. Deb was amazing. She gave so many great suggestions for places to see and do. The condo was well stocked and we added leftover spices, pool floats, etc for those who followed. Every late afternoon, we were back at the condo to get in the pool to have a drink and watch the sunset over the cruise ships. Gorgeous views and always entertaining to watch ships dock in the morning and leave in the afternoon/evening. We rarely repeat vacations but would definitely consider staying at Deb’s condo again. Her manager, Chris, quickly responded to a couple minor issues when we called. The neighbors were super friendly.

We’ve stayed at Visa Royale many times over the years. The photos truly don’t do it justice! It’s comfortable, clean, has a well stocked kitchen and the pool is fabulous. The new sliding window doors ... so easy to use. Loved watching the container and cruise ships. We never, ever get tired of the view .... so awesome! The Dutch side of the island is really starting to come back .... the French side ... not as much (from what we saw). The hurricanes did their damage on the island but so thankful Vista Royale was spared significant damage ... it’s like our second home and we can’t wait to get back next year. We had a wonderful time in this appartment with the beautiful view of the see with the ships, the setting sun and the very beautiful skies. We loved to swim in the pool while watching the cruise ships.

I can't say enough about the location and the owners. Have been coming for years. Truly a gem on the island. Everything you could want.

My husband and I spent 4 nights in this villa and absolutely loved it. The view was spectacular and we could have easily spent the four days out on the terrace dipping in the pool and watching the action in the harbour. The villa itself was equally enjoyable. It had all the comforts of home plus some. We enjoyed the local artwork throughout the villa and the decor/bedding in the master bedroom was lovely and romantic. The villa was spotless and very well equipped right down to having spices etc in the kitchen to use for those meals prepared at the villa or on the BBQ. We actually preferred to pick something up for dinner and bring it back to the villa. We lit the candles, opened up a bottle of wine and enjoyed dining out on the terrace. You do need to use bug spray as there were a few mosquitoes. Deb had spray available under the bathroom sink. The owners, Deb and Larry, were easy to work with, quick to respond and very accomodating with arrival and departure times. We would very much recommend this villa and will definitely be returning the next time we visit St. Martin.

My wife and I have stayed at VistaRoyale under previous ownership at least twice before. The new owners have completely refurbished the property which, by itself, is impressively located above the Port of St. Maarten. The unit has new appliances and everything we needed. All appliances, tvs, and air conditioners were working (unlike the "previous administration"), and served us well. We met the owners who were very hospitable and eager to make sure we were happy with everything. Their property manager too was kind and responsive. We decided to return to this villa because of the enticing view of the harbor and we were not disappointed. This vacation venue and its new owners have our enthusiastic endorsement.
