Listing as advertised. 4 of us had a great time in Sint Maarten. The infinity pool is clean and beautiful. The view down to the water and beach added bonus. Basically a private beach down the private steps to the beach. Sand so soft and the water clear when waves die down. We were able to do snorkeling at the beach. Just have to time when waves diminished. Normally not an issue on most days. Easy short walking distance to our favorite beach, Mullet Beach. Food at Rosie’s was amazing there on the beach. Water crystal clear. Organic market for groceries worked great. Prices seemed very reasonable. The Cliff is definitely worth making your home for a getaway.

Staying this past week at the Cliffs was one of our best vacations ever. John's property is top shelf and we have nothing but praise for the property, location and beach access. The infinity pool is incrediable, grounds are well maintained, unit overlooks the pool and ocean which was a highlight of our stay. Excellent location on the island providing a quiet relaxing stay. We will definately return to this property at the Cliffs.

It was a beautiful condo and the grounds were perfect, everything from the beautiful pool to the garden, to the accommodating staff. There was a bar serving drinks by the pool which was amazing and the restaurant downstairs was delicious. The location was situated near everything in the island (nothing was more than a 20 min drive, even beaches on the French side). The private beach below was beautiful quiet and secluded. If you wanted more of a crowd, Mullet Bay was a quick less than five minute walk. The condo itself was beautiful in terms of layout and super spacious for us. The only reason I didn’t give it a full five stars was because it didn’t seem that it was given a good clean before we moved in. I cleaned it myself when I got there but this did not ruin our vacation at all, we came Easter weekend, arriving Good Friday and I know a lot of people were off and getting ready for Easter! It was such a beautiful condo that it does not deter me at all from going back. Thank you for letting us stay in your beautiful place!

The property was lovely and the staff was great. The proximity to mullet bay and the beach was a bonus. The cross breezes in the condo meant we didn’t need AC for the entire visit. Having the condo stocked with our grocery list was a big plus. The pool and the landscaping were beautiful and created a relaxing environment. On a negative note, the dishwasher did not work and the sink leaked from the disposal side. Also, there were problems with the hot water boiler and hot water was intermittently hit or miss. All things considered, though, we would definitely consider another visit to The Cliffs.

We stayed for 8 days and had such a great trip with friends. This condo is in a great location, close to Mullet beach, Cupecoy and Maho. John was very responsive to our questions. We will be back!

The property was just as pictured and lovely. The staff was friendly and helpful. There's a cute market very close walking distance away. The pool, beach, views were all wonderful.

The Pros: The Cliff is a very new building located on a stunning small and very private beach. It is not far from the airport but far enough from the noise and bustle of Maho/Simpson Bay. It is also a short drive from some of the nice French side locations like Marigot. The sun sets are stunning and there are some nice easy dining options near by. The Cons: I'l preface by saying some of this was well outside the control of the host, but we did encounter some issues while visiting. - The elevator was out of order several times...being on the 6th floor this did make it a little tough for us and our two kids. - We lost water for almost 2 days. It sounds like this was a major issue with the building and they did work hard to get it fixed quickly. But communication could have been better, we only got a note from the building about the issue almost a full day after the water stopped. Overall we would highly recommend the property and will likely come back again. The issues were small and likely rare. You will love with the Island and the beach...cant' recommend Sint-Maarten highly enough.

The property was as described. It was located near some good places to eat. I enjoyed Fat Tony's, In and Out for the Shwarma, and the Thai place down the street. Mario's is nice on location as well. The pool is incredible and has a great view of the sunset every night. The beach is also nice and was accessible when we visited. We would rent here again if we came back to this island.

Absolutely perfect! We look forward to visiting again as soon as possible. Beautiful property, very nice area, and condo is so perfect.

The Cliffs is a beautiful property and so convenient to many beautiful beaches. The infinity pool is gorgeous and both John and Stacey are so easy to work with, I highly recommend. The location is within walking distance of Mullet Beach, as well as restaurants and grocery stores. Very convenient to the airport too.

Beautiful property with stunning views. The staff was friendly and the Bistro food was fantastic. We loved this location on the island. Great shopping and beaches nearby. Plenty of restaurants. Communication was great with management and we plan on coming back!

I belong to the group of individuals who claim that life is too brief to revisit the same location repeatedly. However, I've now defied this rule for the seventh time. I can confidently declare that St. Maarten has become a home away from home for us. This exquisite and opulent property is ideally situated, with the beach, restaurants, bakeries, and casinos all within easy walking distance. The private beach at the Cliff is both stunning and serene, and Mullet Bay Beach is just a 5-minute stroll away. St. Maarten has everything one could wish for. We will undoubtedly return. Life is fleeting, but places like this remain timeless.

We loved this property- it’s beautiful and has lovely pools and a small and special private beach. Just lovely! We would have appreciated check-in and check-out instructions. If you come to this property, ring yourself through the property gate and the receptionist will have your details of rental, keys, and will give you a tour of the beautiful grounds. Mario’s Bistrot is the restaurant on the property and a special place to be tried. We will be back!

This condo was prefect for our week in paradise! Amazing ocean and pool views from the condo with private stairs down from the pool to the ocean. The complex is beautiful and extremely quite. The condo is very open and comfortable for 2 or a group to entertain (but no parties allowed). Location was great with 6 terrific beaches within 2 to 8 minutes by car, as well as restaurants in Cupecoy, Port Cupecoy, and Maho. John and Stacey were the best to deal with and very responsive. We had an issue with the safe and Stacey found a workable solution immediately. Highly recommend this stay!

I can’t say enough about how magical our stay was. The condo is absolute perfection. We walked to Mullet Bay a couple of times and spent the last day on the private beach just in front of the condo. The Infinity pool is beautiful and clean and the staff was so friendly! I even managed to get a massage in the spa with we were there. I will definitely be back!

This is our second time back at this unit and again had a great time. You cannot beat the location with ease of walking to grocery, restaurants, and the beaches. Stacey was helpful in arranging babysitting and reservations for Pinel Island. The new outdoor infinity pool is amazing.

One of the best places we have ever stayed while on a vacation! Great room and location. We had one request while staying and it was taken care of promptly! If I were going back to this island I would stay here again! Thanks for a great vacation!

Rental was perfectly located! Private beach was just down the steps and lovely, public beach was less than 5 minute walk, grocery store across the street and lots of restaurants within walking distance. The front desk staff answered every question asked and gave great suggestions. It was even possible to have fresh baked goods delivered to the door to have with coffee while watching the sunrise. When there was a problem with the showers the management worked on fixing it three times until perfectly repaired.

We greatly enjoyed our stay at this condo. Everything was up to our expectations: the cleanliness, the interior layout, the comfortable beds, a well-equipped gym in the building, the semi-private beach and the superb infinity pool. And what about the spectacular view from the condo's terrace! Ah, the happiness of having lunch and having an aperitif while contemplating the sea! In addition, it should be noted that the owner was very responsive, such as when we pointed out to him that there was no toaster in the condo: a toaster was brought to us early the next morning. Only small downside: the kitchen would benefit from being better stocked with plates, pots, glasses and utensils. For example, during our visit, there were only 4 large plates, which meant that they had to be washed after each meal. Notwithstanding this single point to improve, I recommend this rental without reservation.

The building, location, and condo had everything we needed. Spacious with ocean views from every angle of the living room kitchen and dining area. Comfortable, clean, and inviting. We loved our stay, thank you.

Beautiful spot tucked in Cupecoy with a peaceful pool and beach access. Also with great proximity to various parts of the island to explore, including Princess Juliana airport. The host and his property manager are accessible, flexible and accommodating. Would very much stay here again if given the opportunity!

This was an ideal place for us to stay in St. Martin. This unit is located on the first (not ground) floor of The Cliff, an upscale, modern condo in Cupecoy. There is a very nice outdoor infinity pool, smaller outdoor pool, indoor lap pool, gym and spa. The beach is a few steps down from the pool area. It’s perfect to go in the water and swim there, but if you’re looking to lay on the beach, this isn’t the place. The place feels like a 5* hotel. Mario’s Bistrot is also here. The unit itselfwas exactly as advertised. Very clean, with killer ocean views from the living room/dining area. There’s a large balcony with lounge chairs and a sofa, but no breakfast table. The bedrooms face the tennis courts and parking lot. There are 2 nice bathrooms and 3 toilets. Also a washer and dryer. Everything was clean and in good working order. The Cliff is a very short walk from Mullet Bay and also Jordan Village with its Carrefour Express grocery store and several restaurants. Porto Cupecoy with its grocery and nicer restaurants is a 5 minute drive away. The airport is only 10-15 minutes away by car. Overall, we found it a perfect base for visiting St. Martin. We’ll definitely be back. Thank you John and Stacy!

If you are in Sint Maarten, this is a must stay. We had a postcard view from our living area/balcony. Just relaxing in the balcony and watching teal colored water will take your breath away. Close to both the French and Dutch sides of the island, the condo is still very private with excellent (and friendly) security personnel. There is access to plenty of shopping and entertainment without being caught up in a tourist hubbub. I have no complaints whatsoever and am beyond please. Our unit was stocked with every kind of appliance you can think of… coffee machine, electric kettle, blender, washer, dryer. We had beach towels and an umbrella for the occasional rain. Downstairs, the indoor pool and Jacuzzi were a delight and open at all hours. Overall, the condo far exceeded expectations. John, the property manager, is a joy to work with.

We had a great time and have planned a return trip to the same unit. In addition to great amenities, it is a short walk to both Mullet Bay, and Jordan Village restaurants.

The property was in a prime location with a quick taxi ride from the airport, walking distance to a grocery store and several small restaurants, a 5 minute walk to Mullet Bay Beach, and a beautiful pool and small private sandy beach on site. The property itself was spacious, clean, and quiet. It had a beautiful and large balcony overlooking the ocean and property. As an extremely ***minor*** aside, the bedrooms did not have TVs in them as stated in the property listing, but this was not an issue for us at all (just mentioning for others who may find this important). Also, the concierge Stacey was so wonderful to communicate with. We honestly could not have asked for a more perfect stay! Looking forward to hopefully staying here on future visits to the island!

In my opinion for good swimmers and if you are snorkeling. I would not recommend at all for children. The Pool is nice and clean. Great protocols thru out property and I considered it to be very safe and sanitary. The front desk personnel were pleasant and very helpful. As far as My particular unit it was not what was represented. DESCRIPTION NOTED 2 MASTERS (ONE OF WHICH HAD OCEAN VIEW) NOT SO! ALSO DESCRIPTION NOTED TELEVISIONS IN EACH BEDROOM. NOT SO!! After a bit of back and forth Property Mgnr finally had Concierge deliver 2 tvs for bedrooms. Be aware these units are managed by a Property Manager from a company called Smaart Vacation. Although none of the issues were big enough to spoil a vacation it was the Property Manager's disposition and condescending attitude which upset me. Instead of acquiesing to the MISREPRESENTATION of the Unit he decided to ground himself in that this was the unit I rented. When I sent him the description from VRBO he then said, "Well you got 90% of what it says in the description " .... except that I paid 100% as ASKED NOT 90%!!!! Description noted that 2 Master Bedroom w/King size bed. ONE OF WHICH HAD OCEAN VIEW. ONLY ONE WAS KING. THE OTHER WAS QUEEN. BOTH HAD BALCONIES THAT FACED PARKING LOT NIT OCEAN VIEW AS DESCRIBED AND AGAIN NO TVS IN ROOMS. Living room did had a LARGE BALCONY THAT FACED OCEAN AND MADE YOU FORGET ABOUT ALL YOUR WORRIES.
