Texted about condiments and found newly purchased condiments on the counter when we arrived. We did have four unexpected guests staying there at the same time, but the 4 iguanas stayed to them selves so it wasn’t bad. 😊. Only negative was they have a 5 gallon water dispenser we said went empty, was told they would be by that day to give us one. They never came.

The location is great on the northern side of Cancun, great local restaurants to enjoy. The roof top bar was fun for drinks just south of the public beach. Cleaning service was good and provided fresh towels. The host Eduardo was very easy to communicate with from time of booking til the time of departure. He has so many contacts.. recommended restaurants and set a up a van service New Years Eve for transportation to the hotel zone, he also recommended a local couple for informal in house meals ( they did breakfast and a brunch New Year’s Day) highly recommended them.. it’s was above and beyond our expectations House is very nice with a unique architecture design, beach is nice.. little seaweed but convenient. We did not use the pool as we are beach lovers. Ricardo was our meet and greet upon arrival and departure. He also assisted with any concerns Thanks for the bottle of tequila on our Anniversary

We had an amazing stay at this property! The pictures truly do not do it justice. Such a unique house. We hope to return someday soon.

House located on the beach, nice white sand but a bit rocky at the waters edge and 20ft into the water. Water clean and calm with some seaweed. We had 13 people and could fit everyone with a bit of shower sharing. Spacious indoors and comfortable sitting outdoors. The younger kids enjoyed the pool.

This property was exactly as advertised. Very spacious house with a nice architectural design. Plenty of space for a large family or group of friends. My kids loved the permanent residents (iguana family)! Covid tester even came out to the house based on Eduardo’s suggestion. Also needed to print out tickets and Ricardo made that happen for us. Such a beautiful house in a beautiful (and convenient!) location. Our kids LOVED staying here. Eduardo and Ricardo (the caretaker) always responded within minutes to any of our questions or requests. A+ hosts. We highly recommend this house!!!

I want to start off by saying that both the owner and Ricardo (prop. Manager) are absolutely amazing very accommodating. We checked in super late and actually extended our stay. The house was super clean. Clean sheets and towels. There's A/C units in every room that keep the house really cool. The views and the private access to the beach are A+. I traveled with my family and there was 10 in total age range 7yrs, teens and adults and this home was perfect. The home is big and spacious enough to accommodate more. Love that it's in a safe location and down the street from the local beach, with a nice playground for kids. This side of cancun is not so much the touristy area, which we loved! We walked to the local small restaurants that were delicious 😋 thank you for sharing your home with us ...we will be returning in the near future if God allows.

We spent a month at this property with various family members, including 2 young children. Perfect spot to relax and enjoy the outdoors, either at the beach out back, by the pool, or on the patio at night. Quiet, safe location with a very private feel. Eduardo and Ricardo were prompt to get back to us and address any issues that arouse. Great contacts for cook, massage therapist, and covid tester, all who came to us. Restaurants, convenience stores, ferry to Isla Mujeres, and access to water sports were all within walking distance. We did like having a car for groceries but taxis are plentiful.

The view is amazing, and the house is a close walk to beachside restaurants. There was plenty of space for all of us, and the high ceilings in the living room make is seem very grand. The beds are comfortable. The kitchen has everything we needed to make a few meals. It was a very nice stay.

The house and property manager were great .

Overall great experience. The communication was excellent, the response was excellent. It was my birthday. You can walk the beach to the left and there's a lot of activities. We had a wonderful time! lovely house, great host.

The house is quite beautiful but not very relaxing-- loud construction happening next door that blew debris into the backyard, ceilings drip onto uncomfortable beds and there's a lot of mysterious floor water from leaks. We were rushed out upon check-out an hour early to boot, not really what was expected for this much money to rent. The pros: the master bedroom is gorgeous, Eduardo was communicative and easy to reach, and the house is spacious.

This house is amazing. The pictures are perfect for the property. The only thing is that there was too much algae to swim in the ocean so we had to go to the public beach, just keep that in mind. Good thing is the public beach is only a 2 minute drive. The pool was amazing. When you book they say that you need reduce the use electricity but the house is so big that is you don’t leave the air on during the day you come back to a really hot and humid house. It was a perfect stay and everything was easy to handle and clean. I wish I could go back to this house to just spend time. Definitely would come back when I need a big stay with my whole family.

Eduardo and Ricardo (owner and house host) are great at communicating quickly! Ricardo was awesome at helping us get to the bus and book a chef for one of evenings. The property was nice but the online listing said it sleeps 14 with queen beds in two of the rooms. There were only doubles which had us using the futon for our 11th person. Futon is not comfortable so we ended up finding a long cushion and putting that on it for comfort. The pool was enjoyable but the jacuzzi is just bubbles, no heat. Kitchen was fully stocked with utensils and cookware which was awesome as we did cook multiple days.

I just stayed with my family for one week and we were very pleased with the property. The house was super clean and Ricardo was very nice helping us with everything. Having a private pool and beach access I was amazing. A nice please indeed.

Everything was gorgeous and wonderful from: the beautiful sunrises in the morning, The many hours we spent on the patio watching the ocean or watching the kids play in the pool or the ocean, the hours on the beach to the wonderful ocean air blowing in our bedrooms at night with just enough air to keep us comfortable without air-conditioning! The owner and the caretaker are both wonderful to deal with! The maid does a phenomenal job! What a perfect place to take a break from reality! we will be back!

We absolutely loved our stay at The Cozy Seashell. The house manager Ricardo was very helpful. He arranged for snacks and drove us to the store for provisions. We had wonderful meals cooked by Maria. There were 4 adults and 4 children and we had plenty of room. We will definitely return.

We were three families and enjoyed the house, beach and Mexico! No pictures can prepare you for the unique architecture of the house. The landscaping is well done and the kittens and iguana were welcome addition. We had a lovely catered dinner on Christmas Eve and overall had a wonderful reunion.

We came to Cancun for a wedding and decided to rent a house for a few nights before going to the resort. Our family had such a great time. The house was so cool, but we ended up being outside most of the time. We enjoyed hanging out at the pool and the beach, both right outside the door. The kids loved when it was low tide and we could easily look for sea shells. The pool was bigger than we had imagined from seeing the pictures. The trampoline was unusable due to broken straps. At least some of the yard was shady much of the day, which was an added bonus. We did not have a car but were able to walk to El Meco ruins, the marina to go snorkeling, and the ferry to Isla Mujeres. There was no grocery stores close by but the convenience store was walkable and we could get eggs, bread, chips, etc, but you'd need to take a car trip to the supermarket if you plan on cooking your own food. Our only disappointment was that we had really wanted to have Franck cook for us and had been hoping for our first night as we knew we would not have groceries and our kids would not want to leave the house. I expressed interest in my communications here about six months prior to our trip and then again the week before. I was told both times that it would be fine and that we would schedule it upon arrival. As a planner, this was stressful. As I had assumed, it did not work out to have him cook for us at all on our short stay. All in all, our family (2 adults and 6 kids) had a wonderful and relaxing stay here!

This property was perfect. Everything we could need, want and more. We traveled with four adults and five kids and had plenty of room. The property was gated, safe, beautiful and packed with amenities. The kids couldn't decide which was their favorite the pool, hot tub, little kittens, igaunas, outdoor shower or the beach? Our favorite was Franck who was a superb accommodating and gracious host. He even surprised us with an exquisite french dinner in honor of our father's birthday which was decadent. This vacation was perfection; we felt so spoiled and we look forward to many more visits in the future.

We just returned yesterday from our 9 day stay at this Beautiful Beach house. The architecture of the house is unique and accommodates large groups. We traveled with 2 families; 4 adults and 5 children. This house was plenty big for all of us. The outside area was great! We spent countless hours swimming, lounging on the lawn chairs, and playing cards under the covered porch. We also spent some days at the beach enjoying the sun, swimming in the ocean, and snorkeling. The first day, we found a big star fish. The house manager, Franck, is amazing! We set-up for him to cook our first dinner, as we were celebrating a birthday among our group. We can't say enough of the dinner and the delicious homemade deserts Franck prepared. He didn't miss a thing! We also set-up for massages at the house. What a great way to start a vacation...having a massage outside in the yard with the ocean breeze blowing upon us. To our surprise, we were given 2 complimentary house cleanings throughout the week. We picked our days and our cleaning lady was wonderful. She changed the sheets each time and provided clean towels in the bathrooms. Franck was available to answer any questions, give suggestions, cook, and run errands upon request. We truly had a memorable vacation!

Great pool (jacuzzi not heated), beautiful unique architecture, quiet part of town with authentic local restaurants close by. Good beach

We booked the house for 11 people for a bachelor party. I will be coming back here next I come to Cancun! It was very spacious and it was right on the beach. There are several restaurants within walking distance, however, you will have to plan ahead to get groceries or drinks as there are no groceries stores within walking distance. I would highly recommend having Franck cook for you if he his available. He cooked breakfast each morning for us and made us a lovely dinner one night! He is also very fun and can give you lots of recommendations about the City. Be sure to download WhatsApp if you don’t have it already as that is the preferred way of communicating.

We had a great trip meeting friends from North Dakota for a long weekend. The house was spacious and the kitchen well-equipped. Franck was extremely helpful and provided a great restaurant recommendation. The pool and beach access were a big hit with my family. As were the iguanas that visited daily around the pool. The house is large and unique. The house is a little more aged than it seems in the pictures. The bedrooms and beds were in excellent shape, and the air conditioners worked very well. If it lacks anything, it is a sitting area inside to comfortably gather and chat. Also, we had a little trouble with hot water in two of the showers. There was a surprise house cat also. The light switches were difficult to figure out. Overall, a great experience that we will definitely recommend.

What a relaxing and beautiful house! Our family stayed in the villa in March 2018 and had the most wonderful time. The home was outfitted with everything we needed. We didn't rent a car, but had groceries delivered, and Franck offered to cook for us. There are several great restaurants in walking distance, too. The house was wonderful--it was much larger than our family of three needed, and was more than accommodating. We easily bounced back and forth from the beach to the pool--very convenience. Franck was wonderful! He was easy to reach and was more than accommodating to our needs. We loved this spot so much that we're wanting to plan a trip in December with more of our extended family. I highly recommend!

Our family of eight had a great two week stay! Coordinating our stay with Eduardo was easy. Once at the house, coordinating needs on site with Franck was equally easy. The house has a lot of style and is conveniently located near lots of attractions. Make sure to coordinate with Franck to have some onsite meals prepared as they were excellent. Also, don't miss having dinner at Franck's French restaurant in town, also excellent. Other things not to miss are lunch/dinners at the local restaurants walking distance from the house, awesome tours out of Puerta Juarez, a day or two on Isla Mujeres, and a visit to Chichen Itza (an all day trip). And last but not least, you'll also enjoy simply hanging at the house, in the pool and on the beach, all of which is basically your backyard.

So we dealt with Eduardo when making all the reservations deposits etc. send him our flight info so they know when we will arrive. We taxi from the airport to the property. It is gated at the street no buzzer or anything. Gates locked. Daughter jumps the fence to see if anyone is home. No one home. We dig through emails to find phone numbers for Eduardo. Our Taxi driver was kind enough to stick around with us for about half an hour making calls to all the numbers we had till he finally got ahold of someone. They said they would be there in 10 minutes. 40 minutes later a guy shows up. He says he is Frank and that we never told him when we were coming (my VRBO account showed I had sent our flight info). Anyway he let us in. Showed us around explained that the blender was broken and that there was no toilet seat on the main bathroom toilet. He said he would get that fixed the next day. It took a week. Never got the blender fixed and if you go to Mexico you want blended drinks! The AC in the kitchen didn't work and when we made a birthday cake for my wife (the reason for the trip) we found that the oven didn't work either. The property is fine, but for the price we paid for 11 nights I guess I would have expected a little more. Also took over a month to get our deposit back, first it was a problem with his PayPal account then we gave him our western Union account info at his request, then nothing then he finally sent it by PayPal

We recently stayed at the property with 4 adults and 5 kids ages 1-5 yo. The house was spacious and kitchen was well equipped. The location was great, right on a beautiful beach where the kids searched for shells, made sandcastles and swam in the ocean. Our plan was to not be in the hotel zone but it was still easy to access the ferries and shopping with Uber. The pool was not as small as we expected and the kids spent hours a day in it. We stayed at the resort down the street for a couple of nights first so we were able to have Ricardo take a couple of adults into town to grocery shop and set up the house before we moved all the kids in on the first afternoon which was really helpful. Franck cooked for us a couple of nights and was helpful with our needs as they came about. All and all great accommodations.
