the owner and staff were great! the location is quiet but walking distance to the markets, plazas, stores, restaurants and action.

It could use some maintenance in general - paint, rust, etc.

Very nice and friendly people, located walking distance from city center ''Palapas square'' and very close to Market 28 for craft and food purchases. This was our third stay within last 3 years: always fine! Thank you Mercedes and Sergio!

The Hotel is within walking distance from the ADO Station, from which the whole City is easily reachable by Bus. It is very close to the Mercado 28, a nice place for eating and finding some Souvenirs. If you are looking for a place a little bit away from the huge Resorts, this is a very good Option! The Host was one of the most kind and friendly people we have ever met. She helps you with erverything she can and gave us some nice recommendations.

The place was clean, calm and close to the central bus station. The owners are very friendly people who really care about their guests. I would book it again.

The kindness of the hosts makes this place special to me. I have been twice and will go back. It is a good place to relax after a long flight - it has a common kitchen, you can use the fridge and you have the option to make something to eat. I slept well, it is located in a quiet side street. It is an older house, the rooms are basic yet comfy and tidy. Price and value are great. Your hosts are a friendly elderly couple of locals who make sure you are ok and have all you need. I always feel REALLY welcome there. I was looking forward to my bed so much this time after 24 hrs of travel and I was not disappointed. They patiently waited for me to arrive at night. Gracias tanto! Don' t expect that you are being attended all day though. It is not meant to be that kind of a place. It is a place for independent travelers who love a warm welcome, a quiet and good place to sleep and the space to do their own thing. Big plus: The ADO bus station is within walking distance. The local bus that takes you out to the beaches of the hotel zone is in walking distance, too. And lots of little places to eat or have coffee. Supermarket, ATM.. it is all close by. the room we got was not cleaned and maintained well, everything looked very old, sheets and pillow covers had stains on them, no bath mat, no place to hang our towel, the shower and toilet were smelling

I really enjoyed the owner of the hotel, she was very sweet and immediately made us feel at home. Located right next to Mercado 28, which is fun for food and shopping!

The hotel is located on a side street and is a bit hard to find.

There is no hot water (which I dont mind, but would be good to know for some people) The owner watched us struggle in the rain trying to unlock the door as he never showed us. He kept saying take it easy or dont drink as much next time. When I said I did not drink, he said maybe you should drink more next time. Very rude.. He refused to come down and help us while we were being rained on. Poor guest service. If it wasnt for Carlos who we had to wake up, we never would have gotten in.

Mercedes, Sergio & Carlos are very nice, friendly and welcoming. I give them 10 but their plumber would get a 2!!!? :-)

Kitchen could use tidying but they had a tough week with the plumber. Loved everything!

Dirty sheets, shower, toilet, haven’t been cleaned under the bed, ever. Water came and left. Not really close to anything exciting.

The bed was very comfortable and Mercedes was a very kind host - she let us stay in a nicer room than the one we initially booked, and allowed us to check out at 5pm.

For some periods of time there was no water at all anywhere in the property, and this was constantly being fixed. There was also no hot water at all. The kitchen facilities were very basic and not clean, but adequate.

Where do I start? We booked for 15 nights. We stayed one and run away! We would have left that day, but we arrived very late and the kids were tired. We slept dressed with our towels on the pillows. Disgustingly dirty. The beds were made but the sheets were not washed. The towels were yellowish, stained, frayed. Hair and dirt was visible on sheets and towels. The bathroom wasn't cleaned in ages. The kitchen - messy, dirty dishes, tiny ants all over the place, the fridge was extremely!! dirty. Health hazard. I always travel on a small budget and all I want is a clean room. This house was the most dirtiest and disgusting I ever saw. I never complained in my life about a room. This was the first time ever. The booking.com and the host promised our money back in that very first night after we called them. We called several times after to be told no, actually we won't give you your money back, that was a miscommunication. Other guests agreed that it is very dirty, but weren't very bothered?! Maybe in Europe we have a much higher standard... We moved to an airbnb for a lower rate and swimming pool. With freshly clean sheets and towels. Unfortunately it was a bit further from the centre, true.

The host was very friendly. The room had an AC and a fan which was great. The wifi worked well too.

If I looked in certain corners there were a considerable amount of ants and caught a few on the bed I was sleeping on. I believe I read that the host has the place fumigated weekly and I was hopeful it was effective but the cleanliness did not meet my expectations. I only stayed for one night, I didn't leave food out.

Everyone very lovely and welcoming. It's away from all the confusion in Cancun which is awesome!
