This condo is very spacious and within walking of anywhere you'd want to be. Beautiful beach, gracious host. Fun trip!

Property always exeeds expectations

The property is beautiful! There was five adults and two children in our group. Plenty of room for all and very, very clean. The unit was much nicer and bigger than what the photos show. Bryan is a wonderful host and we highly recommend staying here. We were lucky enough to have some dolphins swimming just outside the building…we all loved this. Come and stay, you will be thrilled!

Thank you Bryan for a wonderful stay in Clearwater. Truly the cleanest rental we've ever stayed in. The unit was impeccable and contained everything we needed for our week. Highlights were many, and included the storage closet with plenty of beach gear and toys; excellent communication before and during our stay with Bryan; extremely comfortable bedrooms and beds; plenty of supplies to get us started for the week (laundry detergent, paper products, dish soap etc); seeing manatees and dolphins off the dock! If we come back to Clearwater next year, we'll be sure to book one of Bryan's rental units.

Wonderful property!The kitchen was well equipped with all useful appliances and cookware.Four bedrooms and 3 full bathrooms very accommodating for our party of 6!

There were ten people in our party and there was plenty of room for all of us! We really enjoyed the large dinner table that fit everyone. We saw dolphins almost every morning from the balcony and one morning a dolphin even came up to the dock! Bryan was very responsive and had so many suggestions for restaurants/things to do around Clearwater. The property was clean and resembled the pictures exactly. I would definitely stay here again!

This property was amazing. Extremely clean, had everything we needed and a lot of personal attention from the owner (Bryan). The view is beautiful and walk to the beach was very short. We had an issue with the new wash machine while there (completely out of the owner’s control), he picked up all our laundry and had it professionally done. He was quick to get a repair made and we were back in business. This ended up being a treat for me, as a mom of three, I can’t remember the last time I was forced to just relax and not do laundry daily. Bryan also delivered donuts our last full day and even remembered my son’s food allergies by making sure the food was safe for him. You can tell Bryan really cares about his properties and the people who rent from him. I highly recommend this property and hope to return soon.

We are return renters of Bryan. We have developed a system where everything is on the Sykes Scale. We call it the S.S.O.E. (Sykes Standard of Excellence) & I am the unofficial President of his fan club. Cleanliness, Location, & Amenities, of his properties sets him above the rest. His attention to detail is unmatched and we have been vacationing since the mid 90's and have traveled extensively. We have not found anything in any location that comes close to offering what Bryan provides to his renters. My must haves are ample parking for our SUV with a topper, storage for beach gear, well stocked kitchen, extra towels and linens and enough space to accommodate my immediate family of 7 and my extended family of 8 (We are a party of 15). Bryan's properties check all those boxes and then some (the rooms are so large and the beds so comfy--and the bathrooms are high quality). He provides so many extra's from toiletries to trash bags to paper towels, etc. & all the other extras such as beach chairs, and beach towels, and toys, and beach wagons and umbrellas, and fishing gear, and toys! You really just have to show up and you are set for the week. Our little hidden gem has become so popular we rent a year out just to ensure we get our Piece of Heaven! The rating for both properties definitely exceed a 5 STAR!

This is a really nice condo that is beautifully decorated. The reviews on cleanliness are not exaggerated. It was exceptionally clean. The chairs, cart, and other beach accessories are very nice. The walk to the beach is insignificant and increased in efficiency if you cut through Pelican Point. The view out the back of the condo is great and their is tremendous fishing potential. Dont waste time on spinners, spoons, or crankbaits. Live bait with a weight and 2 ft leader will land fish off the dock. We had a couple nights of loud neighbors and early morning construction which was the only negative. Overall a really great property and Bryan's attention to detail is fantastic. Would definitely stay there again.

My family has used VRBO for vacation rentals for over 20 years. This is the very first time that every photo, every detail, every description is 100% EXACTLY as it is presented in the listing! There were no unfortunate surprises! The pride of ownership shines through in every detail! Bryan was a pleasure to work with and we look forward to renting from him again in the future. The location, with it's covered free parking, is an added bonus. Thank you Bryan, for making our family vacation so enjoyable :-)

The property is immaculate. Everything is updated, it is well appointed and extremely clean. Everything was flawless and communication with the owner/host was easy. The host is very accommodating. Would highly recommend.

We had an amazing time in this condo which was a short 5 minute walk to the beach. The dock was great for fishing and we even saw dolphins right outside our balcony. We were impressed with how the owner paid attention to detail with supplying everything a renter should need while on vacation. Would definitely recommend this condo and would absolutely stay here again.

This condo was excellent and the owner, Brian, was very responsive to any questions. Everything was immaculate, high end and above expectations! The bedrooms were all very clean and beautifully decorated and the beds were extremely comfortable. We expected 2 1/2 baths but when we got there we found out they had recently renovated the 1/2 bath to be a full bath so now its 4 bed 3 bath! He had every appliance you could need. We arrived a few hours early and Brian allowed us to drop off our bags in the condo and enjoy the pool while the condo was being cleaned to get ready for us. You will NOT be disappointed. We will definitely be returning to stay here for future vacations!

Our stay at the property was simply fabulous. It far exceeded our expectations. There was seven in our party and the condo provided all the room and space needed. On top of that, this unit was impeccably cleaned and very well appointed. All the furnishings are of very good quality and the kitchen is modern, supplying all the items one would need, for any and every meal. Location. This property is so very well located to all the action and activities Clearwater Beach offers, AND yet is quite and peaceful. The view this condo is amazing, located at the base of a bay. Dolphin sightings were a regular event of amazement. With is property, the pictures don't lie...I would highly recommend. Billy Herbert

We returned to this property for the 4th time this year. We love the cleanliness of the Condo, the location, the attention to details and beautiful furnishes. Watching the dolphins and using the private dock to be picked up by a boat we rented is just awesome.

We LOVED our stay in Clearwater and Bryan went above and beyond as a host. The condo was clean, clean, CLEAN! The amenities were perfect and we thoroughly enjoyed our experience here. We saw dolphins, a manatee, loved the closeness to shopping and eating, enjoyed the pool and the beach, utilized the beach gear (wagon, chairs, towels, and sand toys!) provided by the host, and quickly made ourselves at home because it was so welcoming. We have already recommended this listing to multiple people, so be ready to book quickly if looking to stay here...the availability won't stay long! :) We will be back!

Clean, spacious, beautifully appointed condo, perfect for our group of seven friends. Close (walkable) to the beach, restaurants and shops. Our Host is exceptional ... responsive, hospitable and accommodating. I hope we can book again for 2024!

Our stay was perfect from start to finish. Bryan was a wealth of knowledge and so kind. The condo was immaculately clean- more than any vacation rental we have stayed at. The blankets on the beds that typically are rarely washed at rentals were freshly laundered saving us hours of laundry upon arrival. Having all of the beach items needed already there saved us so much time and packing. We will absolutely be coming back!

Bryan was extremely accommodating and made sure we had everything we needed and more. The location is perfect just a short walk to the beach and all of the activities. The condo itself is beautifully decorated, beyond clean, spacious, and has breathtaking views! My whole family had an amazing time and I can’t say enough good things about our trip!

We had our family Christmas get-together on the coldest week of the year, much to everyone’s dismay. However, our chosen property couldn’t have been more perfect for an indoor staycation. We had the best time cooking, eating, and playing games. Everyone was happy!

He made accommodations for our luggage as we arrived early and stayed at another location before and after our stay . Would HIGHLY recommend !!

We were very pleased with our stay at the dockside condo! It was beautifully decorated and provided all the needed comforts and more! The condo was sparkling clean and came with a fully stocked kitchen in terms of utensils and cookware. The bathrooms were beautiful with lots of towels and wash cloths. Each room came with extra blankets and a nice amount of pillows. The beds were very comfortable and the shower pressure was superb. There was so much attention to detail when it came to our experience, including a custom made book with personal recommendations on restaurants and nearby activities. There was everything you needed for the beach including chairs, towels, umbrella and wagon. Bryan was very responsive and attended to every need. He even brought over extra fishing poles since a lot of us wanted to fish. He gave an excellent recommendation for a charted fishing boat, too! We highly recommend this to anyone. You won’t be disappointed!

We came to Clearwater for my husbands memorial service. Had family & friends staying from all over the country to attend the service and support me. Magical atmosphere and perfect location. Can i give a ten star review? Great condo, great owners, perfect for what we needed. They think of everything.

Condo was perfectly appointed, beautifully decorated and spacious. Located in an area that was close to all with a marina in the rear and beach across the street. Pack your bathing suit and just show up. Would definitely stay here again!

The condo is absolutely gorgeous. Bryan has filled it with beautiful furniture, dishes, glassware and even beach towels. The location couldn’t be better. There is a lovely view of the bay where we saw dolphins and two manatees! Bryan was an amazing host; he met us on our arrival and showed us everything we needed to know. He gave us great suggestions on where to eat as well as the easiest path to the beautiful beach. We will definitely stay here again. It was a wonderful vacation.

By far the best vacation. We saw dolphins and manatees daily and even swam with them in the ocean. They swam from the rocks to the pier and we were only in knee deep water, a truly remarkable memory. We rented both properties from Bryan. He was a wonderful host who saw to our every need. His properties deserve a 10 star rating. He provides top of the line luxury from bedding to appliances to overall design. You will want for nothing on this trip. You only need to pack a bag because Bryan sees to your every need. We have a saying now within my family, "If it doesn't meet the Bryan Sykes test, than we don't want it". His attention to detail with his units and the quality of cleanliness should be a standard for every rental. I was almost hesitant to leave a review because once the masses discover this gem there will be a 5 year waiting list to even book the property. It really is that GOOD!!!

Bryan’s property at 203 Dockside was an amazing, perfect trip for my over 50 year old friend group of 9. Clean as can be, beautifully decorated with coastal decor and roomy and comfortable! Gorgeous place! They had every item we could have wanted and more! Beach towels, cooler and wagon a plus! Pool was nice. Super nice guests and staff! Even used the boat dock to get picked up for our pontoon boat ride. Bryan could not have been more helpful and responsive and when our flight was cancelled on checkout day, he gave us a number of suggestions and referrals to find where to go until a new flight was booked. Much better and so personable service that would be hard to find at any hotel! 5 stars plus!! Big thanks to Bryan!
