北野天満宮から近かった。
コーヒーマシンが設置してありそれに使うコーヒーポーションが期限切れのものが置いてあった。また、洗面所の手洗い場の水の流れが悪く、顔などを洗うと水が流れず溜まってしまった。また、フロントに電話するも常に外国人スタッフで話が通じず何度もこちらがゆっくり言わないと伝わらなくて日本人のスタッフはいないのかと思ったのでガッカリだった。

The bed was extremely comfortable, the bath was stunning! Staff were lovey on check in and check out.
The room was insanely expensive. We justified it for the experience, however $800 CAD without being able to add on breakfast or offer food to us was surprising (no room service aside from beverages). We wanted a peaceful night in to enjoy the room but aren’t allowed to order food/bring food in and it was too late to order anything by our check in time.. this doesn’t make much sense to me. Comparable rooms at this rate do offer this service.
Regardless we had a great time and appreciated the staff on site. I wouldn’t join again.

The Koubai R101 was a spacious and comfy room! The interior bathtub was large and nice as well as the outside Tsuboburo(Pot bath). Free beverages in the minibar!

Es war ein sehr schönes und sauberes Hotel. Das Personal war sehr zuvorkommend. Alle Sightseeing Punkte sind relativ schnell erreichbar. Der Aufenthalt, nach einem langen Sightseeing Tag, war sehr erholsam und wir haben es sehr genossen.
Das Frühstück war solala, allerdings kannten wir bis dato ein typisch japanisches Frühstück nicht und es ist eventuell einfach nicht unser Ding. Lecker war es trotzdem.

Das Zimmer war sehr groß und toll geschnitten mit einem eigenen Wohnbereich. Alles im japanischen traditionellen Stil. Fußlaeufig zum goldenen Schrein Kinkaku-Ji!
Die Lage ist nicht zentral, dafür idyllisch toll in einem Geisha viertel. Die Kaffee Maschine war klüger als wir ;)

Very nice, spacious, clean unit. It was fun trying to spot geishas walking down the street.
The location was very quiet at the time we went in early November. Not much was going on. A little more difficult to find a place to eat or things to do. It was more expensive taking a taxi into Gion.

A traditional building and decor. Large room with separate living, sleeping and outside space. Location is well away from the main tourist areas. So its quiet and authentic.
The staff were not particularly helpful in guiding us to local restaurants. Nor in explaining the breakfast arrangements : two days notice required, as the breakfasts are provided from an external source. Despite the description on Booking.com, this hotel has no restaurant of its own

Paid for private onsen room, arrived and was told no onsen room available. Travelled out of kyoto city to have a private onsen and once we arrive got told we would be receiving a room with no onsen. Disappointing and furious. Was given another room and they hosted us to a dinner for the night but we booked this hotel for the onsen. Disappointed stay.

The location is nice, a very cute and quiet traditional alley. We stayed in the superior double room with open air bath; the style is nice, a mix of traditional Japanese (in the small living room and garden) and modern western-style (bedroom). The traditional breakfast was very good.
Well, we came with very high expectations, given the price (about 900 £ for two nights) and the reviews. We were hoping to feel the Ryokan atmosphere, but actually it's more or a polished luxury hotel with a (bit of) traditional Japanese style in the furniture.
The staff in particular is nothing like you would expect in a Ryokan. It's actually quite worse than what you would expect in a high-end luxury hotel. At the reception you will normally find a 20-years old boy fresh of high school and with very limited knowledge of English.
The day before the check-in we were told that the open-air bath was broken and we should stay away from it, and from the garden, or we could change the reservation to another one of their properties. No explanation, no other option, no details on the "other properties" possibilities whatsoever. We wrote we would expect a partial refund as we paid for the open air bath, and then the bath was repaired instantly.
We also asked, right before checking in, if it was possible to change to no-breakfast (we had paid in advance but had changed our mind). The guy first said he would check, then later said we would have to pay a fee, then took it back, then he canceled the breakfasts without telling us that we would get no refund. When we said that if no refund was available then we wanted the breakfast, he said it was too late. Then he said we could have it the second day only. Then he said we could have both. But the day after ... there was no breakfast for us! There was another guy who knew nothing about our booked breakfasts. He said he would try but it would take 30-40 mins. One hour fifteen mins later we were still waiting. Finally it arrived.
Final weak point: the bedroom is very humid. This is in part normal for Kyoto but in there it's more of a problem as there are no windows. If you dare turning off the dehumidifiers for a while you will regret it.

Very big room, next to a beautiful shrine and an indoor and outdoor bath. Complimentary beverages, bathrobes and night clothing.
Overpriced since there are other ryokan that have a lot more history and have natural onsen water. Also, the indoor bath wasn't fully Hinoki wood and didn't have an auto fill/heating function.

Beautiful Ryokan well maintained and decorated
It was extremely difficult to communicate with the staff as nice as they were. We enquired about basic information (surrounding coffee stores or restaurants, sightseeing reservations etc but it was not possible to obtain any of this). We travelled with children so this was even more difficult and our internet roaming was not working properly outside the hotel for géolocalisation.

The property was quaint, peaceful, and beautiful. The staff were incredibly friendly and efficient. The room was spectacular–even more beautiful than the photos and it had everything you need and more. The outdoor private onsen was very special. The bed was big and extremely comfortable.
The only minor negative about the hotel was the location. It was a bit far from the main area/where the action is, but at the same time the location is what made the room so peaceful and relaxing.

Room and the facilities were very nice, what I am complaining about is the misleading description and the overall value, the place was not worth the price even though the facilities were more than ok.
I was looking for a place with private onsen facilities which the description seemed to offer. But all it was was a small outdoor soaking tub filled with tap water suitable for a single person.

Great staff, very helpful when we had questions. The room was very spacious and there was plenty of amenities included. The rooms were all very clean and easy to use. The private bath was nice, but only big enough for 1 person, but that isn't a big deal since there is another tub just next to it attached to the bathroom. The beds were very comfortable.

Serene property and location on a lovely quiet street. Rooms were beautiful - tatami mats, spacious bathrooms, very comfortable beds, and fabulous breakfast. We had an outdoor onsen and private garden the first night.

Upper rooms were large, airy and full of light. Loved the sweet smell of the tatami. Excellent Japanese and Western breakfasts. Extremely quiet at night. Conveniently located near 5 spectacular temples. Oku is one of many historic, well-kept establishments lining an incredibly picturesque street. The staff and service were superb. Each person was kind, patient and helpful. They went out of their way to place calls for us in Japanese when we needed to cancel an upcoming reservation. They really made our stay here memorable.
Our downstairs room with the outdoor onsen lacked a window so felt cramped and a bit close-the view of the garden was quite lovely otherwise

Did not realise that there was no kitchen and that I require to book breakfast in advanced. This should be stated clearly in website as this meant that all our meals need to be taken outside or takeaway.
Did not like that there was no many choices of restaurants in the vicinity and within walking distance.
The staircase leading to the first floor is very narrow and a bit dangerous to use especially for the older folks.

The location is superb in an old street with wooden houses.
The photos show a garden and bath outside this is not the case for most rooms. The rooms are totally lacking in any charm or decor.
The staff don't speak English at the Weekend. I feel over priced for no charm rooms. But the comfort of bed was excellent and location is truly beautiful near temples and residential feeling
