The hotel was in a lovely location. Walking distance to some nice restaurants and night markets.

The pool was in constant shade (surrounded by buildings) so not very appealling for a swim.

The location was great and within walking distance for most of the things we wanted to see and do

When we arrived to the room we noticed the bed sheets were dirty, they had stains and hair under the blanket so this wasn’t a great start. The windows didn’t close fully even when they were locked and insects got inside the room,this was evident when we went to use the kettle and there was ants inside it. We went to reception with pictures of these things and house keeping changed the kettle right away and the sheets. Also the pool was very different to the pictures online. There was lots of clutter around it and there seemed to be people living in the area right next to the pool. It also looked like it had not been cleaned during our stay, as there was leaves and debris in the water.

The property is nestled away in Chiang Mai, and it feels quiet and authentic. It’s a perfect location to Chiang Mai and the temples etc (only walking distance). There are plenty of food markets nearby as well. The pools were quiet with towels available. The staff were always helpful to book taxis and get you anything you may need.

The 3rd floor room was light, a good size and clean. The balcony was small but functional and overlooked the pool and I was not bothered by noise from the pool at all. Great quiet location near the North Gate with coffee and breakfast spots and markets close by and very easy walking to most well known/not so known spots. Reception staff were friendly and helpful. Communal stairway was clean. The pool was small but the temperature was a relieve in the humidity (though it did back onto the roadside)

The pool side space - it was not appealing that this area was being used as a storage which was very unsightly and a big waste of space. Could have been better used for residents to lounge or eat breakfast in. No breakfast provided in the higher cost (there is 1 welcome drink voucher) The reception was in a separate building so it was self access into the building, As there was no communal space it felt a little sterile in atmosphere.

The air conditioning system was making weird noises, which bothers at sleeping time.

The pool was the perfect temperature, not warm like most of the pools in Thailand. The room was really large and even had a microwave which was handy.

The receptionist is very very friendly and pleasant, thank you so much for your kindness!

Room size was misleading, the balcony was not really useful at all, would not recommend to get it as there are so many mosquitos hence did not dare to open it during the stay.

lovely rooms with good a/c. big bed which was formed than I usually like but was actually really comfortable. nice bathroom with toiletries. there was a pool directly outside my room which unfortunately closed for maintenance on the second day but staff took us to their other pool at the residential block next door which was lovely and which we had to ourselves. the hotel is in a great area with an iron chef restaurant across the road, a laundry close by and within 5 min walk to a thriving market/club area which is active each night of the week. would definitely stay again.

The hotel was within walking distance of a lot of restaurants and well situated within the old city square. it was even near a night-life district with a club, bars, and food trucks. The room was clean. The staff was really friendly

It seems like they’re in the middle of renovations at the moment, which is good, but means that some facilities were closed and some common spaces had a bit of construction clutter. During our stay the pool area was closed off some days. But other than that, it was a nice and comfortable hotel

They were doing matanance in courtyard so nowhere to sit and pool has no sun so is freezing. it’s quite noisy as well with people coming and going on the side street.

It would be great if they cleaned the pool in the morning while it’s still cool and covered in shade as no one is really using it then, rather than cleaning it in the afternoon when it’s hot and people want to swim.
