We had an incredible time with the family, the property very nice and the cottage is spacious! When you are on vacation it’s nice to see that all essential are provided and that you don’t have the inconvenience to bring something or go fill up a BBQ tank, it’s all there for you. Close to all amenities, beautiful view and easy to walk in to the lake. The bonus would be sand vs shells. We are looking to book again!

We had a great stay at Amit’s cottage. Good water access, and a lovely property. We enjoyed the kayaks and the hammock. The kitchen is nice and big for family cooking and the common space is perfect for rainy day movies. There was air conditioning and fans in every room which really helped with the heat. Thanks Amit!

We were met by our hosts when we arrived. Not only were they very pleasant and helpful, but they had left a gift of wine for us inside. A nice touch for sure. We appreciated the location of the cottage, being right on Lake Simcoe, as well as its proximity to a trendy, up-and-coming resort: Friday Harbour. One drawback was the cleanliness of the property. Some of the cooking utensils (pans, cutlery, and glassware) had been put away with obvious dirt still on them from previous usage. In addition, there was a nasty, fish-smelling remnant on one of the shelves in the secondary fridge. Outside, there was some miscellaneous garbage in the kayaks and on the lawn, but nothing that could be easily cleaned up. On a more positive note, we really enjoyed the spacious yard. The front yard had ample room for our family volleyball and badminton matches and the backyard afforded us room to spread out, have a campfire, enjoy sitting in the sun or shade, grass or on the dock. There were plenty of rooms inside for our family of 5 to each have their own space for both sleeping and lounging. The garage gave us ample room to store our bikes which we used to tour the quiet neighbourhood or visit the local country store. There was tons of parking for our 3 vehicles which was a bonus for sure. Overall, we enjoyed our stay and would recommend this property for your family's vacation needs.

Amit is a great host and makes the check in process simple and he is easy to communicate with. Our family stayed here two years ago and had a great time. The added central air conditioning unit was a very appreciated addition. There is plenty of space for family and we had a great time inviting family for a BBQ. Backyard is spacious with plenty of table space, chairs, and an amazing view right by the lake. Plenty of recliners to sit by the water and a long dock to paddle board and enjoy the water. I recommend.

It was amazing place. We really enjoy our holiday. We are planing to go next summer time.

Great property and location on the water. Cottage was well equipped for outside activity; lots of chairs for around the fire and along the lake; canoe and kayaks with life jackets; and badminton set. Bbq was set up with full tank. And there was lots of firewood for us to use. The inside of the house was great and spacious for our family of 8; no one felt cramped. Kitchen, dining and live room areas were quite spacious. The kitchen had all of the amenities we needed. Beds were a bit hard for us and as it is a dated cottage style property; the mustiness was hard a bit for a couple of us with asthma. We turned the AC on and it helped with the dampness. Our host was great and kept in contact with us to ensure we had everything we needed. Overall the experience was great and we would recommend it.

My friends and I stayed here for a long weekend and we had a great time. The backyard area was beautiful during the day and it was awesome to have fires during the night under the stars. Would definitely stay again.

Great to be right on the water

The location is excellent, waterfront amazing. Kids friendly. Little dated but for a cottage works fine. Needs some painting. Owners are extremely nice. I will book again definitely. Distance not far at all. We are content.

Lake view was gorgeous, cottage was spacious, ample parking, all supplies provided, laundry was handy and we appreciated the fans in every bedroom. The privacy fence was great as there is a small boat launch beside the property with minimal activity. No need to leave the cottage - the view, water, outdoor fire pit all contributed to a great week for our family and friends! Amit communicated with us proactively and pleasantly and even assisted with a last minute issue we encountered - very helpful and pleasant. Thank you Amit - we had a wonderful vacation at your lakeside cottage !

We had a great time at the cottage, both adults and kids. The property is beautiful with a dock and an easy access to Lake Simcoe. We loved swimming, kayaking, and roasting marshmallows over a fire pit. Would recommend to families with kids.

Amit is a great host. He was quick to respond to messages and very helpful. The cottage is spacious and the access to the lake is amazing. The kitchen is well equipped and the second fridge was much appreciated. We were also so pleased with the quiet calm of the neighbourhood . Absolutely lovely.

Amit's place was clean, had an indoor and outdoor fireplace, and had a great view and direct access to Lake Simcoe. The cottage is located in a picturesque and quiet neighborhood which was great for walks with our dog. The cottage was also close to amenities, including Friday Harbour. Only suggestions to warn a few days ahead of time that we should bring bottled water and to possible purchase a bread knife. We would definitely come back!

The property is gorgeous. Nice dock with grass up to the beachfront which is a nice bonus for lounging. The outdoor fire pit is stellar and there are more than enough lounge chairs to spend many comfortable hours outside. Water is rocky - water shoes are a must due to sharp zebra mussel shells but that is just the case all over Lake Simcoe. The couches and interior are comfortable. Kitchen would benefit from a few more utensils (cutting board, cookie tray, for example) and downstairs bedroom and bathroom door stick. But the BBQ is awesome and Amit was very responsive. Overall we had a great time.

We really enjoyed staying here. The outside area is absolutely fabulous, we spent most of our time at the lake even though the weather wasnt great. We walked a lot neighbours are friendly. The cottage was clean and very comfortable and we enjoyed it so much . Everything we needed was there and host was very helpful. Great cottage we would like to be back soon.

Everything about our stay was amazing. Amit, the owner, was so responsive both before and during our stay. When we arrived the cottage was clean and very well stocked will everything we needed. They provided towels, linens, toilet paper, paper towels etc. The property is very spacious with tons of seating both inside and out. We were a large group of 10 and never felt cramped. The location is awesome....20 min walk to Friday Harbour for Starbucks and urgent groceries and a short drive to a full grocery store. We made full use of the dock and the kayak during our stay. We even ate cooked fish we caught in the lake. A couple notes: the property is right beside a small boat launch, so while there is a fence, there are often people coming in and out by boat and also swimming. That said, It didn’t bother us at all. The lake is amazing, but getting in there are many rocks and zebra muscles so make sure you have water shoes...it makes a huge difference. All and all this cottage is the perfect getaway close to the city! Thanks Amit for being such a great host. We’ll be back.

This cottage has a fantastic location and the owner is very attentive and a nice guy. Overall, the cottage is well-maintained and clean. While we didn't have AC for our stay, we were told that the owner was putting it in and he did offer to do so while we were there. The only downside to the property is that it is located next to a public boat slip, which can get noisy for the people staying in the master bedroom upstairs. We had very few complaints and would definitely stay here again. The outdoor space is phenomenal and really made our vacation fantastic. Highly recommend this property.

Amit was very responsive to questions that we had prior and post-booking. The comments made in the previous review were all taken care of by the time we arrived so that was really nice to see (re: no blinds in bedrooms, fridge & BBQ cleanliness). Amit knew we were coming with 3 year olds and there were some legos, a sand/water outdoor toy and a water floating toy available which was a nice and considerate gesture. This is a great place for someone with mobility issues b/c of the main floor bedroom & walk-in shower bath. Also, the living room has plenty of space for a family with kids to play in on a rainy day. Access to the water was great, though the beach is rock not sand, it is shallow past the dock for kids to walk in. As previously mentioned, there are still likely some renos planned, like the upstairs bathroom, as the cottage is a mix between new construction (great room, main floor bedroom, bathroom) and old. I would recommend this spot for families.

This property is in a great location on the bay! The property has had many renovations and the kitchen, living areas downstairs and patio/yard are great! Upstairs seems to be a work in progress...bedrooms could use some renovation as well as upstairs bathroom. The host was great and very responsive.

Location was great, short commute from Toronto and backyard/waterfront space was great. Right on the water with very nice beach/swimming area. Downsides include the level of cleanliness with the bbq, oven and fridge . The bbq had a grease fire the first night we used it and the oven was very smokey, all need a major cleaning. Needs further renovations down the road to match the exterior and back of house. Window coverings on all windows would be nice. Overall more attention to detail in cleanliness for the premium price point.
