Great location. Comfortable for our family of 5. Had bikes but unfortunately we didn’t have time to use them. Wonderful traditional Japanese house. As others have mentioned, the stairs are steep. The host was very helpful in recommending a doctor when we got sick.
The bottom floor looks like it was once a restaurant or tea shop? Not quite usable or integrated into the house.

Excellent location and a very comfortable house over three levels. It was lovely to have our own tea and toast in the mornings :) Great value. Great neighborhood easy to taxi from. Highly recommend.
The fourth attic bedroom is only available for groups of 7 or more. As a group of four female friends, we were hoping to have a bedroom each :( The stairs are steep they were fine for us but if you had sore hips or knees you may be better to stay somewhere with a lift.

Staying in a Japanese house opposed to a hotel. Location was excellent. Kind and responsive host. AND there was a second toilet on ground floor, which we did not see in the description of the house and was my big concern as a family of 5 adults getting ready to leave in the mornings.
I have to say the steep staircase, especially at night needing the toilet! The bedrooms did not have space to put out clothes, hooks on the walls or doors would be helpful. Personally I found it hard to always get in and out of bed through the end of bed in the twin room, no space between beds and beds were pushed against the walls. The bicycles unfortunately were too low for us for comfortable cycling and the law having to use few and specific payable parking lots made cycling rather inconvenient. (This of course is not the hosts fault, but Kyoto law).

Nice location - we walked from / to Kyoto Station with our luggage, host provided very good picture directions. The Buddha House was as advertised and as described in other comments (stairs are narrow and steep, and you must climb one flight to the kitchen/bathroom level and another flight to the bedroom level). Beds were very comfortable. Host provided wonderful communications throughout our stay.

We were really pleased that the owner sent directions with photos to help us find the route. It is 10 mins walking distance to the train station , but may take longer with cases and hot weather. The property is over 3 floors, ground floor with space to chill, second floor tv and kitchen, 3rd floor 3 bedrooms. It was 1st property with 5 people where we had plenty of space. Lovely, quirky place to explore Kyoto

This house is perfect for our family of 5 as it has 3 bedrooms. Everything in this house is in excellent condition. The owner really spent time to anticipate the guests' needs and well prepared for it. I don't recall that it lacks anything I needed for my stay there. Very well prepared.... The location is also central to Kyoto and close to Kyoto station I would highly recommend this house for your stay in Kyoto.
The route from Kyoto station to this Buddha House is very easy. Yet, the instruction is more complicated than should be. I would recommend to revise the instruction to make it clearer. There are at least 3 routes to this house: 2 routes by foot and 1 route by bus number 205.

The house is centrally located, walking distance to the Kyoto train station, the river and many tourist attractions in Kyoto. The host was very friendly and offered to help us book diner reservations. It has 3 bedrooms on the 3rd floor and comfortably fit our party of 6. We stayed during the peak cherry blossom season and the price could not be beaten. The second floor kitchen/living room area was great for our family to gather and have meals purchased from Family Mart or 7-11.
It was fine for us, but the stairs are narrow and may not be suitable for senior citizens. There are two bathrooms, but one of them is at the first floor, which is not very convenient to get to.

Loved staying at Buddha house! Great location walking distance to Kyoto station in nice quiet neighbourhood. The gardens across the road are worth popping in if you have time, they were illuminated at night while we were there. The house was cosy with everything you needed and extremely comfortable beds! We enjoyed using the bikes to ride around Kyoto. It wasn’t a problem for us but the inside stairs are fairly narrow and steep so just to note that. So much to see in Kyoto, we will be back, and would definitely stay at Buddha house again!

The location of Buddha House is excellent: a 10-15 minute walk from Kyoto Station and lots of transport options nearby, making it easy to get to key sightseeing destinations. There are also plenty of great dining options within walking distance.
The owner is extremely accommodating and very responsive to our needs.
We stayed here with our 1 year old and found the facilities to be everything we needed.
Its hard to fault this property. The only things that could have made it better were if a children's seat were available for any of the bikes downstairs (though the owner was very responsive and would most likely have accommodated us had we asked).
The staircases are very steep and would not suit travellers with heavy bags or those with accessibility needs.

We like the fact that Buddha House was far more pleasing place than the photos provided online seemed. At one point, we almost supplanted it with another place; but, are truly happy we did not as it revealed itself to be a place which became more comforting and livable the longer we stayed here.
Even the beds alone were some of the best of any place we've stayed antwhere; and, to active travellers like us, it is significant and appreciated. And, tell me, when was th
e last time your accommodation had its own privated Coffee house/Library on its ground floor?
Next trip to Japan, we plan to stay multiple weeks at Buddha House and know from staying in Kyoto multiple other times in different places that Mr.Tanaka and his son will provide their gracious Hospitality once again at a very high level.
What we disliked most was leaving Buddha House and Kyoto in general!. We also were sorry we did not get to use their bikes as much as we wanted to, as it's such a great way to see Kyoto at a proper pace.
We too don't like that we must miss our great breakfasts looking out at the beautiful wall of tall Bamboo of Shoen-ji Gsrdens across the street which filled our windows with its natural texture and our ears with music from the songbirds which populated it....a true, serene respite from the bustling city that is Kyoto..

The Ryokan plus modern feel is something we wanted to experience. So all the minuses were not a problem. So it's fun. We cooked and ate like family. Nishiki market is just 1 .2 km from the property , you can cycle there.
Cycles are the best.
Nearby park is good one at 300 yen per person and little crowded so , do check out.
The rooms ,linen, floor , dining hall , ground floor reading area etc. We're crisp clean and awesomely decorated.
The entry was so smooth. The owner or the caretaker didn't even trouble us, in fact we never met anyone.
We entered the same way as we left.
The lavatories are small. The property has two toilets , one at the entrance, immediately behind the main Glass door. The other one in the second floor. Both too small for say Indian and European standards. But was so clean. bathrooms and toilets have no heating with. Narrow stairs with no elevator. It's cumbersome to get your stuff up to the Bedroom, I.e in 3Rd floor.
Wodden floor . Mild movements produce tremendous noise.
So many small stuff, artefacts and books in the property. Be careful not to break any. Luckily we didn't.

The location was good. and easy to get to from the train station. there was convenience shops near by and a nice little bar near by. there was a public onsen close too. We appreciated the pocket wifi. The bikes were a lot of fun and enjoyed that.
It seemed as soon as we moved in the neighbours complained about our noise. If we had been making a big calamity I would of understood but we were not and thought the compliant was uncalled for. There was 7 of us! and the place was tall and skinny so up and downstairs can make noise naturally. If you are not very good with stairs, this is not the place for you! The washing machine was confusing and if they took some furniture out of the living area. Overall though we really enjoyed our time there.
