Location of this hotel was great - in a safe neighborhood and close to Historic city. We mostly walked from here. Staff at the hotel was friendly and very helpful in answering questions and helping with arrangements. Kids (8 and 12) enjoyed the pool and bunkbeds. Rooms were reasonably spacious and very clean.

Room a bit small for 3 persons (we booked a 3 person room) Restaurant in the hotel is closed so need to go out all the time to eat. For lunch and dinner not a problem, but for breakfast not really nice.

The staff tried hard

This was a gem of a find. The hotel is very well run by the family, and the lady boss was ever so helpful with recommendations and bookings. Well proportioned rooms (sheets, floor, shower) are very clean and adequately furnished. Location is pretty good, just about 10mins walk to the walled city. Plenty of local restaurants within 5 min walking radius. Nearest 7-11 is 10mins walk at the walled city. Get a higher floor and you get nice views of the city and mountains.

If you are a light sleeper, the nearby temple with it's 5am-ish bell chimes might be an issue. After a few nights, you'll probably get used to it. The taxi person from the airport struggled to find this place when we first arrived, might be an isolated case, but to be sure, I suggest printing the location out if you don't have data on your phone.

I did not see the pool, and did not have breakfast. Next time I would book a hotel bit closer to the city centre. I did not have time to enjoy my room. Just slept and had a very early flight. Lady arranged a taxi for an early flight, it was a very short drive but expensive.

quite and comfortable rooms. good ac and big and new fridge. good shower. close to the city center. Khum Hmon Somm is a new very small Thai Restaurant 3 minutes walking from the hotel. seriously, the best noodle soups , kha soi and pad Thai we had in 6 weeks Thailand, very nice owner and very cheap!! free breakfast, very basic but a good base incl coffee. good laundry service and scooter rental , both the best we had in our trip. we extended our stay twice

the pool water was tilted and had algae growth. there was a thick layer of green algae on the walls of the pool and the water was murky. they cleaned it, repeated it very day but still the water was a bit murky and there was a new layer of algae every morning. It was useable but didn’t use it with our baby. It seemed that hey tried to fix it.

Bed comfortable. Location within 15 minutes walk to attractions (Night Bazaar, Sunday Night Market), Small shop in the lobby selling refreshments. Staff tried their best and helped were possible. Air conditioning in room was excellent. Pool good. Shower temperature very good. Refrigerator in room. Drinking water every day (1.5 litres). Railway station just 15 minutes away by Grab (90 THB). Airport around 25 minutes away by taxi (150 THB). Map of city given at check in with local attractions pointed out.

Late check out refused. No restaurant on site. Noise from local temple early morning. Fitness room should not be advertised as a facility because it isn't acceptable. Style a little dated. TV channels were very limited and poor choice of genre. Room cleaned late afternoon every day just when you're looking to relax before an evening out. The team at Baan Sang Singh do alot right but they really need to think if they are going to take this hotel to the next level.

location was fantastic - 5 minute walk to the old town staff were very friendly and helpful room was comfortable, very clean had everything we needed salt water pool was lovely after a day walking about in the heat.

The hotel was perfect for a few days in Chiang Mai. We were very happy with everything. The staff were very helpful and made us feel comfortable.
